Other things to note BEFORE BOOKING: Please read and understand , this is Florida, we run pest control between guests but there are pests that are endemic to Florida. Is you are allergic to: Mosquitos, opossums, raccoons, lizards, bug, occasional roach, cats, dogs etc. Our space is located in Avery lush dense tropical garden we have tons of plants and it's paradise for all kinds of bugs and other little friends. If you are allergic, fearful or just don't like any of wildlife or endemic pests that wont cause you actual harm please do not book our place. Also note there are feral cats in the entire Miami neighborhoods. There are no refund based on complains about mosquitos or other endemic pests or animals of Florida. Please be mindful of your review based on this. Water pressure is ok, not great as hotel. Please keep communication via the Airbnb app, DO NOT use the RING doorbell or Knock on the next-door main house for information or help . keep in mind this an Airbnb and we don't want to disturb our guests. I excel in a fast response and solve all that is in my power during you stay, however if i delay its because I might be in an area of bad signal coverage, or if its past 12 midnight I like all normal humans am sleeping hehe. But I will be more than happy to assist you always! This is a studio Nextdoor my main home and not in the “backyard” this has its own entry as any apartment , being a first floor with all the private parks such patio and mini pool. Keep in mind it’s part of a house but not connected to i. COMMUNICATION You may reach me the Airbnb app for fast responses and to keep track of our communication in case we have to involve Airbnb support. In case of Emergency you can contact me via text to my cell phone number before calling just because I tend not pickup unknown callers due the amount of scams. IMPORTANT RULES Please understand that NO BOOM box speakers are allowed in the studio or outdoor patio, especially in the pool area. You may use the Tv to listening to music but not loud devices. When booking make sure you are only 2 guests ( maximum) and if you have a Pet to add it and pay the fee no matter is service, emotional or regular pet. The Pet fee is for pet cleaning No exceptions. If your dog chew and damages anything including plants a ticket via Airbnb resolution center will be open to collect the fees. Battery operated candles, since guests are not proactive to keep them off when not in use, we are no longer replacing the batteries, so those are set as decorative only. If you want to lit them you can request a set of batteries that will be tested after check out, if they candles doesn't turn on you will have to pay for a set of batteries. Unfortunately we have been forced to enforce this measurements so Guests starts to take care a little bit more o the amenities we like to provide. TRASH We do not offer a big kitchen tall trash can after many guests in the past have been piling up lots of organic waste for days which has attracted lot of flies, for this reason we provide a small basket and a roll of trash bags you can dispose in the outdoor parking area Green trash can.
