This cosy country cottage is set on a beautiful farm in the Scottish Borders but is only 30miles south of Edinburgh and 15 minutes from amenities and historical attractions in local towns. Legerwood Farm has been in the family for 4 generations. This cottage was lived in by Mrs Moll, the farm's dairy woman in the 1950's. It has been lovingly restored into a cosy country cottage, perfect for a small family or a romantic get away but has all the home comforts needed for a comfortable stay. The space *Please note we are awaiting new professional photographs to be taken of the cottage but the most recent photos taken by me are in the photo gallery* In the heart of Legerwood, Moll's Cottage sits on the edge of the farm yard (steading) and has a bright and airy, open plan kitchen and living area, with a log burner for cosying up on a chilly Scottish evening. It has a bathroom with bath, shower, basin and loo downstairs. Upstairs in the eaves there are 2 bedrooms, one with a king-size bed and one with 2 single beds. Both rooms have skylights added to them and along with white-washed panelling, they feel light and bright. There is a small, fully fenced garden with a patio to enjoy warmer evenings outside, looking onto the steading. The cottage is dog friendly and has a utility room ideal for drying them off after a long walk. There is a maximum of 2 dogs in the cottage and not upstairs or on any furniture please *Please see our House Rules for additional charges for dogs* The heating is run off the farm's self-sufficient biomass heating system so is always warm and welcoming, perfect for when the weather outside might not be! Being so rural the mobile phone signal at Legerwood can be varied and Moll's Cottage, so if a peaceful getaway is what you're after, this cottage is the perfect place. However, if you are needing to contact the outside world, we are connected to fibre broadband so there is now wifi within the cottage for guests to use if they wish. STL No. SB-00600-P Guest access Guests are welcome to go on walks around the farm. We ask that you come and get advice on where to go as there will be livestock in many of our fields. We have cows on the farm and so it is very important that guests do not enter fields with them in, particularly during Spring which their calves are very young. We also have sheep who should not be disturbed during lambing time. Dogs much always be kept under control and on a short lead when out on the farm. Other things to note Please bear in mind that Legerwood is a working farm and Moll's Cottage is on the edge of the yard. Therefore, tractors and other farm vehicles will be going about. There may also be livestock in the fields the cottage looks onto. The stairs in the cottage are rather steep so care should be taken, especially with young children. STL No. SB-00600-P
