Savor the serenity of this smoke-free 1100 ft2 casita, centrally-located in Historic Windsor Square. Walk to restaurants, groceries, bus & rail. Awaken to a symphony of bird song; sip coffee by the pool, work or play from home and stroll tree-lined streets. Meticulously clean & sanitized, separate HVAC. Dog-friendly property with your own private fenced, shaded dog turf. We charge a $50 nonrefundable Dog Cleaning Fee and $100 refundable Dog Deposit. The space Amenities include separate high-speed Cox internet and Wi-Fi connection for dependable streaming and remote work or school access, ample street parking, keyless entry for self-check-in, private washer and dryer, dishwasher, and 2 flat-screen Roku TVs (loaded with Netflix, Prime and other popular channels). The casita comfortably sleeps 4, with a firm King Serta Perfect Sleeper in the bedroom and a full-size sofa bed in the living room. We can provide a travel crib and high chair for your little one at no charge, and an inflatable Queen or Twin floor mattress for $10/each per night. The bathroom is outfitted with an accessible shower, and we can provide a wheelchair ramp for the front door upon request. While we are dog-friendly (NO cats, please), we provide our canine guests special couch covers and bedding so you can rest assured the space will always be sparkling clean, scent-free and allergy-free. Guest access The free-standing casita and private, fenced patio behind it are yours, as are the chaise loungers on the wooden deck. Though you technically share the pool, BBQ, patio area with hosts Susan and Robert in the main house, they’ll respect your privacy and won’t use the pool or BBQ when you’re outside. Other things to note PLEASE READ THIS SECTION THOROUGHLY. In booking this listing you acknowledge you may experience one or more of the following things during your stay and agree to accept the casita and property “as is,” with our assurance we will always do everything within our power to address your concerns and attend to your every need. PARKING: Please park on the curb under the three palm trees. The driveway is reserved for main house residents but we can clear it for you on check-in or check-out day by request if you have lots of stuff to load or unload. If you need a hand cart, let Susan know and we’ll leave one behind the fence. MAIL, AMAZON & FOOD DELIVERIES: If you’re ordering a food or grocery delivery please ask the driver to leave the order behind the bush next to the driveway gate or meet the driver when they arrive. Amazon, USPS, FedEx or UPS deliveries are left on the main house porch. Please let the host know if you’re expecting mail or packages so we can leave them outside for you to pick up or bring them back to you when they arrive. CELL SERVICE: Verizon and T-Mobile cell signals vary in our neighborhood. AT&T works great. LEAVES: We do our best to keep walkways, patio and pool free of leaves, berries (and bird poo), but we do not provide daily landscape or pool service. (Landscape and pool crews come once a week.) If there's a storm, it may take a day or two to clear the leaves. AIR CONDITIONING: In the summer, if outdoor temps are extremely high (between 110-120+ degrees F) the central air conditioning will cool the casita to between 74 and 80 degrees F, depending upon humidity. We supplement the central air with portable and ceiling fans, but this can be a shock to guests from colder climes. If you need frosty cool indoor temps to be comfortable, a hotel may be a better summer choice. ENERGY CONSERVATION: The House Rules detail the importance of turning off all inside lights and fans whenever you’re not home, and adjusting the thermostat to the requested seasonal temperature when you go out. If you violate this rule, we give you three text warnings, then charge you $20 per day for each violation after that. LOCAL PESTS: If you’re new to Arizona, prepare to see a variety of seasonal bugs, including mosquitos (by the pool), spiders, ants and even the occasional palmetto bug or roach. Though we keep the space impeccably clean and utilize a monthly pest control service, these precautions are not always 100% foolproof. (Please note we will not discount or refund any portion of your stay if you encounter an occasional six or eight-legged creature!) PETS: We are a CAT-FREE listing, as many guests have cat allergies. We welcome your canine companions. We have two small dogs that do not access the common pool and patio area. If you bring a dog, please keep your pup in the casita's separate fenced-in patio area unless you are with them. We also have an indoor-outdoor cat on the property that never accesses the casita. STORM OUTAGES: Occasionally (very rarely) our historic neighborhood may experience a brief power outage during a storm. If this happens, don't panic. I address this in the House Manual. LONG-TERM STAY DEPOSIT: To maintain the cleanliness and sanitation of the listing, we request a $150 Long Term Cleaning Deposit for guests booked for 30 days or more. As we previously had issues with long term guests who did not clean during long stays, we ask guests who are booked for over 2 weeks to agree to do their own cleaning or book our housekeeping crew a minimum of every 2 weeks. We provide a full scope of cleaning and laundry supplies for your convenience. If you’d like interim housekeeping services, we provide a 2-3 hour cleaning service for $60. Please give us 1-2 days notice. Much like an apartment checkout, we ask long-term guests to leave surfaces, drawers, shelves and appliances wiped down and floors “broom-clean” to prep for our cleaning crew. We do a photo walkthrough at check-in and check-out, provide a list of charges for items left undone, and will refund the full $150 deposit within one day of checkout if the space is left in good condition. MISCELLANEOUS: Our guests occasionally have concerns we haven’t anticipated. Please don’t “suffer in silence” or respond with a bad review.
