Penblaith Barn is a Visit England 5-Star Gold, Award Winning, luxury self-catering holiday cottage in South Herefordshire. It has eight en-suite bedrooms, including one which is suitable for the less able, and a Family Room (comprising King bed and two 'day beds' and en-suite bathroom) meaning the property can accommodate up to 18 guests and is a perfect location for your Friends and Family gatherings. Changeover days are Friday and Monday. The space Just four miles north of Monmouth, this characterful barn conversion boasts exceptional space throughout. The barn has multiple living areas that can seat all guests: a state-of-the-art Cinema Room with tiered seating, access to Netflix, Sky, Sky Cinema and Sky Sports, and a separate comfortable lounge with leather sofas, Smart TV and Xbox. The dining room has a bar (equipped with cocktail making kit, wine fridge, beer fridge and a range of glasses), sofas around an electric log effect fire and a large oak table with enough space to seat all 18 guests. There is a paved patio that runs the entire length of the barn with magnificent views toward the Cotswolds. The patio has a hydrotherapy jacuzzi hot tub, pizza oven, and BBQ (BBQ available May to October inclusive). The property also has a separate Games Room, complete with table tennis, pool table and table football, as well as other outdoor games equipment that allows guests to make full use of the enclosed garden. The eight en-suite bedrooms all have a TV, hairdryer, coffee and tea-making facilities, radio alarm clock and complimentary toiletries. Each guest also receives two large fluffy towels. There are also fast-charge EV charging points in the car park : 2 Tesla and 1 universal. Guest access Ground Floor and Bedroom Wing: The entrance from the ample car parking area leads into a magnificent Galleried Hall that is open to all three floors with a grand oak staircase and an exposed stone chimney breast. To the right of the hall is the state-of-the art Cinema Room with tiered seating, access to Netflix, Sky, Sky Cinema and Sky Sports. To the left of the hall is the Lounge with extensive views over the front garden towards the Cotswolds. Here you can unwind on leather sofas; it is the ideal place in which to relax and has a Smart TV and Xbox. There are local information leaflets and a folder of local Walks. This leads into the Dining Room, with oak tables and seating for up to 18 guests, as well as two sofas next to the electric log effect fire. China and glass are kept in the kitchenette units ready to lay the tables and make hot drinks as well as a sink, a fridge, De Longhi bean to cup coffee machine, and two dishwashers. There is also a bar fully equipped with cocktail-making accessories, a beer fridge, a wine fridge, and a range of glasses. On the east-facing aspect of the dining room, glazed double doors with adjacent glazed panels lead to a paved Terrace complete with a gas barbecue (available May to October inclusive) and pizza oven (gas and tools provided plus wood for 1 use of pizza oven, more can be bought if required - available all year round). Here you can enjoy wonderful panoramic views from the outdoor tables and seating. Next to the dining room is a cloakroom and the Kitchen, which is fully fitted. The kitchen is equipped with a dual fuel range cooker, an American-style fridge-freezer, microwave, dishwasher, sink, hostess trolley, and all the utensils and gadgets you will need to cater. There is also a washer-dryer. A passage from the dining room leads to Plum Tree Suite, a ground-floor bedroom suitable for the less able. This is a large twin-bedded room with wrought-iron beds and a wet-room with shower, toilet, and wash basin. M1 and M2 rated. Stairs from the passage lead up to Apple Tree Suite, which overlooks the pond. Its en-suite Victorian-style bathroom has a roll top bath, toilet and wash basin. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed. From the landing, stairs lead up to the second floor and Chestnut Tree Suite. Two Velux roof lights, set into a beamed rake ceiling, give panoramic views to open countryside and the Malverns. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed. The en-suite bathroom has a shower, toilet and wash basin. This is the second largest bedroom. Also on the first floor is Elm Tree Suite which is a twin or super-king-size bedroom with an en-suite bathroom complete with a bath, separate shower cubicle, toilet and two wash basins. A south-facing window overlooks the garden and countryside beyond. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed. Beech Tree Suite overlooks the front lawn and terrace. Its en-suite has a bath with a central mixer shower tap, a separate shower cubicle with a fixed-head shower, toilet and wash basin. If preferred, the twin beds can be zipped together to make a 6 foot super-king-size bed. Oak Tree Suite is the barn's largest bedroom. It is light and spacious with a magnificent 6 foot king size bed. Impressive views can be enjoyed from the chaise-longue overlooking the terrace, front lawn and countryside beyond. The en-suite bathroom boasts a bath, double shower cubicle, toilet and granite vanity unit with two basins. Second Floor On the left above the main hall, a galleried walkway leads to Pear Tree Suite. This king-size (5 foot) double bedroom is characterised by exposed oak beams and Velux windows that reveal stunning views over the garden towards the Cotswolds. Its en-suite bathroom has a shower, toilet and wash basin. To the right at the top of the main staircase is Willow Tree Family Suite. This king-size (5 foot) bedroom suite has Velux windows surrounded by oak beams and, in an adjoining dressing room area, two day-beds (a standard single size) with Hypnos mattresses. The en-suite bathroom has a bath, toilet and wash basin. Games Room and Grounds The Games Room, with a pool table, table football, and table tennis, is accessed from the outside car park. Other sports equipment is provided, including tennis racquets, balls, and footballs as well as Giant Jenga. Within the extensive grounds, there is a large flat grassed area with a football goal that is ideal for playing many sports. On the raised patio area at the front of the barn is an outdoor hydrotherapy Jacuzzi Hot Tub. This is perfect for taking in the picturesque views towards the Cotswolds, whilst sipping a glass of champagne! Other things to note Four of the five twin bedrooms can be into into superking beds. The exception is the downstairs Plum tree suite. We are H1 and H2 rated plus V1 so provide a basic level of suitability to guests with hearing and visual impairments. Please let us know before you arrive if you require a hearing loop, pillow vibrator or to discuss anything else with us. We are walkers and cyclist friendly so have provisions with this in mind. A range of service providers (eg Private Chef, beautician, team building games) will come to the barn.
