The apartment has an intercom/videophone system that allows tenants to identify potential visitors and allow them access to the building or not. Permanent availability of water and high-speed Wi-Fi is ensured. Hot water is also available in the bathrooms. Guest access The Residence can only accept to accommodate the number of people actually indicated on the Reservation, regardless of the number of bedrooms in the apartment. Any additional person will be charged extra. Access to the Residence and the apartment is autonomous with a token and an electronic card given to the customer. A terrace is available on the 4th floor. Other things to note Additional rules You have rented a dwelling for residential use by a family (non-hotel service), according to the dates, occupancy schedule and terms agreed upon by the parties. The furnished accommodation is rented as is, no other fitting, installation or supply may be required of the Owner during the rental period. The accommodation is rented for a maximum number of people specified at the time of your booking. Any additional tenant will be subject to additional billing up to the maximum occupancy of the accommodation. ELECTRICITY: Electricity is entirely the responsibility of the tenant. A meter for prepayment is available in the apartment. Electricity credits can be purchased online on site or in telecentres everywhere. WIFI: The codes will be given to the tenants and cannot be shared outside the Residence for security reasons. TV: Subscription to the Canal+ package (Access Package) available. The tenant may, if they wish, subscribe to another Plan at their own expense. COOKING GAS: The Owner provides a filled gas bottle at the entrance of each accommodation, the renter is responsible for replacing it as needed after use. Toiletries: The renewal of toilet rolls and soaps for personal use is the responsibility of the tenant. MAINTENANCE: A person cleans the apartment twice a week at the request of the tenant. Their work is limited to cleaning only. The Tenant will be responsible for the routine maintenance of the rented property, minor repairs unless they are caused by obsolescence, poor workmanship, construction defect, fortuitous event or force majeure. The Tenant will maintain in good condition of use, operation and functioning all the movable objects, equipment and fittings of the apartment, the Tenant will be required to replace in an identical manner any element for which the deterioration is attributable to the Tenant. For its part, the Lessor will be required to maintain the property in a condition to serve the use provided for in the contract and to make all repairs, other than rental, necessary for the maintenance and normal upkeep of the rented property. To this end, the Tenant undertakes to notify the Owner of any deterioration that they notice and which would require allocations at the Owner's expense. SECURITY: The building is under video surveillance. Access is via a badge given to the tenant. Also, tenants have the possibility to identify and authorize or not, access to their possible visitors from the videophone/intercom system installed in the apartments. Any person admitted by the tenant into the building or into their apartment is under their full responsibility. The landlord invites tenants to keep their apartment door closed. The owner is not responsible for any theft. The access door to the building is always closed for safety reasons. The Tenant is therefore asked to comply with this rule and to safeguard their building entry badge at all times. The terrace on the 4th floor is also accessible, especially for hanging laundry if needed. Its access door must be closed after use. GENERAL TERMS AND CONDITIONS OF USE: The tenant is asked to respect and ensure that any visitors respect the peace and quiet; no form of disturbance and disruption of the peace and quiet in the building can be accepted. Tenants undertake to occupy the premises in a responsible manner, not to disturb the neighborhood. They also undertake to comply with all planning, municipal, police, road, health and safety requirements. All forms of meetings and gatherings (parties and others) are prohibited in the apartments. Any breach of morality is prohibited in the apartments in accordance with the laws in force in Senegal.
