The 5100 square foot main house (total is 5600 square feet) can sleep up to 32 guests (with extra beds brought in--let's discuss) and is set up as follows: MAIN LEVEL OF THE HOME: **Huge living room with massive stone fireplace, the largest Pottery Barn Sectional sofa (181" x 90") that seats 14 comfortably, surrounded by three comfortable lounge chairs. The extremely sunny living room seats plenty of guests in a very large conversation area. The room has a full wall of southern-exposure windows with the most fantastic energy and features the original antique wide pumpkin pine floors. 50" Samsung flatscreen. Heat pump/mini split in the living room offers air conditioning for the main living space when needed. **A brand new kitchen is open to the living room. Custom built shaker inset cabinets, gorgeous Calacutta Gold Quartz countertops, all shiplap walls, floating reclaimed wood shelves with matte black articulating lights above them, new SS refrigerator and SS gas stove. Counter seating for 3-5. Kitchen is incredibly well outfitted with plenty of dishes (service for 40 so you don't have to wash them constantly), glassware sets and silverware, an abundance of gorgeous serving pieces, casserole dishes, 2 sets of very high-end pots and pans, bakeware, small appliances and everything else you would expect in a full-outfitted kitchen, and then some. The outdoor living space of the home is spectacular. We just built a VERY large brand new oversized deck on the back of the house to feature outdoor dining space and lounge furniture. In addition to the deck, there is a new, very large stone patio with 14 Adirondack chairs encircling a large propane fire pit with a plumbed gas line, so you never run out of propane. A brand new very large and very high-quality 7-seat therapeutic massage hot tub is located on a stone patio adjacent to the entry to the walk-out basement for the convenience of being able to walk almost directly into the new large full bathroom after using the hot tub. There is also an outdoor shower and huge yard areas for kids to run and play. Also included are 8 retro beach cruisers with baskets for riding to the beach or the adorable market down the street, coolers, beach chairs, beach toys, beach towels and everything you will need for a day at the beach or sunset picnics at beautiful Higgins Beach, considered one of the most beautiful beaches in Maine. Please note that gatherings that exceed the overnight guest count must be discussed in advance of making the reservation. We ask that you discuss your maximum overnight head count and any additional guests at the time that you make the reservation, as we need to plan for extra beds and cleaning times. The Higgins Beach neighborhood has managed to retain it's charm and "small-town" feeling, passing on the opportunities for commerce, which has overtaken other beach communities, such as Old Orchard Beach and Pine Point. Higgins Beach is considered by most to be one of the prettiest beaches in all of Maine and the neighborhood is well-known for it's historic charm. The neighborhood features two inns that have been hosting the same returning families for decades--the Higgins Beach Inn and The Breakers Inn. Shade restaurant at the Higgins Beach in known for it's generous happy hour, featuring 1/2 price oysters on the half-shell, in addition to drink specials and other food specials. It's known to have the best fried chicken sandwich to be found anywhere in Portland; and it's charming dining areas include an adorable screened-in porch and a 3-season porch. They are also known for their great breakfasts. Even closer to the house is the famous Higgins Beach Market. The market features produce, baked goods, coffees and a menu of breakfast and lunch items, in addition to some dinner items, all available for carry-out. The market is one block from the house. Please note that there is a required $119 damage insurance policy for all reservations. This is purchased separately on your credit card and covers all accidental damage, not due to tenant negligence or neglect, up to $5000 in value. This policy protects your refundable deposit. Please note that we offer the attached 1 bedroom/1 bathroom apartment at an additional fee and it is required during peak season and holiday reservations.
