Leading off the sitting room is a light and airy conservatory opening into a private enclosed garden, safe for small children and dogs. Kitchen: A contemporary well-equipped kitchen with built-in electric oven and hob, slim-line built-in dishwaher, fridge/freezer, tumble dryer, washing machine and a microwave. There is a door opening into the garden. Sitting Room: Light and comfortable with a wood-burning stove (with a starter pack of logs), large comfy L-shaped leather sofa, armchairs, Smart TV and DVD player. Bedroom 2: Twin beds which may be zip-linked to make a 6' super king-size bed (on request at time of booking) bedside tables and lamps, and a wardrobe. Bedroom 3: Full size single bed, drawers and wall mounted storage arrangements. A further small single bed is available and the room can comfortably accommodate 2 children (please ask when booking if the second bed is required). Bathroom: Shower cubicle, hand basin, heated towel rail and WC. Please note there is a highchair available at the property. Outside: Duckling Cottage is situated in a quiet cul-de-sac where there is no restricted parking but it is also possible to park up to two cars on the drive to the side of the house. There is a fully enclosed rear garden which is part lawn and part paved with garden furniture and a charcoal barbecue. It is secure for small children and dogs. There is a garden shed providing storage space for bicycles and the outside furniture. There is an EV Charger - If you wish to use the EV charger there is a downloadable app 'Tap electric app' Or simply use the QR reader on the charging point. This will then charge you directly. It's a short walk to the village green via a pedestrian walkway next to Burnham Stores. Other things to note While dogs are accepted at this property, there will be a charge of £20 per dog
