All mod cons, ACCESS IS VIA LIFT/ELEVATOR and wheelchair friendly, there are also exterior stairs (4 metres high) so care is required for under 2s as there is no safety gate at the top. Accommodation is on second floor, ground floor is garaging which is not accessible to guests. Open plan lounge, kitchen/dining with wrap around decks on three sides, one large deck at either end, one with BBQ, table and chairs, both have additional seating. Relax in this comfortable and spacious open-plan living area after a day sightseeing. where there is a smart TV to entertain the kids or "hook up" your devices. Four bedrooms, (3 open on to decks). King bed, TV, ensuite. Off it is a very large "walk in robe" with window has two fold down beds.(THIS IS THE 4TH BEDROOM, see pics) and is more suited to children. The other two rooms have queen beds (option for put a fold downs in both rooms) all rooms have luggage racks, bedside cabinets and mirrors. 2.5 bathrooms, two main bathrooms have underfloor heating (winter) and heated towel rails (on timers) shower domes, heaters and extractor fans. Electric blankets on main beds, heaters in all rooms in case there is a very cold snap, all windows double glazed low e glass with thermal break joinery. Extra fold down beds available on request to sleep 10 guests plus window seats in lounge can also be used for guests, however from past experience it is a better option to put fold down beds in the bedrooms or walk in robe (4th bedroom) with a window and leave the lounges for lounging! Handy (by car) to so many attractions make this house the perfect solution for a family getaway to Rotorua. Duvet covers, mattress protectors and pillow protectors are all laundered between guests. We are no longer supplying beach towels, (people take them and don't return them). so if you are intending to go to poly pools, hot pools or swimming please bring your own towels. Our white towels in the house are for the house only. (if you do forget them, let me know and I can arrange some). This very sunny house with lake views is located across the road from the lake where there is lake access, and there is a lovely walk down the road to the lake from where there are now a cycle/walkway track along the shore. Reverse cycle air conditioning. Underfloor heating in bathrooms, kitchen and butlers pantry in winter. Refrigerator has chilled water dispenser and ice maker. Approx 8 kms from Rotorua central. Portacot, highchair Guest access Complete access to second story, entry is through foyer and then up the "magic carpet" LIFT TO SECOND FLOOR. There is parking for cars within the concreted area.
