The space ENTRY: Mudroom with ski and gear racks. MAIN LEVEL: Master bedroom with king size bed, full bathroom with stall shower. Well equipped kitchen, dining room table seats 6+ and an additional 3 barstools on the kitchen counter. Living room with full sofa and 2 reclining chairs, internet with whole house wifi, cable TV, gas fire place, Bluetooth speaker. Newley appointed screened in porch with Adirondack chairs and cozy breakfast table. SECOND LEVEL: 2 bedrooms: a larger room with a king size bed and another with 2 twins. Shared full bathroom with tub shower in the hallway. LOWER LEVEL: : 1 bedroom with twin beds, Family Room equipped pullout sofa and internet connected Roku TV. Full bathroom #3. Laundry room (free use) Guest access PARKING: 1 designated parking space located directly in front of the unit. 2 shared guest parking space in front of the unit. Other things to note STR # 300004 Good neighbor and village Policy-Welcome to our Neighborhood! Please be a good neighbor and respect the residents and other guest by observing quiet hours after 9pm which is enforceable according to the village of Lake Placid code. PARKING-Please use ONLY the numbered/designated parking space assigned to the unit you are renting. If you have additional vehicles, you my use spaces labeled "visitor" or park in our overflow lot if available. *DO NOT BLOCK GARAGE DOORS *DO NOT PARK ON THE GRASS Any vehicle parked in violation to these rules will be towed at the owner's expense. VEHICLES- In accordance with the Pine Hill II declaration/bylaws, commercial vehicles , campers, motor homes, trailers are not permitted anywhere on the PINE Hill II property. PETS- Renters are not allowed to have pets on the premises. TRASH- All trash should be placed in and secured in the trash containers located on the entry porch of your rental. PORCHES AND DECKS: in Accordance with the Pine Hill II declaration/Bylaws, do NOT hang towels, clothing, banners, signs, etc. from deck or porch railings or windows. GRILLS- Renters are prohibited from using their own grills , grilling devises, charcoal grills , or fire pits of any kind. PLEASE READ LEASE IN ADDITIONAL RULES We work hard and play hard so we need our rest. There are strict limits on noise levels between 9:00 PM and 7:00 AM. Ordinances will be enforced by any law enforcement agency with jurisdiction over the short-term rental property. A violation of this ordinance will result in termination of the contract. We will send you arrival instructions via email or AIRBNB feed: Check in time is 4:00pm Check-out time is 10:00am. All the beds have linens, blankets, comforters and towels in the bathrooms at the property for your use. The property is furnished with a start-up supply of paper and soap products. This includes paper towels, toilet paper, dish washing soap, garbage bags.. ABSOLUTELY NO SMOKING No pets allowed. PLEASE READ LEASE IN ADDITIONAL RULES
