East Sussex Rural Barn Conversion with a View

A spacious 2-bedroom rustic barn conversion located in the Mid Sussex countryside close to Chailey, Fletching and Newick. Newick has 3 great pubs, tandoori restaurant, bakery, pharmacy and a cafe. A great base for exploring Sussex: 15mins to Lewes; 30mins to Brighton; 5mins to Sheffield Park and Bluebell Railway. River Farm is a family home with an open garden and stunning views. Clean and well-behaved dogs are welcome. There is a livery next door with chickens and dogs roaming freely. The space Ideally the house sleeps 4 adults and 2 young kids, but with the sofa bed downstairs you can easily sleep a maximum of 6 adults. Downstairs there is an entrance hall which leads to a dining room which is open to the kitchen separated by a breakfast bar. We are keen cooks, so the kitchen is well equipped and well stocked! There is also a downstairs toilet. Separately there is a large lounge with a large log burner and double doors leading out to the back garden. The lounge has a 4-seater sofa and a 3-seater sofa bed, plus a kids play area with plenty of toys! Our boys are 7 & 4, Upstairs there is the master bedroom with a king-sized bed which is in the original barn and has the beautiful vaulted ceiling. In the master bedroom there is space for a single mattress or travel cot off to one side. The 2nd bedroom has triple aspect and has a triple bunk bed which comprises a double bed on the bottom and a single bed up top! The 2nd bedroom could also accommodate a single mattress/travel cot to the side. There are 2 bathrooms, both newly renovated, one with a bath/shower and one with a large walk-in shower. Use of a travel cot is available upon request. There are gardens to the front and back. The front garden has a kids Wendy House and the back garden has a 12ft trampoline sunken into the ground and kids slides. There is use of a BBQ, plus a large table and benches with umbrella at the rear and table and chairs at the front. We supply all bedding and towels and there is plenty of shower gel and soap. There is a dishwasher, washing machine and tumble dryer, plus a washing line with pegs. We have sonos in the lounge and dining room and apple TV. Other things to note The house is ideal as a retreat for some peace and quiet, as all you can hear is the birds singing or the gentle “toot” of the steam trains of the Bluebell Railway. Our home is rural and the gardens are open with the front garden giving almost immediate access to Lane End Common.
