THE BARN at Brookfield Farm, Walberton

The Barn can accommodate up to 8 guests plus baby. The Barn is a large period conversion set on the edge of our family farm near Walberton. It is ideal for families or friends sharing. Sorry-- No Parties, Hen/Stag Parties. Dogs welcome @ 25 pounds each. Max 2 small/medium dogs. There is a footpath close by. Suitable for families and as a base for exploring, shopping ,walking, cycling across the Southdowns/beaches staying inside by the log fire. The Barn is for holiday let purposes only. The space The Barn is full of character, with exposed beams and a back to back log burner in the drawing room and dining hall being just two examples of its many features. There is a farmhouse type kitchen/breakfast room which is well equipped and there is also an impressive dining hall which benefits from having a log burner. There is a large drawing room, cosy in the winter, and the galleried landing on the first floor provides access to three of the four bedrooms. In all, the accommodation comprises a dining hall, kitchen with breakfast area, drawing room, a ground floor bedroom which has two single beds. There is also a downstairs shower bathroom. There is a large wrap around gallery with seating areas as well as three double bedrooms on the first floor. The main bedroom has an en-suite bathroom fitted with an elegant slipper bath, toilet and basin, there is also a second family bathroom upstairs. (Bath/basin/toilet) Outside is a graveled garden which has a charcoal BBQ and has picnic table seating and is fully enclosed. To the rear of the Barn is another enclosed courtyard space suitable for children and pets. The Barn is edged by neighbouring cottages and surrounding farm land. There is a parking for 5 cars. This property is ideal for families or friends sharing a holiday. There is so much to do in the area, with excellent road and rail links nearby. The Barn’s large ground floor area is for holiday let purposes only and suitable for family and friends to get together, enjoy meals, use it as a base to visit the many local attractions, walking or cycling across the Southdowns or stay inside by the log burner. .NB The Barn must not be used for parties or social events. Guests are asked to enjoy themselves indoors quietly after 10.30 pm. Music only played quietly inside please. Bed linen and towels are provided, (no baby bedding provided for the cot). Well behaved dogs are welcome at £25.00 per dog per week. Thank you for not allowing dogs on the furniture, upstairs, or in the bedrooms and not leaving them unattended in the Barn. We appreciate dogs on leads when outside The Barn property. Wood for the wood burner is available at £5 per bag. A complimentary basket of wood is supplied (There is also central heating) Guest access As Brookfield Farm is a working family farm. Access for our guests is limited to The Barn, The Barn parking area, garden and courtyard of The Barn. Other things to note Please note, The Barn is great for families and friends but NOT to be used for parties or social events or for guests who wish to listen to loud music. Music may be played very quietly inside. Outside areas to be vacated by 10.30. Sorry but we do not take booking from guests under the age of 28 years old.
