Only 25min from Bellayre Mountain, 8 min from the center of Woodstock town or 15 min to Phoenicia, our 35 acres provide unparalleled views and privacy. This is a separate guesthouse on the same property with a main house that is sometimes occupied by the owner, found at the end of a long private driveway off a dead-end road. Enjoy the warm fireplace, a generous fully stocked kitchen, a porch, BBQ, open fields, and wooded trails. The space Our home is remote but we have full tech redundancy in terms of a whole house standby generator and two internet service providers with automatic failover to satellite if required. OUR HOME This is a unique home in an exquisite setting. Our home awards visitors with a private 35-acre nature preserve as well as the convenience of proximity to the village of Woodstock or the town of Phoenicia and is exceedingly comfortable and family-friendly. It is the perfect weekend destination for couples desiring privacy and connection to nature as well as families who are seeking an incredible setting to share each other's company. Take in the beauty of ponds, starry nights, and miles of nature trails that wind through the forest, across meadows, by streams, and along stone walls, affording you stunning views and the sounds of nature. We welcome you and hope that you have the best time! SEASONS The property provides an immersive outdoor experience. The Catskills are beautiful any season and this home lets you take advantage of the outdoors without even having to leave the property. WINTER: Snow, fireplace warmth, evergreen trees standing tall between the branches of bare deciduous trees, pond ice, shades of white and gray, pastel skies, cozy. SPRING: Birds and buzzing return, green leaves, geese in the pond, blossoms, the sound of rain falling on the roof. SUMMER: Frogs croaking, dragon flies, crickets, cicadas, moths, shiny beetles, wildlife, everything green, all things alive, all things buzzing, thunderstorms, swim, sunshine, play, flashes of lighting cross the room. FALL: The dreamy psychedelic, colors of Fall. Cool breeze. Crisp nights. Stars. The fireplace again. LAYOUT: Upon entering the 2nd floor you have one bedroom with a Queen bed, a half bath, and a large open living/studio area with a Queen bed, ping pong table full-size daybed, and a large sofa with TV. There is an enclosed terrace off the living area which is lovely to sit and listen to the creek and watch birds! Downstairs, is the large open and fully stocked Kitchen, dining and living area with a wood-burning fireplace, one bedroom with King king-size bed, a full bathroom, and laundry room. Upstairs is a loft bedroom with a full bathroom, closet, and office. SLEEPING ARRANGEMENTS All beds are made with blankets and pillows and there is extra bedding available in linen closets. Closet space is provided for your belongings in each bedroom. 1st Fl Bedroom: King Bed 2nd Fl Bedroom: Queen Bed Loft Bedroom: King Bed 2nd Fl Open Area: 1 Queen Bed and 1 Full Daybed and sofa KITCHEN The kitchen is modern and fully stocked with anything you will need to cook a delicious meal for your family or guests. Use of appliances including an espresso machine, coffee grinder, and toaster oven is available. FIREWOOD for the fireplace is provided. THE PONDS Please be aware that there are several ponds on the property. If you are traveling with small children or for whatever reason please take note of these dangers and take care. There are also a few covered wells on the property. Do not remove the stones and wood that cover them. Do not leave any children unsupervised. SWIMMING HOLES There are several swimming holes within a few miles of the house. Research The Big Deep and Millstream in Woodstock. These are incredibly close. The Kaaterskill Falls trailhead is about 25-30 minutes away and is epic. DOGS We are happy to host well-behaved dogs but you must please describe your dog before booking and note extra fees apply. In addition, we ask that you do not leave your dog unattended at the house. If you are not absolutely confident that your dog will not chase after an animal (we have plenty of deer, turkeys, chipmunks, birds, black bears, fox coming to visit our secluded property) or run to the neighbor's property, please always keep your dog on a leash! A NOTE ABOUT THE BATHROOMS The house runs on a septic system. As such, we dispose of all baby wipes, paper towels sanitary products and food scraps in the garbage instead of in the toilets. AN IMPORTANT NOTE ABOUT THE WILDLIFE, INSECTS AND THE PROPERTY In addition to all the ample wildlife, honey bees, and carpenter bees, and wasps exist on the 35-acre property. Our family has experienced only one sting; I stepped on a wasp and, naturally, he stung me. Ouch. Otherwise, they keep to themselves. I just wanted to put this out there in case any guests have bee allergies. Bring your EpiPen! During windless summer days, the areas by the ponds can be quite buggy. Even a slight breeze clears up the bugs, but alas, windless days happen. Help yourself to bug spray. The gazebo and screen porch are graceful places to take in the world when the tiny no-see-ums are a buzz. Also, all of upstate New York is a tick habitat. Take precautions when walking outdoors, especially during the spring and early summer. FOOTWEAR Bring your hiking boots and/or rain boots! After the snow melts in the spring or after a heavy rain, many interesting areas on the property can be muddy. Having the right footwear will allow you to trudge along the mossy creek and visit some of the prettiest corners of the property without getting your feet wet. Mushrooms! Wetland! Natural fern gardens! Other things to note The house is a beautiful retreat, secluded enough to unwind but close enough to civilization that you can still go out for dinner if you choose to. A quick and easy 8-minute drive to Woodstock town, 15 minutes to Phoenicia, and located with enough acreage that you really feel disconnected from the world! The indoor wood-burning fireplace and outdoor fire pit are stocked with plenty of wood. Guests have a wonderful time just exploring the apple meadow, natural streams, and woods around the property, or drive 5 minutes to the famous Overlook Mountain trail hike parking!
