Heating and Cooling: AIR CONDITIONER: There are two zones for the air conditioner. Please do not have running all day on high if you won’t be around. 1.Ground floor thermostat in main living room. 2.Second floor thermostat in king bedroom – this thermostat control second floor rooms. When used please make sure both bedroom doors and windows are closed. HEAT: There are three heat zones. 1.Ground floor in main living room 2.Master Bedroom 3.Second floor KITCHEN: Appliances – Nespresso, French Press, Mr. Coffee Drip & Keurig coffee and tea maker. There may be some coffee but please bring your own favorite coffee. Ninja – we use this as a blender and juicer. Toaster Electric Mixer Cooktop – the gas stove is fed by its own propane tank separate from the pool tank. (There is no gas on the island) you may from time to time smell as faint propane smell. This is normal. . If the gas runs out, call us and we will have it filled. *Potholders and more dishes can be found in drawer under oven PLENTY OF COOKWARE, DISHES AND SERVING DISHES. DINING ROOM: Seats 8 Please use coasters on all indoor wood furniture. LIGHT BULBS: extra in basement and pantry VACUMN – The internal vac system has not been installed. SMOKE DETECTORS – are installed through the house BEACH: there are no badges required on any beaches. You must have a parking pass to park near the beach before 5pm. You can pay for daily parking in the Southampton Beach or Sag Harbor Beach. Sag Harbor's Long beach is a great calm place to take kids not to mention the gorgeous sunsets. And the water is much warmer. We like to bike to the beach, taking Wainscott Harbor Road to 27, Right then Left on Townline Road by Townline Barbecue all the way to the beach. TRASH/GARBAGE: PRIVATE PICK UP, from outside trash room on Tuesday. No public trash pick up. We also do not have a garbage disposal due to the septic system. POOL: HEAT ADDITIONAL/NOT INCLUDED IN LISTING PRICE: Security deposit based on price to fill propane tank. If you opt out, but use heat without permission price will come out of your Airbnb security deposit. POOL HEAT DISCLAIMER: Please note that while we strive to ensure the pool heater is fully operational for your stay, mechanical systems can sometimes experience unexpected issues. In the rare event of a malfunction, we will make every reasonable effort to address and service the problem as quickly as possible. However, we cannot guarantee that the pool heat will be available at all times and no refunds will be issued due to pool heater outages.
