The space East Yardley House lies in the heart of the seaside village of Downderry and commands amazing 180 degree views across unspoilt coastline. Bring your pet & enjoy the owner’s private grounds, adjoining the all year dog-friendly beach, in the most fabulous location for fun-filled family holidays, or a 3 day winter break exploring the area. Near to the coastal path, with dog friendly pubs and restaurants, less active guests can walk further afield to other superb eating venues and bus or taxi back !!!!!!!!!! This holiday home always scores 100% for it's location. The house is ideally located with a good road network to easily explore the Cornish coast, with the Eden Project also being not too far distant. You can also enjoy the delights of the linked village of Seaton, just a 20 minute beach walk away. For a larger group of up to 18 guests East can be booked with West if you are early enough. East Yardley House accommodates up to 8 guests. On the ground floor is a superking sized double bedroom next to a bath room, with a disabled access ramp it's ideal for those with mobility issues. On the first floor are a family bathroom, a separate toilet with sink and a further three bedrooms, one of which boasts a private balcony overlooking the sea, with a double bed and tea making facilities. Bedrooms 3 and 4 will be 90 cm twins with Bedroom 4 being able to be changed to a superking if requested prior to your arrival day. The open plan living space features a good-sized kitchen and dining area, as well as a TV lounge area. We have super-fast fibre broadband. The property features a private terrace accessed from the living area, offering marvellous sea views, with garden furniture, fire pit, and a barbecue, perfect for summer evenings. The terrace has a retractable dog and child proof fence, beyond that the garden is also fully enclosed. Commanding an outstanding 180-degree panorama over the waters, there is direct beach frontage. Set within the beautiful large private gardens is another property, West Yardley House, each has its own private area, enabling a return with a larger or smaller group. Currently they are available for short breaks , minimum 3 nights. Then from 1st April to 6th June 2026 they are Saturday check ins, minimum 6 nights. From 1st June they will be combined to sleep up to 19 people, with a games room added. There is storage available for bikes or beach equipment, and an outside shower and dog washing station. Within the grounds are a number of seating areas including a beach shack which features a rather impressive wood burner. Named Beach View, there's room to dine in there, or by night watch the sunset or the moon light shimmering on the sea. Electrically centrally heated, electricity, bed linen, towels, strong super-fast Wi-Fi and welcome pack are included. Private parking for 2 cars, with additional parking available. No smoking. Travel cot, highchair and free Bike/Kayak store are available on request. Fuel for the beach shack stove, BBQ and fire pit are included. As well as the beach all the local pubs and restaurant welcome dogs. We accept a maximum of 3 Dogs but if you want to bring more please contact us before booking for pre-approval so we can see if we can accept them. Guest access The house is entirely yours to enjoy. Being the most quickly and easily accessed part of Cornwall, you can be on the beach just an hour from the Exeter M 5 junction 31, with most of the traffic heading off to the North or far end of the county. . There is a bus stop and there are trains to nearby St. Germans. For a day out in Plymouth, you can catch a pedestrian ferry at Kingsand and Cawsand or a car ferry at Torpoint. Other things to note Be one of the first to discover this hidden Gem, new to holiday letting, this unique property is already attracting high scoring reviews and repeat bookings. We have pitched our prices competitively, compared to properties of a similar quality, in order to build a regular clientele. During the winter we offer shorter breaks, and 5 during Christmas and new year, starting any day of the week. Because of high demand for this exceptional property we only accept bookings from 1st April to 1st November which are 6 or 7 nights or multiples of 7 nights checking in on a Saturday for 7 nights. 6 nights can arrive on a Sunday depart Saturday or arrive on a Saturday depart Friday. If some or all your party were looking for a break of a day less than we offer please check the price for the longer period and consider arriving or leaving a day early, as the prices are still reasonable. We offer a discount for a months booking but respectfully request that you do not contact us with offers that fall well short of our expectations.
