Rural Cottage in grounds of Grade II* Farmhouse

Mark & Paul would love to welcome you to our rural 2 bedroom cottage, close to the North Kent coast in the grounds of 14th Century Frognal Farmhouse. The triple glazed cottage provides comfortable accommodation and is just over an hour away from SE London by car, or by train straight into Teynham station from London Victoria, (1 hr 6m). We are 10 mins walk from Teynham railway station. Faversham & Sittingbourne are 10 minutes away. We have released all availabilty through to end of December 2026 The space The cottage is 45m squared and is for your exclusive use. Owners Mark & Paul live on site and are available for advice if you need it. The main farmhouse is currently under renovation and will open as a guest house as soon as it is complete. In the cottage both bedrooms have King Size Beds, bedding, towels, wardrobes, drawer units, & bedside tables, as well as internet connected TV’s. The living room has a sofabed, internet connected TV, and a table & 4 chairs. There is a modern bathroom with shower, toilet & sink. A small kitchen with a hob, microwave, mini dishwasher, sink & mini fridge, kettle & toaster, as well as crockery. Guests have shared use of the large garden.(with owners) We welcome dogs, but do please first message us if you are bringing pets to check it's suitable for you and your pet(s). We have a very flexible refund policy. The cottage is triple glazed to keep you cosy and warm in the Winter months. We offer on all bookings: * Free Secure Parking behind a locked gate for up to 2 vehicles * Personal check in * Outdoor Table & Chairs Guest access Guests have shared use of the Garden (with owners, who don't have a dog) and have exclusive use of the cottage. Its ideal for 4 people, and has a pull out sofa-bed should you require its use. The large garden has a table & chairs and is ideal for dogs, being fully enclosed once the gate is shut. (Please message us prior to making your booking if you wish to bring dogs) We are happy for dogs to roam freely in the garden under your supervision. There is a large garden that is shared with the owners but we are very happy to have dogs around enjoying themselves. There is a co-op and costcutter in the village as well as a chemist, 2 pubs, a cafe & Fish & Chip shop. Larger supermarkets can be found in Sittingbourne & Faversham, as well as local markets. There are dog friendly pubs in Conyer (Ship Inn) and Lynsted (Black Lion) both of which are a lovely walk away. You can borrow torches if you think you might be late back. Other things to note Free Secure Parking is available on site. If you are working from home, you can work from the cottage whilst you are staying. There is a good free wifi service in the cottage and in the garden. If you need ideas of things to do whilst you are staying, there are some beautiful local walks, as well as Faversham, Whitstable, Canterbury, White Cliffs of Dover, Rochester, Chatham Docks and Leeds Castle. If you have teenagers they will love the Ashford Designer Outlet (40mins away by car) Mark & Paul are happy to guide you on local attractions. There are pubs that do great food so you can eat out if you wish. Please remember that if you use the sofabed you are giving up your social interaction space in the evening. We are VAT registered so if you are a business you can reclaim the VAT on invoices generated from stays at this property. Just ask us for a VAT invoice.
