This beautiful villa waas built i n 2013 and has 4 bedrooms, 3 bathrooms and comfortably accommodates 10 people . It includes a fulltime maid and airport transfers as noted below and is only 15 minutes walk from the famous Nai Harn beach. The space Bedroom layout – sleeps 11: Bed 1 – king bed and bathroom Bed 2 – king bed and single bed with shared bathroom Bed 3 – three single beds with shared bathroom Bed 4 - king bed and bathrrom Living room - single bed Description: Neighbours do not overlook this newly completed private villa, situated on the edge of this exclusive development. Its rich decoration of black and gold, attractively contrasts with the strong blues and greens of the outside. The spacious indoor living area and outdoor pool terrace create an agreeable environment conveniently connecting all the bedrooms. With four good-sized bedrooms, the balance of this villa is ideally suited for two families sharing accommodation. The walled garden and spacious sala offer a comfortable outside area for al fresco dining and BBQs. The 8 x 4 metre swimming pool with integral Jacuzzi is a focal point of the residence. With great attention to detail, the villa is tastefully furnished in dark teak, with a large leather sofa for all guests to relax on, complimented by traditional Thai-design soft furnishings. Finally, the villa boasts a fully-fitted Western-style kitchen, with all appliances. This gives any residents the opportunity to prepare meals or have the cook prepare them in-house for you while you sit and relax. Accommodation comprises of 4 bedrooms accommodating a maximum of 11 people. The master bedroom suite has a king-size bed, built-in wardrobes and a large en-suite bathroom with a spacious walk-in shower and bath. Sliding double doors take you directly onto the sun deck and into the private swimming pool. Bedroom 2 also has a king-size bed and a single bed, while bedroom 3 has 3 single beds and bedroom 4 has a king bed. All bedrooms have built-in wardrobes, and bedrooms 2 and 3 open up onto the sun deck through sliding doors. Bedrooms 2 and 3 share a spacious family bathroom with a large walk-in shower, while bedroom 4 has its own en-suite bathroom. In the large living room, with ample seating on a huge leather sofa, you can relax and watch the 50" flat screen television with DVD player and cable TV. Alternatively, you can dine at the 8-seater dining room table. The open-plan, fully fitted Western-style kitchen with breakfast bar is fully equipped to meet your every need. Again the living room opens directly onto the swimming pool. Other things to note AGroups over 15 - an extra charge for large groups over 15 of $20/person/night applies (only for the excess people over 15 including children and babies). Change villa - if necessary (eg when maintenance is required, previous guests block drains etc) we reserve the right to change your villa to an identical or larger villa in the same development. We have 6 basically identical 7 bedroom villas. This generally only happens to 1% of bookings. Airport transfers – these will be arranged at a discounted rate of just 1,200b each way for a 14 seater van which takes 10 people plus luggage and the driver will stop at shops on the way to the villa if requested. If your booking is over US$2,000 1 free transfer each way will be provided. For bookings over US$3,000 2 free transfers each way will be provided. Van hire - a 14 seater van with driver is very popular with our guests and costs 3,000b for 8 hours (including petrol and driver). Ask you maid when you need a van. A trip to Patong for the evening will usually cost 1,600 – 2,000b per van. 1 or 2 day bookings – may be charged a premium – as virtually all our guests book 3 or more days. Peak periods New Year and Chinese New Year - Usually a 12 -14 day minimum booking applies to New Year and a 5 day minimum booking applies to CNY. However shorter periods may be accepted depending on what existing bookings have already been made. Electricity - Phuket is undertaking major projects to upgrade electricity supply, however partial or full electricity failures may happen from time to time especially in stormy weather conditions, they usually last 30 minutes to 2 hours and are usually only partial power cuts (but these may effect water supply, aircons or wifi). As with hotels we are unable to accept any claims for electricity outages as they are beyond our control. Hot water - if 3 or more baths and showers are used at the same time then water pressure may drop - while multiple showers generally do not effect hot water , running baths for children can use a lot of hot water very quickly. For 99% of guests this is not an issue but please note for large groups you should avoid having numerous simultaneous baths and showers. We are unable to accept any claims for low water pressure or low hot water as some guests like to make false claims simply by them using excessive water especially childrens' baths or groups of 15 or more. Scooters - these are also very popular and can be hired for about 250b per day. Ask your maid if you need scooters. Meals - your maid will cook breakfast at about 9am, and for an extra 1,000b will cook dinner. The cost of the food is extra and is paid for by the guests but the maid will generally buy the food. All meals are sorted out directly between yourself and your maid. If you need an early breakfast for some reason you need to pay your maid 400b to come in early. There is a menu in the villa. While we may provide free drinking water from time to time we do not guarantee unlimited free drinking water. Extra maid - if you have a large group you may want to hire a second maid for 500b a day. Again you can arrange this directly with your maid and she will try and find someone to help, but this is not always possible. Beach – the Villa is one of the closest villas to Nai Harn beach and is a pleasant 1.2km walk - half of the walk is beside Nai Harn lake. Restaurants – There are Thai, French and Mexican restaurants within 600m. There are numerous restaurants at Nai Harn beach. 7Eleven – the nearest 7Eleven is 900m away.
