INTERNET We have high speed Spectrum internet with Orbi extenders for WiFi throughout the entire home and a dedicated office space ready for your personal laptop and devices. SPACIOUS The home includes two bars, two kitchens (one full kitchen and a smaller side kitchen off the entertainment room and gallery), two living rooms, a 55” 4K HDR Roku TV with Disney+ included, four bedrooms (including a kids' room with twin sized toddler car bed), five bathrooms - two full and three half, a huge deck, a circular drive, five acres of wooded private land, a small playground for kids, a Slackline, hammock, Adirondack chairs, and so much more! KITCHEN The kitchen is perfect for larger gatherings and dinner parties within a large and open space, it is situated with a peninsula stovetop and two in wall ovens. In addition to all stainless steel appliances and a dishwasher, we offer an air fryer, large microwave, rice cooker, blender, two sets of pots and pans, three sets of silverware, a large variety of mixing bowls, strainers and cooking tools. We invite you to use our condiments, assortment of teas and coffees, seasonal fruits, variety of snacks, candy and treats. We also offer a stocked pantry with a variety of soups, cereals, pasta, mixes and sauces should you forget something and need to use ours. BEDROOMS and BEDS All bedrooms are private, comfortable, stylish, super quiet and well designed with ample light, very high ceilings and gorgeous views. Beds in the three adult bedrooms are elevated off the floor and are accompanied with head boards (see complete description for each bedroom to clearly see which bed and/or sofa combination is where); the King beds all have flat and firm mattresses (the first floor master has a Casper Wave Hybrid Mattress and Snow Technology - their most advanced solution for nighttime overheating adding HeatDelete Bands and the QuickCool Cover for cooler sleep through the night), high quality, high thread count soft matching linens, and two sleeping pillows for every guest (additional blankets and pillows are also provided); the sofas/couches are as pictured. FIVE BATHROOMS The master bathroom on the first floor has a full bathroom with a standing shower, a jacuzzi tub and bidet. The toilet seat is heated and has multiple options for front and rear streams via remote control. You can, of course, use the toilet as a regular toilet without the bidet functions (just don’t press any buttons). There is also a full bathroom on the second floor with a tub and shower. Additional to the two full bathrooms are three half bathrooms (toilet and sink only) throughout the house, convenient to various points of entry/exit. Please do take your time looking through the specific descriptions for each room to avoid any confusion and/or disappointment. There are a total of 11 “beds" which include sofas and couches. A booking for 12 or more assumes that people will share the King sized beds. Please note that while this space does allow for up to 14 guests (including children), the space does not offer 12 separate beds. If you have 12 people staying, this assumes that people will be sharing the king sized beds and, also, that some people will be sleeping on couches, etc. If you wish to bring your own inflatable mattresses, etc. to accommodate individual sleeping spaces, that is allowed, please just ask ahead of time. If your group is larger than 12, please contact me for approval to book. There will be no extra fee for any guests beyond 14 because bedding and towels, etc. is not provided for those additional guests (it is, of course, provided for the initial 14 guests). However, if you inquire, additional guests may be approved, on a case by case basis, at no additional fee. You will be required to do the following three things to gain access to the home: 1) text the host a photo of your drivers license or government issued ID - the name must match the booking guest name 2) provide a final guest count, including children and pets, whether just daytime visitors or overnight guests, for prior approval. Your visitors must not exceed the reservation guest number. Once you have access, you will have private access to the entire home and grounds except for the basement which is not maintained and except for the swimming pool which is also not maintained. No one other than you will be on the property. We do not split this home into multiple rentals at the same time (as so many other listings do; be careful, read the detailed descriptions and/or ask). Please note that the home is, as pictured, surrounded by woods. I mention the below for city dwellers that may be surprised by some of what nature may offer. You may be surprised to hear the sounds of birds, geese and/or other animals. Although not a regular occurrence, depending on the season and time of day, you may see wild turkey, deer, geese and/or other animals. These animals are beautiful and wild and free. Please leave them so. The lawns (front and back) are mowed and maintained regularly. The long driveway is always maintained (and cleared of all snow in the winter). The wooded areas are left as woods and you are welcome to hike those areas as well (there are cross country ski opportunities in the winter). Please be aware that the hiking paths, naturally, are not paved and will require closed shoes (in the winter, you would need to bring your cross country skies and/or snowshoes if you'd like to explore the surrounding land). The two ponds are a very short walk (about 300 feet) through the woods or along a stone pathway that is not completely flat or even (there may be small twigs, branches, leaves, etc. along that walkway). While you can enjoy a limited view of the ponds from a distance, if you wish to walk to the ponds, you will need to walk through some trees in shoes appropriate for non-level surface walking (this is not a strenuous “hike” by any means but I do mention this for people who may have mobility limitations). Also, please be reminded that the ponds themselves are off limits and you are not allowed to swim in them (nor would you want to swim in an untreated pond). Further, the ponds are private neighboring property on which you should not litter. If you do go back there, please be quiet and please be respectful of the neighbors back there. There is a covered swimming pool (not pictured) that is built into the lower level of the three level back deck. The pool is disclosed for safety but guests do not have access to swim. It is closed. Please beware that you will not be able to use the pool during your stay. You will have access to the seperate indoor hot tub located inside the master bedroom (as pictured). ID REQUIRED Guests are given access to the home only after providing a valid drivers license or government issued ID through the Airbnb messenger platform. All adult guests are required to provide ID. This is a requirement to comply with recent changes to local law for short term rentals and to stay in compliance with the town ordinance. CAMERAS We have three active audio and video recording cameras on the property. This is for your safety and ours. The cameras monitor points of entry and are located as follows: (1) externally at the garage with a view of the driveway; (2) externally at the front door with a view of the entryway and (3) externally on the back deck area with a view of the sliding doors and deck. Additionally, we have non-video non-audio motion detectors from an inactive security system original to the home. If you have any concerns about the cameras, please ask. There are no internal cameras. We are happy to answer any questions that you may have. PETS We are pet friendly for responsible pet owners. Pets may be allowed provided the following: 1) you do not leave your dog in the home unattended (cats are fine to leave alone) 2) all poop is double bagged and removed from the property (including all lawns and yard) and placed in the large garbage bins outside 3) you bring your own towels or blankets or some sort of furniture cover and place them on the couches and any furniture that your pet will go on or be sure to keep your pet off of furniture (many of the clothe chairs and couches are new and pet hair clings to them and future guests may be allergic) 4) the pet fee is $150 for the stay, per animal if you have a cat, we ask that you bring your own scratch post and be cautious to make sure that your cat doesn’t scratch up our furniture We charge the pet fees to address additional cleaning that will be necessary for future guests that may be allergic as we do our best to eliminate all pet hair. Please be aware that if you are a guest that is allergic, since we are pet friendly, there is no way to guarantee that an earlier guest’s pet presence is completely eliminated. We are happy to disclose if and when we last had a pet and the type, if you’d like to know for allergy concerns. We will not be home when you rent out the place. We do otherwise live here (but will leave when you rent this home) and will be available nearby when needed. We are available 24/7 by cell, text and messaging. If there is an issue, we respond immediately. Please do not wait until after your stay to report an issue. We aim to please and will correct any issue as it comes up. This is an upscale area called Orchard Park. Many NFL players own property and homes in the area. It is very private and very quiet. The estate itself is situated close to Route 219 with easy access to the city. You will need access to a car; there are no sidewalks in the neighborhood. This home is a quick drive to all: Less than 5 minutes to the famous Eternal Flame at Chestnut Ridge Park Less than 10 minutes to Hamburg Town Beach, Orchard Park Golf, Lake Erie, Town and Village of Orchard Park, Town and Village of Hamburg, restaurants (including Carte Blanche, the Grange, Mangia, Kaylena Bakery, Dao Sushi, OP Social Tap and Grille, Spot Coffee, Black Iron Bystro, Duff's Famous Wings, etc.) and shopping Less than 15 minutes to ski at the Buffalo Ski Club Less than 20 minutes to downtown City of Buffalo full of Classic architecture, international cuisine, adventurous activities and serious art including places like Shea's Theater, Canalside, Chippewa nightclubs, city dining and entertainment, East Aurora (including the famous Elm Street Bakery, Antique Market, Fisher Price headquarters, and Five & Dime store), and Kissing Bridge ski resort Less than 45 minutes to Niagara Falls, Devil's Hole Gorge, Holiday Valley Ski Resort, Ellicotville and so much more! The property is surrounded by nature, as described, and there are, at times, geese, deer, raccoons, non-poisonous garden snakes, foxes, and other animals in the woods. These animals are not pets. They are beautiful to watch but not meant to be touched. If you intend to roam the woods, please come prepared to experience nature, naturally. Wear appropriate shoes to walk through woods, expect twigs, branches, leaves, etc. A car is recommended to explore town and the city. You can also use Uber. The guest count is very strict and must include any visitors that you plan on having over to the house. We live in this home throughout the year (when it is not rented) and we do have our personal belongings in the home, including a variety of art from across the world. The items you see throughout the home are special to us. We share them with you but ask that you please respect the space, watch your children and your pets and take care not to damage any items. Please do clean up after yourselves at check out and take your garbage out to the bins (we will, of course, be responsible for all towels and linens and general, professional cleaning). We are pet friendly but only for responsible pet owners and with approval. We charge $50 per night per pet. This is a fee additional to the regular cleaning fee. If you have a pet that is not a dog, please be specific. Although we are child friendly, this house is not childproof. Please monitor children at all times. There are some pieces of furniture that could potentially be knocked over and cause harm if not careful. There are some cabinet locks but many cabinets do not have locks. By reserving your stay in our home, you agree that you understand this home is not childproof and we will not be held liable for any injury. Children under the age of 18 are not to be left unattended in the home at any time. There is a closed swimming pool. You will not have access to swim. But we do want to disclose this for safety. You will be responsible to keep children off of the closed and covered pool that is built into the lower level of the three level deck. Check out my Guidebook for great local recommendations! CAMERAS As disclosed, we have three external cameras, one at each entry point to the home, that audio and video record 24/7 and are monitored. Tampering with or disabling the cameras will result in immediate cancellation of your reservation without a refund and a fine of $500 in addition to complete loss of reservation payment. ID REQUIRED PRE-CHECK IN You will get a code for the front door. This is only provided upon receipt of your drivers license or government issued ID. Your name must match the name on the reservation. We require ID for all adult guests part of the reservation. HOUSE RULE VIOLATIONS Violating the house rules, not checking out timely at 10am, smoking, leaving cigarette butts anywhere on the grounds of the property, having unauthorized guests and any other house rule violation will result in a $500 penalty as well as any additional actual expenses related to damage, cleaning, etc.
