Maenporth Estate is an outstanding holiday destination with stunning views of the sea, exotic gardens and woodland. The house is well equipped, high quality, self catered accommodation, just a few minutes walk from the sandy beach. Close to Falmouth and the Helford river this perfect holiday spot is set in a “Cornwall Area of Outstanding Natural Beauty”. With all inclusive facilities, the local beach, newly refurbished swimming pool and leisure centre are fab for all ages, couples and families. The space Having recently benefited from a major refurbishment, this substantial and stylish property sleeps up to six people and is both spacious and comfortable. The house has reversed accommodation layout to maximise the outlook from the balcony, with breathtaking uninterrupted ocean and woodland views. Upstairs on the ground floor the entrance hall (with modern cloakroom w/c) leads through to the massive open plan kitchen and dining area with comfy sitting room with leather sofas and a gorgeous glass sided balcony with stunning panoramic ocean views and alfresco dining and seating, perfect for early evening drinks and morning coffee! The ground floor living area boasts two cosy sofas, smart tv and coffee table, 6 seater dining room table and breakfast bar connecting the kitchen to the rest of the space. Downstairs there are three good sized newly redecorated bedrooms, a family shower room with overhead shower. The master and second bedrooms both have direct access to the garden patio seating area with more beautiful sea and beach views. The third bedroom to the rear of the property has its own small private patio garden area. Guest access Our lovely house is for your private use and is only accessed by guests. Entry is self check-in and a key box is situated outside. The Leisure Centre with its 15 metre indoor heated pool, jacuzzi/spa, sauna, two all weather tennis courts, table tennis and pool table are shared with other guests on the estate. All of these amenities are included in the cost of your holiday. Dogs are not allowed on the estate. There is plenty of free onsite parking. Check in time is 4pm Check out time is 10am Please respect these times to allow our hardworking housekeepers enough time to prepare. Thanks. Rubbish and recycling area is in a large outhouse next door to the leisure centre. We offer a wetsuit washing area behind the swimming pool. Please request a travel cot and high chair if you require them. We do ask that you provide your own baby bedding. There is a large communal BBQ area in a pretty exotic garden to the side of the swimming pool. There is lots of table seating there for you to use - just add charcoal and food and you are away! Please note that all of the properties on the estate have electric heated hot water immersion tanks. These heat up overnight and can also be boosted during the day. This means that the hot water can run out if you have deep baths or shower in succession. Please reheat the tank after using and be mindful of the fact that the hot water is not endless or instant. Extra showers are also available at the swimming pool during opening times. EV charging points are available for you to use for those with electric cars. Please see instructions in the house manual. Other things to note Visitors to Maenporth Estate each have full access to an extensive selection of leisure facilities and activities included in the price of their stay. These are shared with other guests on the estate but are not open to the general public. The immaculate facilities are open year round and include: A 15 metre indoor heated swimming pool Sauna (no under 12s) Jacuzzi spa (no under 12s) Full sized tennis court Two Pickle-ball courts Basket ball shooting in the court area Sub-tropical gardens 29 acres of woodland walks and wildlife Children’s outdoor playground and activity area Games room with table tennis and pool table Communal barbecue area For those that don't fancy the walk up and down the hill to the estate, on-beach parking is available all day too for around £4 per day in high season and free in the winter months. Maenporth is a wonderful swimming beach on accounts that the cove is well sheltered and when the tide is low you can walk out quite far and stay in your depth. Perfect for families with kids... Great snorkelling around the edges of the beach - sometimes we even spot dolphins in the bay! Bring your binoculars! Our guests have direct access to the South West Coastal path which you can pick up on either side of Maenporth beach. There are countless walks exploring the area is gorgeous what ever time of year. The walk from the back of the cafe along the coast can take in local Swanpool Beach for a quick stop at the bar or picnic tables at 'Hooked on the Rocks'. From here you can continue along the path all the way into Falmouth and much loved 'Ghylly Beach'...
