The Coach House is a luxury 18th century Coach house which has been renovated and modernised to an extremely high standard and is situated in the vibrant Broughton area of Edinburgh based in the heart of the city centre. Princess Street is a mere 10 minutes walk away and Queen Street tram stop is only a 5 minute walk away. The stylish property has its own main entrance, is arranged over 2 floors with its own private rear garden and 2 sunny balconies making it a truly unique place to stay. This charming space has a fascinating history—You’ll be staying in a historic building that is over 200 years old, originally used as stables for horses, carts, hay, and even as living quarters for servants supporting the main town house that is situated to the rear. Today, it has been beautifully transformed into a bright, modern retreat. Upstairs, where hay storage and servant quarters once were, you'll now find a spacious, light-filled living kitchen area. French doors open onto south-facing balconies at the rear of the property, flooding the space with sunshine. These lovely outdoor areas are furnished with a table and chairs, making them perfect for outdoor dining or enjoying a relaxing drink while watching birds and squirrels in the gardens of the main town house. The open-plan living and kitchen area has been thoughtfully designed to create a warm, inviting atmosphere where you can relax, socialize, or cook in style. The sleek German kitchen is seamlessly integrated into the space, equipped with all the appliances you’d expect from a high-end holiday home—including a Nespresso coffee machine—making it easy to prepare delicious meals, unwind, and connect with loved ones. The large 50-inch smart TV, positioned conveniently for viewing from the sofas or while cooking, is ideal for movies, series, or catching up on your favorite channels. Stylish bar stools at the breakfast bar provide a great spot for chatting over drinks or snacks, while a dining table comfortably seats up to four guests. The living area is cozy and welcoming, featuring two sofas around a coffee table and the big smart TV. Alongside digital TV channels and Netflix, you'll find a high-quality digital radio that offers a wide range of stations, perfect for background music or a bit of entertainment to suit any mood. Other things to note Parking Being a centrally located property parking is restricted depending on the time of day and day of the week. Parking between 5.30pm and 8.30am is free in the surrounding streets as long as you don’t park on a double yellow line. Between 8.30am and 5.30pm you’ll have to pay for parking which is £5.80 per hour. There is pay for parking on Broughton Place towards the Broughton Street end and also on Hart Street, East London Street and Gayfield Street. Parking on Saturday and Sunday is free all day and night in the surrounding streets. There is also a large carpark called the Q-Park OMNI which is a 5 minute walk from the Coach House. You can buy a 24hr parking pass for £30 which gives you the flexibility to come and go as you please or just leave your vehicle there until needed. Amenities The nearest super market is “Tesco” which is located on Picardy Place and is open from 7am - 11pm. If you require a larger supermarket with a lot more choice the closest one is “Tesco” located on Broughton Road and is open from 7am - 10pm. There is also convenience stores and an off licence to buy food supplies amongst other things on Broughton Street. There is a great health food store towards the top of Broughton street called “Real Foods” that has an amazing choice of healthy foods, many organic options. It also sells vitamins, natural shampoos, lotions etc. Not far from the house also on Broughton Street there is an award winning butcher called “Crombies” we recommend their sausages! They also do hot food for lunch on weekdays which you can takeaway and eat back at the house. Broughton Street which is the heart of the Broughton area has many restaurants, cafes and bars to choose from as well as a pharmacy and many hairdressers. There are also many other restaurants at the top of Broughton Street next to the super market to choose from. Leith walk which is very close has a multitude of restaurants, cafes and bars. It also has many shops that provide everything you can imagine. Mobile phone repair shops, printers, Asian supermarkets, off licences etc. The Omni centre which is located at the top of Broughton Street has a large Cinema, bars and restaurants too. If you want to treat yourself to some shopping the best shopping centre in Scotland has just opened just beyond the top of Broughton Street and is called the “St James Quarter” you have many different kinds of shops there that you’d expect in a large shopping centre. You also have “Multrees Walk” next to the shopping centre which is the luxury retail part of Edinburgh.
