Room for teachers/students/trainees - winter

I rent private rooms to young Europeans on a monthly basis in an elegant colonial-style apartment, with a living room, a dining room used as an ironing room, a kitchen, two large terraces (one of which is covered), and two bathrooms. The apartment is part of a typical period villa in Riccione, a few minutes from the train station, Viale Ceccarini, the spa and the sea. A short distance away is also the bus stop for Rimini and Cattolica, the municipal pharmacy, post office and supermarket. The space The house has private spaces (bedroom and bathroom), semi-private spaces (large bathroom), and a shared living area; shared living area; I am a teacher, so the preferred category of guests is those who are studying or doing an internship (even a first job) and are between the ages of 22 and 36, in order to foster a pleasant relationship between the guests and us owners, when present, in the common areas. To respect all guests, the rooms for private use are reserved EXCLUSIVELY for those who make the reservation. They are not rented to couples, but only to individuals in temporary hospitality situations. The occasional visit of friends or relatives is allowed during normal visiting hours, by 11 p.m. and only in the common areas, upon notice and consent from the roommates. The house entrusted to the guest requires care and cleaning at least weekly; for those who do not want to take care of it personally, staff are available on an hourly basis for a fee with personal agreements. If any dishes, food processors or furnishings are damaged, they must be replaced or refunded. Compliance with these rules is a necessary condition for our hospitality. The apartment is on the first floor and only has a bike/moped space in a private driveway with a night light-deterrent. Guest access The rooms for private use are equipped with mattress covers, pillow covers, bedspreads and blankets, but not with personal linen (sheets and bath towels). The living area is available to all guests (with the obvious exception of private rooms) and everyone is required to take care of the spaces, with mutual respect. There is a television, washing machine and dishwasher, cleaning tools, the host contributes to the maintenance of the accommodation with the cleaning of the staircase and courtyard carried out weekly by a trusted person who manages the hospitality. During your stay The host resides in Riccione, but for work reasons during the school period he lives in another city and will be available in person at least one weekend a month to receive guests, rarely longer; he rents the single rooms to students or trainees to cover some maintenance expenses during the winter. Other things to note THE COST OF THE RENT DOES NOT COVER THE COST OF UTILITIES: guests are required to contribute to the operating costs (electricity, gas, water and Internet bills, waste tax and stair cleaning) with a DEPOSIT of 120 euros per month, TO BE PAID ON TIME AT THE BEGINNING OF THE MONTH. This contribution to the management costs will be supplemented, if it does not cover the cost of the bills (November-February) with an additional contribution to be divided among all the guests. The adjustment will cover the periods of stay calculated weekly and approximately. EACH GUEST IS REQUIRED TO PAY A DEPOSIT EQUAL TO ONE MONTH'S RENT (€300) to be paid upon arrival and which will be returned upon return of the occupied spaces, after checking the same cleanliness condition in which the spaces were delivered, with intact kitchen equipment and after payment of the last bills. Any expenses to restore the initial condition of the house must be paid.
