Duplex-like studio apt (450 sf) in Del Valle, TX. 20 mi from downtown Austin, 5 mi from COTA. Rural area on 10 wooded acres. Only the downstairs apt is available with private front door entrance and porch. Owners live upstairs and enter through the back. There are no shared spaces with the owner. Base price is for 2 people. Beds: Queen, XL twin cot & bassinet. No privacy between beds. Snacks & breakfast ingredients provided for first day. Pets (Including horses - see house rules) allowed. The space This space is not wheel chair accessible; it's necessary to climb two steps to get onto the front porch and two steps into the bathroom. There is a kitchen-sized apron sink that is used for both the bathroom and for dish washing. The shower is a walk-in wet bath, which includes the toilet. Windows are large, well-lighted with black out shades. There are three doors that lead to other areas of our home but we do not live in these spaces. They lead to the garage, a storage room and a stairwell. They will be locked on our side during your stay. You may hear us in those areas at times. Guest access You will have private access to a covered front porch with chairs and an un-fenced front yard. A single code for gate & front entry door will be provided. I will be flexible with check-in and check-out times if your travel plans prevent you from arriving during the usual listed time, just let me know in advance. Pets are allowed to stay in the room when you are not there unless they are destructive or overly noisy (barking non-stop for hours). Other things to note My home is rural, very private and is located halfway back on 10 wooded acres (you can only partially see one neighbors home). Other than a few restaurants and parks (with playscapes for kids) and hiking, there's not much else to do in terms of entertainment within 10 miles. This location is best for COTA attendees and those who wish to get some rest. I keep the room very clean and I make sure it is never infested with insects, but it is important to know that there is always the POTENTIAL to come across a variety of bugs, flying insects and wildlife. Because this is a more natural habitat such bugs & critters are more common and considered a normal part of life out here "in the country" as compared to urban or colder climate areas. After booking, please read the the House Manual for a more detailed description under the section entitled "Important To Know". It is important that you inform yourself about the details in advance. If you wish to cancel after reading, it's no problem, I have a flexible cancellation policy. However, if you don't read in advance and then decide to cancel when you arrive, it may be an inconvenience for you to find another place. There is a medium sized grocery store and a few small restaurants nearby but most larger shopping stores and restaurants are 10+ miles away. Therefore, I provide snacks and breakfast ingredients (approximately 1-2 servings per person) for your first morning. When our 30k gallon rain tank has enough water, you will enjoy the best tasting treated rainwater for drinking and showering (please help us conserve by not taking long showers). However, during a drought we may have to switch back to the local water supply company (Aqua Water Supply) which does not taste that good. It's fine for showering but not so much for drinking; I will provide filtered water (3 gal dispenser) and ice made from filtered water. Once you book, I will provide a detailed list of other available amenities so you can plan your trip well. In order to make your stay as enjoyable as possible and to maintain the property in the great condition that it is now, please help by observing the following: You may come and go whenever you please. This is our private home and one of us rises early and is in bed by 9:00pm most nights. However, the house is well insulated so normal noises such as driving up to the house, holding normal tone conversation and watching TV late into the night will not be a problem. Pets are welcome. Please let me know what type and how many pets you are bringing so I can include pet amenities such as a litter box, food bowls, dog beds (2 large), towels, pee pads and cleansing products. I also use pet resistant bedspreads. If you have dogs and you know they chew on things please bring a crate for them to stay in if you plan to leave them while you go out. Any damage to furniture as a result of your pets chewing may result in having to replace that piece of furniture. You may invite guests to come over but please keep it in small numbers and let me know in advance so I know what to expect (I can also provide more chairs if needed). However, they are not welcome to stay overnight unless you pay an additional fee. You will be responsible for leaving the house in the same condition as received but are not expected to clean it, as you are paying a cleaning fee. However, please clean any spills, or dishes that you plan to use again during your stay. Please place all trash and recyclables in their proper receptacles. As expected, guests will be held responsible for any loss or damage to the property caused by themselves, their guest or any person to whom they are responsible. There is a twin size metal framed cot and a Pack and Play playard with bassinet. I also have bed guards for toddlers. There is a HDMI flat screen TV with cable, Netflix, and Prime movies/TV...and wifi. Please no smoking or vaping inside. And absolutely no illegal drug use on the property.
