Located just 30 minutes north of Launceston, Little Swan House is a home away from home. A spacious, elevated, sun-filled house located on the Tamar Valley wine route, less than 100m from the Tamar River, with walking tracks and abundant wildlife - an ideal place to get away from it all, or a base to explore all that the Tamar Valley has to offer - the many boutique wineries, eateries and natural & historic sites. The space The Tamar Valley is Tasmania’s oldest wine-growing area and a place where premium cool-climate wines, outstanding fresh produce and award winning restaurants go hand in hand. The cellar doors, vineyard restaurants and farmers’ markets of Launceston and the north offer some of the best gourmet experiences in Australia. A fantastic location to explore the Tamar Valley. A 15 minute walk will take you to Gravelly Beach where you will find Rose Bay Park, which has free electric bbq's, toilets and a great playground for the children. There are also bbq facilities and a beach at Swan Point. Or drive to the Exeter Bakery for the best blueberry muffin and coffee you will ever taste. The house is a spacious, free-standing house with 3 bedrooms, on a fully fenced block. It is located on a no-through road, close to walking tracks and fishing spots. There is a secure lock-up garage under the house with room to store your car, boats, bikes, jet-ski's, trailers, etc. The garage door opening height is 6ft (185cm). Two bedrooms have queen beds, and the third has two king single beds. Electric blankets are fitted to all beds. There is also a sofa bed in the lounge room for an additional 2 guests. Bed linen and towels are supplied. The full kitchen has a dishwasher, microwave, oven and cooktop and large fridge. Tea and coffee is provided. We also supply bread and milk and some basics for a light breakfast. A high chair is available. The large bathroom has separate shower, full size bath and double basin vanity. The spacious lounge room has a split system heating and cooling unit. The TV has a FetchTV box, & DVD player connected with a small selection of DVDs available. There is also a selection of books, puzzles, games and toys. WiFi is available with FTTN NBN connected to the house. Mobile reception is very good for Telstra and Optus carriers. The house is elevated, with laundry (washing machine, drier) located on the ground level. There is also a room with pool table for guests to use. (Children must be supervised when playing pool.) The external steps leading to the upper house level may be a hazard to young children. There are no stairs inside the house. HOUSE RULES We have a strict NO SMOKING policy. No smoking permitted inside the house or in the underhouse area, including the games room. We do permit smoking outside, and ask that you dispose of your butts thoughtfully.  No Smoking  No Parties  No illegal activity allowed on the property  Notify us if anything is broken or breaks  Noise ordinance in effect 10:00pm to 8:00am These rules protect you and all other guests. If you fail to comply with these rules, you may be charged for any damages and additional cleaning costs resulting from your violation of these rules. Police will be notified of any illegal activities. Guest access Guests have access to the entire house and yard area. The garage below the house can be used for secure storage.
