Large stone cottage located in the heart of a village in the municipality of Manhay in the Ardennes. This house accommodates groups of 20 people max. (including babies) Plenty of space: 8 bedrooms and 7 bathrooms, a super-equipped kitchen, a large living room, a wellness area and a game room! A 27-acre lot with outdoor games, two sunny terraces, a covered terrace with a barbecue, a large garden and easy parking. Everything you need for a successful stay with family or friends! The space Very spacious house (530 m² spread over 3 levels), pleasant and well decorated. A super-equipped kitchen with a 6-meter-long dining table! A large living room with a wood-burning stove, a small lounge bar for more privacy. The bedrooms are large and have their own private bathroom (apart from the bunk bed room) with shower, sink and toilet. A huge playroom for children and relaxation area with sauna and 3 infrared seats for parents. Happiness for all ages! Guest access A large parking lot is at your disposal, it can be closed by a wooden barrier. Other things to note About this place: Outside: a large parking lot for 8 to 10 cars and a large garden with a playground for children, a petanque court, two sunny terraces with a barbecue for sunny days and a covered terrace with a barbecue for rainy or hot days. Inside, a large dining room with hyper-equipped kitchen (2 electric ovens, 8 induction cooktops, professional dishwasher, microwave oven, 180 L fridge and fridge freezer, 2 coffee machines, electric kettle, Dolce Gusto machine, mixer, toaster...). A child seat is available. Then there is the cloakroom, the hall with toilet and small laundry room (washing machine, dryer, ironing board and iron and clothes hanger to dry the laundry), the large living room with wood stove, the very friendly lounge-bar, and the wellness area with its sauna, shower and three infrared seats and toilet. On the 1st floor you will find 6 large comfortable bedrooms with 2 single beds and excellent bedding and a bathroom (sink, shower and toilet) for each bedroom. A 7th bedroom accommodates children with 2 bunk beds (sleeps 4). This room does not have a private bathroom. a baby bed available. On the 2nd floor: a huge bedroom with 4 single beds and a private bathroom (shower, sink and toilet) And a nice surprise! A huge games room, with TV, DVD player, foosball table, air hockey, and beautiful wooden house for the little ones. Additional mandatory fees: !!! - cleaning is not included in the price, it amounts to 460 euros for the stay regardless of the duration. (the house is big!!!) - a security deposit of 800 euros is to be paid to our account 2 days before your arrival and is returned to you after cleaning, either 2 or 3 days after your departure. - a stay fee is to be added for the costs related to the consumption of fuel oil, water, electricity and wood (the amount of wood is limited per night). we require a flat rate of: -115 euros per night for the period from October 1st to April 30th inclusive -75 euros per night for the period from May 1st to September 30th inclusive - garbage tax: 20 EUR/stay (waste sorting is mandatory - fine of 40 euros in case of non-compliance with waste sorting) - tourist tax: 10 euro/night/group - WiFi: Free Information - Pets: Not allowed - No smoking in the house - Sheets: Remember to bring bed linen: mattress cover (90 x 200 cm), pillowcase and single duvet cover, bath sheets and toilet paper ;) You must arrive between 4 p.m. and 6 p.m. and leave by 10 a.m. at the latest. Student parties, bachelor/hen parties or other such parties are prohibited in this house. Given the excesses observed, groups of even older men are no longer accepted.
