Please read below for parking options and layout details. The space The Ultimate Group Setup: Privacy Meets Togetherness. Spread out over two floors and 177m² of indoor space, our property is unique. It is designed so that large groups can travel together without stepping on each other's toes. You get the entire house, which is divided into four completely private apartments, each with its own key. • Note on Layout: We know the setup is unique! For a complete understanding of bed sizes, room dimensions, and exact amenity placement (like where ACs vs. fans are located), please review the detailed floor plan schematics provided in our photo gallery. Floor-by-Floor Breakdown First Floor: Features three self-contained, cozy apartments. • Apartment 1 (Sleeps 2): Bedroom, Living Room, Kitchen, Bathroom, Washing Machine, Private Patio. • Apartment 2 (Sleeps 2): Bedroom, Living Room, Kitchen, Bathroom. • Apartment 3 (Sleeps 3): Bedroom (double + single bed), Living Room, Kitchen, Bathroom, Private Balcony. Second Floor: Features one expansive, large-format apartment ideal for the core of the family. • Apartment 4 (Sleeps 9): Features 4 bedrooms, a large living room, a balcony and a terrace, a kitchen, 3 bathrooms and a washing machine. Key Amenities To ensure comfortable expectations for everyone in your group, please note: • Climate Control: Heating and cooling is provided via AC units. Not every bedroom has its own AC unit. Some rooms rely on cooling fans for circulation—please check the photo schematics to see exactly which rooms have AC versus fans. • Laundry: The house features two washing machines for your convenience. • Connectivity: Free 40Mbps WiFi is available throughout the property, with an additional high-speed connection (189 Mbps) installed on the second floor. • The Vibe (Quiet & Residential): We are located in a calm family neighborhood, tucked away from the noise and open-air music of the city center. It is a dedicated peaceful environment, perfect for rest. • The Location: 350m to the beach, 100m to the supermarket. The Outdoors is Your Shared Sanctuary While your apartments are private, you can come together in the spacious common areas. The lush garden, main terrace, and summer kitchen dining areas are shared with guests from our second property. It’s the perfect spot for morning coffee or an evening glass of wine while the kids play in the garden. • Group Tip: Planning a larger reunion? Inquire about booking our adjacent units to reserve the entire guest complex for your group's exclusive use. • Accessibility Note: The property is on two levels. There are 13 stairs from the street to the first floor, and another 16 stairs to reach the second floor (29 stairs total to the top). Guest access Private vs. Shared Areas • Exclusive to You: You have full, private access to the interiors of all 4 apartment units. • Shared Zones: The garden, main terrace, and summer kitchen are the only common areas shared with guests staying at our adjacent house. Important Note on Group Dining: while we love hosting large groups, please be aware that there is no single indoor room large enough for everyone to dine together at one table. • Indoors: Each apartment has its own private, smaller dining area. • Outdoors: We provide large tables in the shared garden and terrace areas which are perfect for group meals (weather permitting). Service Corridors Both house floors feature service corridors connecting the apartment units. We (the hosts) might occasionally require access to these areas for maintenance. Parking Access Access to the on-site parking is by reservation prior to booking only. Please read the parking options, vehicle size limits and reservation requirements in the "Other Things to Note" section below. Other things to note HOUSE TRUTHS & EXPECTATIONS We value transparency. Please read these details to ensure our home is the perfect fit for your group’s needs. 1. The "Sanctuary" Policy (Noise & Neighborhood) We are the perfect match for you if you are seeking a family-friendly guesthouse dedicated to your rest. If you are looking for a place to party, we are not the right fit. • Quiet Hours (22:00 – 09:00): Strictly enforced to guarantee your peaceful night's sleep. We kindly ask that all outdoor socializing moves indoors or ends by 22:00. • The Neighborhood Context: We are a dedicated quiet oasis, intended for rest. However, please consider that we are located in a living residential zone, not a secluded resort. While we strictly enforce quiet hours on our property to ensure your comfort, occasional sounds from the neighborhood (daily life, family celebrations, or other vacationers) are simply part of the local summer atmosphere. • The Environment: We are situated in a lush coastal garden setting. Please note that humidity and insects (mosquitos) are a natural part of this region's summer ecosystem. We recommend using the provided AC/fans for ventilation and bringing your preferred insect repellent for your comfort. 2. PARKING: A Rare Free Amenity (With a Choice) We are rare in this town for offering Free Private Parking (Max 4 spots for this listing). However, because space is at a premium and the layout is "tandem" (cars block one another), we ask you to choose the option that fits your travel style best: • Option A: The Free "Teamwork" Spot (On-Site). Free and right at the door. Because this is a tandem layout, we facilitate a brief "20:00h Coordination" the night before any early departures (with 24h notice) to ensure the driveway flow is clear. Best for: Guests who plan to park and mostly explore on foot, or groups who don't mind a little logistical coordination to save money. Note: This system is optimized for "stationary" parking; frequent daily in-and-out trips can be challenging. • Option B: The "Freedom" Lot (Off-Site). Located just 100m away (~€7/day). This public lot offers 24/7 come-and-go access with zero coordination required. Note: As this is a public facility, rates and availability are outside our control. Best for: Guests who want total flexibility to drive daily for beaches, shopping, or nightlife without waiting for others to move cars. Crucial Vehicle & Driver Constraints of Option A: • Reservation Required: Space is strictly limited. Must be requested before booking to guarantee availability. • Visual Check: Please view the Drone Photos in our gallery to clearly see the parking layout and tightness. • Size Limit: Strictly for standard cars. Large SUVs or Vans will not fit. • Skill Level: The driveway is tight. If you are uncomfortable maneuvering in narrow spaces, we strongly recommend Option B. • Liability: Parking is provided as a complimentary convenience. We do not assume responsibility for vehicle safety or damages. 3. ESSENTIALS & SERVICE LEVEL We operate as a private rental home, not a serviced hotel. • Family Gear: Traveling with little ones? We offer a Baby Cot and Highchair (free of charge). These must be requested before booking as our supply is limited. • Service Arrangements: To elevate your stay, we can assist in scheduling airport transfers, massage treatments (on-site availability varies), private catering, or interim cleaning. Please note we facilitate these service bookings as a free courtesy to our guests. The services themselves are performed by independent third-party providers and are subject to their own availability and fees. • Maintenance: Guests are expected to maintain the space during their stay (daily maid service is not included). However, we provide a fresh change of linens and towels on a weekly basis. • Starter Kit: We provide a welcome supply of toiletries (soap, toilet paper) to get you settled in comfortably. As this is a self-catering home, please purchase additional supplies as needed for the remainder of your stay. • Shopping Note: Please note that all Supermarkets in Montenegro are closed on Sundays. If you are arriving on a Sunday, we recommend bringing any immediate essentials with you. 4. ADMIN & HOUSE RULES • Check-in Protocol: Local law requires registration of all tourists within 24 hours. Please have physical passports and the City Tax payment amount (cash) ready upon arrival. • Care for the Home: To help us maintain our high standards, please do not move furniture and please rinse off tanning products/cover temporary tattoos before sleeping to prevent permanent linen staining. • Food & Waste: In a lush garden environment, leaving food exposed may attract ants. Please keep food sealed or refrigerated to ensure the space remains pristine. Please crush plastic bottles to save space and dispose of glass in the designated city containers (near the IDEA supermarket). • Security & Valuables: We respect your privacy and will not enter your private apartments without permission (except in emergencies). Please note that units do not feature in-room safes.
