Description

Our family home is on a quiet, family street overlooking the sea and city. We have off street parking and a 70ft garden leading out onto playing fields. Downstairs hosts a large living room with log burner, a large modern kitchen, a TV snug, utility room and toilet. The first floor has two large bedrooms, a small double bedroom, large family bathroom with roll top bath and walk in rain shower. The loft has a bathroom with shower. The space This house is home to our family which includes two kid friendly cats, Silvie and Flo. The cats will be here during your stay but you can lock the kitchen at night if you’d rather they didn’t roam! Driveway A huge benefit of living where we do is being able to have a driveway, parking in Brighton is tricky and expensive. Leave your car and walk or bus it into the town and sightsee hassle free. The downstairs The house has a large living room diner with a log burner to keep you cosy in the winter. (Logs will be provided in the winter months). There are two three seater sofas and a large footstool and wooden chair to offer a rest after a long days walking or sightseeing. The living room overlooks our front garden and very quiet crescent/ street. The smart TV has Netflix, Amazon and other the usual smart TV options. The dresser is filled with games, books and OS maps of the local area for you to enjoy during your stay. The generous kitchen has large sliding doors onto our patio and garden with sea and city view. The dining table seats eight comfortably. The kitchen has an induction hob, oven, oven microwave, dishwasher and coffee machine amongst all the other usuals. The Snug is hidden behind the chalk board door in the kitchen and offers a great space for cosy TV watching on the small three seater sofa with footstool or working as the desk. There is a downstairs toilet and small cloakroom/ utility with washing machine, iron, ironing board, tumble dryer too. First floor There are two large bedrooms with kingsize beds, the master and the front bedroom and a small double bedroom. The master is at the back of the house, next to the family bathroom and hosts the glorious sea views. The bedrooms are at the front of the house over looking the quiet street. The large front bedroom can host a kingsize bed (two singles together) or a twin. The smaller very friendly bedroom has a double bed. The family sized bathroom has a walk in rain shower, roll top bath and views to the sea. Second floor - loft space There is also another bathroom with a shower (which has a cracking view of the sea) which you’re so welcome to use. Our son's bedrooms are also on this floor and will not be available for use during your stay. The garden We have a generous 70ft garden sloping down away from the patio towards the sea. The patio is immediately outside the kitchen and has seating and outside lighting at night. There are steep steps into the garden itself and no rail (please consider this if you are coming with small children). There is a decking area in the garden seating up to eight and another hidden seated area by the trampoline and hanging bars that catches the last the sun. You can find seat cushions and garden games in the shed next to the decking. We like the garden a little wild, so we've been allowing the flower beds to be taken back by the grass and we encourage wild seeding to attract wildlife. The school playing fields beyond the garden can be accessed via the back gate. The playing fields can be used anytime for crossing but you can only play on them when the school is not using them. They are a useful exit point from the house to walk to the laines or Preston Park. Guest access Guests can access all spaces expect our two son's rooms in the loft. Please park on our drive during your stay. We also have a shared drive way with our neighbours at No.24. You can park on this if there is no parking on our street but they may ask you to move it at points if they need to use it too. You can use the schools fields beyond the back gate when the schools aren’t using them. Other things to note Feeding the cats They need feeding twice daily. Dry food in the morning (please fill the grey feed bowls) and a dry food top up and wet food (one pouch shared between them) in the evenings 3-6pm (or close enough). Heating The heating is not on during the summer months and is set to keep the house at 19 degrees in the winter months. If you need to boost the heating you can use the HIVE controlled (square silver box on the shelves in the living room).
