Please consider this when booking during the holiday. ⸻ 🏠 THE HOUSE Listed on the National Register of Historic Places, the original lot was purchased from the Robert Knight family (of Fruit of the Loom fame), and the home was built between 1915–1917 by Samuel and Jennie Waldman. The Waldmans owned Waldman Manufacturing Company, one of the largest braiding companies of the early 1920s, producing shoelaces, braids, and tapes in Providence. This spacious 2,800 sq ft period home sits on a double lot (11,000 sq ft) and offers a wonderful city retreat for larger groups (up to 10 guests) visiting Providence and the surrounding Rhode Island area. 🛋 FIRST FLOOR 🏛 Central hallway with period staircase 🍽 Full kitchen with refrigerator, oven, and dishwasher 🧺 Small laundry room with Samsung FlexWash & FlexDry 🛋 Living room with original fireplace (not in use) and mini split AC unit 🍽 Dining room 🚻 Half bath 🪜 Original servants’ staircase to the second floor 🚪 Small unfinished mudroom leading to the backyard Please note: The sunroom and fireplace are not available for guest use. 🛏 SECOND FLOOR 👑 Master bedroom with California king bed, The Frame TV with cable, and en-suite bathroom (walk-in shower only, no bathtub) 👚 Full walk-in closet with hangers ❄ Portable air conditioner (seasonal) 🛋 Middle family room with seating, sofa, and window seat Two additional bedrooms: 🛏 One with a California king bed 🛏 One with a queen bed 📺 Both with closets and smart TVs (no cable)🚿 Shared detached full bathroom with vintage cast iron tub Portable air conditioners provided in summer months. 🛏 THIRD FLOOR Private walk-up to two bedrooms and a very small bathroom: 🛏 One bedroom with a queen bed 🛏 One bedroom with a king bed The bathroom includes an original clawfoot tub (baths only — no shower, not recommended for taller guests). Most guests use second-floor bathrooms for showers. Note: Ceilings are slanted in areas, especially near beds. Taller guests may prefer second-floor sleeping arrangements. ❄ This floor has both split-unit and central air conditioning. 🌳 OUTSIDE 🚗 Parking -Driveway runs along the right side of the house, adjacent to the neighbor’s driveway. Parking may feel tight but accommodates up to four mid-size cars (60’ L x 9’ W). -Please park toward the end of the driveway near the garage and stay within the driveway borders to avoid encroaching on neighbors’ spaces. -Free street parking is available during the day, but overnight parking is prohibited (ticketing from 2am to 5am). 🌿 Backyard -Large yard with partial gardens and trees (apple, willow, cedar). Access to the basement (except in emergencies) and garage is prohibited. 🔎 ADDITIONAL DETAILS Guest Policy 👥 Only registered guests listed on the reservation are permitted — no unregistered visitors or additional guests allowed. 🎉 No parties, events, or large gatherings permitted. 📸 Photo Shoots / Filming -Commercial photography or filming requires a separate booking agreement and proof of insurance. Unauthorized shoots will result in immediate termination of the stay without refund. 🔒 Security -Exterior security cameras monitor the yard, driveway, and entrance points. An additional camera is located in the basement (off-limits except in emergencies). 🛠 Property Maintenance -For stays longer than two days, a landscaper may visit to tend the yard and gardens (spring through fall). -In winter, the driveway and sidewalk will be shoveled/plowed as needed. 🌡 Heating / Cooling -Summer: Split AC in the living room, portable AC units in second-floor bedrooms, and split/central AC on the third floor. Portable fans provided. -Winter: Heated by steam radiators. Please do not place items on radiators, and supervise children around them. 🗑 Trash / Recycling -Taken out on Wednesdays and returned Thursdays (delayed one day during holiday weeks). 🗓 Longer Stays -Stays of 14+ days require weekly cleanings at a set fee. -Stays of 28+ days require a lease and government-issued ID. -We may request ID verification via the booking platform at any time between booking and check-out. 📍 LOCATION 🏙 1.4 miles to downtown Providence, Johnson & Wales University, WaterFire, RI Convention Center, and top restaurants/theaters/nightlife 🏥 0.9 miles to Rhode Island Hospital and Women & Infants Hospital 🎓 1.8 miles to Brown University and RISD 🎓 3.6 miles to Providence College 🎓 4.0 miles to Rhode Island College 🚉 10 minutes to the train station 🛣 5 minutes to I-95 / I-195 ✈ 15 minutes to TF Green Airport 🌅 Popular Day Trips 🏖 Newport, RI – 45 mins 🏖 Watch Hill/Westerly beaches – 50 mins 🚢 Block Island ferry (Narragansett, RI) – 45 mins 🏖 Cape Cod, MA – 1 hour 🚢 Nantucket/Martha’s Vineyard ferries (New Bedford, MA) – 30 mins 🏙 Boston, MA – 1 hour Guest access Guests will have access to house except sunroom, basement and garage. Other things to note 🏡 Like any home (and especially an older one!), things can sometimes go a little off-script. We’ll always do our best to make sure you have a comfortable, enjoyable stay, but please know that renting a home is a bit different than staying at a hotel. ❤️ Our house has been a real labor of love and is still a bit of a work in progress. It has plenty of character — and a few quirks — that come with its age. We just ask that guests keep this in mind and treat the home and its history with care. 🌞 In the summer: The house can get warm, but we’ve done our best to keep things cool with: ❄ A split AC unit in the living room ❄ Portable AC units in the second-floor bedrooms ❄ Split/central AC on the third floor ❄⛄️ In the winter: Heating is provided by the original steam radiators.
