The space Step inside the lobby and 15-metre-high living walls will immediately evoke a rainforest valley in the heart of the Fern. Situated on the first floor of this award-winning boutique building, you’ll come home to a spacious urban retreat unlike any other. Enjoy bright interiors aided by high windows spilling in natural light with acoustic block out blinds, filtering sunlight as you wish. Step out onto your balcony where fresh greenery and cosy seating are the perfect alfresco setting with gorgeous district views. Homemade meals are a joy to cook in the elegant kitchen with Smeg oven, microwave/grill, and induction cooktop. Do it in style with Furi knives and Scanpan cookware. The 4 seater dining table and breakfast bar provide plenty of seating and entertaining options or simply rest up on the plush couch in front of the TV with views to your private courtyard. The generously sized bedroom and bathroom await to wash up and rest up perfectly after a long day. The bedroom features a double bed fitted with hotel-quality linen, ample built-in storage space, shut-out blinds and pops of sublime, one-off local artwork. With triple-glazed doors and windows throughout and acoustic woollen block out blinds, will ensure you enjoy a good night’s sleep in complete peace and quiet. The pristine, double-sink bathroom comes stocked with eco toiletries and plush towels amid premium stone finishes. Relax in the luxurious full-size bathtub after a long day working or exploring. Laundry & ironing facilities are also handy in the hallway cupboard. Guest access During your stay, you will have the entire space to yourself. Please make yourself at home! Before your arrival, we will also share a house guide that contains instructions on how to access the property, use certain appliances, and anything else you may need to know. ~ Passive House? ~ So what is the Passive House Standard? It’s a rigorous, scientific method of building high comfort, low energy homes of the future. The Fern is therefore amongst others solar-powered, and designed to be airtight, super-insulated, with 24/7 filtered fresh air – meaning the internal temperature can be regulated without artificial heating or cooling to maximise comfort. ~ Pet Stays ~ We are 'small' pet-friendly—please add your pet you're travelling with and let us know about your furry friend at the time of booking so we can assess if the space is suitable for them. Please note that we have a maximum of 1 pet stay per stay - as the owners here prefer. ~ Linen ~ Please note that we supply just the one set of linens for each stay, regardless of the length of the stay. We use a linen service which includes professionally laundered and delivered linen and this is already includes as part of your clean fee. There is one bath towel per guest for your entire stay and one bathroom set per bathroom which includes 2 face towels, 2 hand towels and 1 bath mat. Any spare linen we keep on site are not for use during your stay. If you do use any component of these linen or bath sets, we will need to charge for the use since we hire these items. The additional charge for open and used linens are: $7.20 for bath sets, $29.80 for bed sets, $10.30 for bath towels ~ Complimentary Toiletries ~ Please note the hotel type toiletry kit we supply is complimentary for you, and is designed to just start off your stay. This kit is not designed as a replacement for your own preferred toiletries for the duration of your stay, and cannot be replenished or restocked. We supply one kit per bathroom (not one per guest staying) ~ Mid Stay Cleaning Services ~ We also offer 2hr mid-stay professional cleaning service with the following options: 1. Full Cleaning with Freshly Laundered Professional Linen + Toiletries Supply Kit top up per bathroom) $175 2. Full Cleaning Only (no linen delivery changeover or toiletry supplies top up) – $100 *Message us to book your mid stay cleaning service! ~ Long Stays ~ Stays of 21 days or more will incur an additional $120 fee, charged separately, to cover the cost of a deep clean and maintain the property's cleanliness after an extended stay. ~ Parking ~ The fern building does not come with dedicated parking, however there is free street parking directly outside the fern building, and on nearby streets (ranging from 2hr limits during business hours, to free overnight after hours). ~ Letterbox Use ~ Note that for security purposes for the owner, we do not have access or a key to the letterbox for the apartment. Do not get mail posted to you at the address because we will have no way to retrieve it for you from the letterbox. Any important hard copy mail that you need sent to you while you stay with us, should be sent to the nearest Australia Post office or Australia Post parcel Locker pick up point instead (you can check online Australia Post for this information - nearest Parcel Locker for pick up is; Alexandria Post Shop Parcel Locker, 1 Mitchell Road, Alexandria, NSW, 2015) Registration Details Exempt
