Description
Beautiful bedroom, with private bathroom and separate entrance with security door. Less than a 5-minute walk from Piazzale Roma or the station. It is located on the second floor of the building, has high ceilings with exposed beams and wooden floors. The facilities and furnishings are new, comfortable and modern. The bright and ventilated room overlooks a typical Venetian courtyard. From 1570 to the present, every Sunday morning at 10:30 a.m., live Gregorian chants and incense enter the house. No AC. The space The beauty of Venice and the comfort of the accommodation are complemented by that extra something that will make the difference compared to any overnight alternative (you will remember it forever). If you love live Gregorian chants and have two days off, from Saturday to Monday, on each of the 56 Sundays (and on the feast days), you can enjoy the sweet hymns that rise from the altar of the church of San Simenon, small up to the inside of the house, mixing with the scent of incense in an engaging and unique mystical experience, you just have to close the armored door that separates you from the rest of the house and listen. The room has just been renovated and has every modern comfort (internally adjustable heating, free super-fast wifi, elevator and private bathroom, armored door and independent access). Mechanical ventilation is provided by the wall fan, there is no air conditioning. Unfortunately, the Daikin air conditioning system has been damaged and, so far, the Daikin service centers (which I am obliged to contact) have not been able to carry out the repair. Given the temporary lack of air conditioning, I apply a super discount on the expected price. An incredible location, from which to get to every point of Venice is a matter of minutes. Washing machine and detergents are available free of charge to guests on the ground floor of the house. A church hides a secret in its lower part, where the frescoed catacombs are located, to be visited, by private appointment, by candlelight (provided by the sacristan). Guest access Guests will exclusively enjoy the room with its private bathroom complete with bidet and shower. In particular, on the ground floor there is the entrance door and from here you reach the large elevator. You go up to the second floor where, on the right, there is the armored door of the room with the bathroom. Once check-in is complete, the guest will be able to manage as if they were at home. You can use some small essential appliances to heat some food, a small refrigerator, plates, glasses, cups and cutlery, all for exclusive use. I think it is important to reassure guests that during their stay no one will use the same items and no one will enter the room (unless there is an emergency and, in any case, even in this case it will be my concern to notify). Other things to note Important Information for Your Stay in Venice Hello, I would like to inform you that by booking my accommodation, you will be exempt from the Entry Tax (which you may have heard of) introduced by the Municipality of Venice in 2024. Please note that my guests DO NOT HAVE to pay any access fee or entrance fee (equal to 5 or 10 euros per day) and DO NOT HAVE to make any application to obtain the QR Code. In fact, since 1979, guests have only been required to pay the tourist tax (2 euros per night) and do not have to deal with anything because I will be the one to transmit the data and send the voucher with a valid QR Code free of charge. I am very organized and do my best to avoid any inconvenience and/or unpleasant surprises for guests. --- The ideal accommodation in Venice I have carefully chosen this apartment to offer you a perfect stay. Here's why: Right in the historic center. Easy to reach, even with bulky luggage. Easy to find: did you know that Google Maps in Venice can be misleading? It often considers canals as roads! From whatever area you are in, you can return to the accommodation without using maps and without asking for information. The secret? Just follow the yellow arrows with the words "Alla Ferrovia" or "Piazzale Roma": the building is right in front of the station. Anyone who has been to Venice knows how valuable this detail is. Healthy and safe, because on the upper floors (avoiding unpleasant surprises typical of the ground floors). Completely renovated, with modern equipment and quality materials. Designed to be a true "bubble of tranquility": after check-in, you will immediately feel at home, free and independent. --- Tourist tax As I have already mentioned, the Municipality of Venice imposes a tourist tax of 2 euros per person per night (for a maximum of 5 nights), plus a fixed 2 euros for the mandatory stamp on the tax receipt. To avoid surcharges by booking platforms, I prefer to collect it in cash upon arrival, at no additional cost. --- Rules of coexistence and separate collection A code of conduct and urban decorum has been in force in Venice since 2025. The most important point concerns separate collection, to be carried out according to the simple rules that I will illustrate with a reminder upon arrival. These are good practices that make coexistence pleasant and respectful for everyone. --- Cleanliness and tidiness upon departure Cleaning fees include sanitizing the accommodation (dishes, dishes, etc. clean and neatly arranged). I kindly ask you to leave the apartment in order, as found upon arrival: Waste already disposed of in the appropriate containers (just outside the entrance to the house, there are large bins for the disposal of small waste. For larger quantities, you will find a green boat moored, with two compartments, in front of the church of San Simeon Piccolo, every day from about 9:00 a.m. to 9:30 a.m. You can throw directly into the appropriate compartment: bags with wet waste (every day), those with paper and cardboard (Monday, Wednesday, Friday) and those with plastic/glass/cans (Tuesday/Thursday and Saturday). Dishes and crockery washed and stored Keys on the locks No items out of place --- Check-in and Check-out Free check-in between 3:00 p.m. and 7:00 p.m. Checkout is by 10:00 a.m. Luggage can be stored free of charge on the ground floor until departure. You will receive a courtesy key to access independently. ⏰ For check-out after 10:00 a.m. and early check-in, refunds (shown in the following point) are also required to cover overtime costs due to have cleaning performed outside of regular hours. --- Early luggage & early check-in It is possible to drop off luggage by appointment from 10:30 a.m. onwards, with a small fee of 10 euros, to be paid directly to the person in charge. In this case, you will already receive the keys, so you can access freely from 3:00 p.m., avoiding interruptions during the day. Early check-in (upon request and subject to availability): between 01:00 p.m. and 03:00 p.m.: surcharge of 10 euros between 10:30 a.m. and 1:00 p.m.: €20 surcharge --- Late check-in Late check-in is also possible, to be agreed in advance: Until 9:00 p.m.: 20 euros Until 11:00 p.m.: 40 euros After 11:00 p.m.: 50 euros All extras and supplements are to be paid in cash upon arrival. --- Communication of personal data As required by Italian law (and many other countries), all guests must be identified.
