Thanks to its central location in Italy, it is possible to reach Rome and Florence in an hour and a half, Siena in an hour, and the main Umbrian destinations such as Assisi, Spoleto and Perugia in less than an hour. We offer food and wine and cultural tours, allowing you to explore not only Umbria but also the attractions of central Italy. Built in class A with coated wood and photovoltaic panels, it offers all modern comforts, including free wi-fi, private parking and charging stations for electric cars. The house is ideal for couples, families with children, large groups and business travellers, thanks to its large living spaces, a large garden and a breathtaking panoramic terrace. Guests can enjoy a bright and relaxing environment, perfect for enjoying the delicacies of the area. Families with children will find everything they need for early childhood, such as high chairs, strollers, cots, cribs, playpens, changing tables and blenders. Pets are welcome, making our villa a welcoming place for all family members. The villa is spread over three floors accessible internally. The upper floor houses a two-room apartment with two connecting bedrooms, a bathroom and a walk-in wardrobe, as well as a "Quercia" double bedroom with a king-size bed and a sofa that can be converted into a queen-size bed. Other double sofa beds and a bathroom with shower complete the offer. Our strategic location allows you to easily reach the main attractions of Umbria: Perugia 15 km, Assisi 20 km, Todi 25 km, and we are less than 20 km from Umbria airport and 12 km from Perugia station. For sports and nature lovers, there are hiking, mountain biking and walking trails around the property. A short distance away there is an 18-hole international golf course in Santa Sabina (10 km), a golf driving range in Castello delle Forme (3 km), a riding school for horseback riding (5 km), paddle tennis courts (5 km), sport fishing on the Tiber river and neighbouring ponds, and an international clay pigeon shooting range (10 km). The large dining room, which can comfortably accommodate 20 people, overlooks a porch adjacent to the garden, with the possibility of eating outside. The villa has double, triple and quadruple rooms, and offers common living areas such as play areas, lounges, both internally and externally, as well as terraces. We are equipped to accommodate children of all ages with cots, cots, high chairs, playpens, games, baby walkers, tables and chairs available free of charge. The Casa Panorama ad Est B&B is located inside our home, with a garden, a patio, a balcony and a panoramic terrace. Breakfast, included in the price, is prepared and served by Stefy, and can be enjoyed on the first-floor balcony, in the kitchen, or on the terrace for a panoramic view. A home restaurant service, themed dinners and musical evenings are available on request. During your stay Our presence will be discreet and available to the guest's needs, ensuring a friendly and familiar welcome. We live in the same building, in a reserved area, and we are available for any request or need, both during the breakfast service and at other times. We are happy to offer advice on cultural and food and wine tours and, on request, we can provide babysitting services and company for children or the elderly during your excursions. Your pets are welcome and we can take care of them during your absence. We will make you live a holiday to your liking, providing everything in our power to satisfy you.
