A large and spacious villa in a commanding position on a hill surrounded by terraced fruit gardens and looking out to the mountains, the plain and the sea in the distance. With a generous swimming pool (18 metres long) it is a quiet and relaxing hideaway only 30 minutes from the sea and ideally situated halfway between Rome and Naples. The space Only 30 minutes from the Circeo National Park natural reserve and the beautiful beaches of Sabaudia, our villa is surrounded by greenery, with stunning views over the Pontine Plain and the sea. The villa sits in the middle of one acre of private land and is situated on a hilltop close to the historical art town of Priverno, 70 miles south of Rome and 100 miles north of Naples. The villa is on two levels with a magnificent swimming pool surrounded by a large terraced garden full of fruit trees. The first level, the outside and the swimming pool are fully accessible for people with reduced mobility. Ground floor: entrance hall, dining-living room with large terrace, lounge with stone and brick fireplace, kitchen, utility, main bedroom with ensuite bathroom and terrace, guest double bedroom and two more bathrooms. First floor: four double bedrooms, two storage areas, one double balcony and two single balconies. Outside: Facing the main bedroom, large swimming pool with shower area and remotely controlled pool cover. Garden: an acre of terraced gardens with dry stone walls and wide paved paths for easy access. Numerous mature fruit trees (figs, almonds, cherries, oranges, lemons, medlars), a large mature vineyard trellis, several rose bushes and a small bamboo grove. Guest access Guests will have exclusive access to the whole property, including the swimming pool and the terraced gardens.
