There is one bathroom with a large, double-headed shower, a full kitchen, a living room, and a dining room. Please be aware that the upstairs bedroom is a converted attic with low ceilings and steep stairs. The wrap-around porches are great for relaxing. The cottage has a maximum occupancy of five people, including children. The listed price is based on an occupancy of up to two people; we add $50 more for each additional person per night. Pets are welcome in the cottage for an additional $35 per pet, per night. This will be paid by you when you are on site. Breakfast is not included in the rate, but can be added for $20 more per person, per night. We are here if you need us, but let you enjoy your weekend without interruption if you don't. We are happy to provide concierge service, recommending activities, hikes, dining, and providing maps and other information to make getting around easy. On Main Street in charming Sperryville, this cottage is on the same property as Hopkins Ordinary Bed Breakfast and Ale Works, and is also within walking distance to shops, restaurants, bars, antique stores, a distillery and yet another brewery. Free parking is on site. Public transportation is limited. Cell service is spotty in this area, but we have strong WiFi, and can loan you a land line if you need to make a call. Please check out by 11 AM. We do not offer late check out due to cleaning protocol requirements. We will charge a penalty if you are still in the room after 11 AM. The penalty is $25 for any portion of the first 15 minutes; $25 more for any portion of the next 15 minutes; and $100 for any portion of the next half hour after that. If you are still in the cottage at noon, we will assist you in vacating the space.
