Little Barn Cottage at Fairview - South Downs.

Little barn cottage is located in the heart of the Meon Valley in Southdown’s national Park. A beautifully built, two bedroom, two bathrooms, oak framed cottage boasting a cosy but modern cottage feel. It has exposed beams, light open living areas nicely decorated. All basic amenities required within open plan living area. It shares the site of main house - Fairview. Close to the picturesque East Meon village. Ideal for walkers, cyclists & nature enthusiasts that like peace & quiet. The space The Little Barn cottage is a unique barn style cottage with open plan living area downstairs that has a kitchen/dining area & additional lounging area with TV & WiFi. The two sets of patio doors let the natural light flood in making it light & airy. From one of them you can go out onto a sunny patio area. The kitchen area itself has all the basic amenities you require: oven, hob, microwave, dishwasher, sink, kettle, toaster & built in fridge freezer. There is also a washer/drying machine. We also provide: hairdryers, hoovers, iron & ironing board should you require it. Off the kitchen area is a cosy lounge with exposed beams an electric wood effect fire. It is arranged as a TV area around a coffee table & with a large TV. There is also an additional sofa that is a double sofa bed if required. Up the stairs that are flooded with light from the Velux windows you arrive at a small landing. Two cosy bedrooms lead from the landing’s oak doors. Both bedrooms have 3 or more windows, flooding natural light in. Blinds & or curtains block out the light if & when required. The main bedroom has a lovely little modern en-suite bathroom with a bath/shower. Please note: You may have to duck down as these bedroom uniquely follow the roof line. There is a standard sized double bed & storage space in 2 chest of drawers. The second bedroom contains much wardrobe space & a large day bed that can be used as a single or can be doubled in size to make it a super king size. When it is a king it obviously restricts the area within the room, but the choice is yours. Therefore, ideally this lovely little home comfortable accommodates 3, but can accommodate up to 6. Ideal for couples or families. A travel cot is also available for use on request. Outside: the driveway is shared with our main family home Fairview. It leads from a quiet country Lane (Frogmore Lane). The cottage itself is detached but adjacent to Fairview - see pictures for proximity. The cottage does overlook our gardens, stables, surrounding countryside & gravelled parking area. There is an area for parking to the left of the Little Barn for guests use. There is a patio, that can be used by guests, which is accessible from the patio doors in the kitchen area & does lead onto a shared lawned back garden. There is a BBQ & seating area on the patio for your exclusive use. The patio is sunny throughout much of the day! Outside there is ample parking for multiple. The cottage can be accessed from either patio doors - side or front. There is a lock box for keys at the rear. The little barn has oak flooring in the kitchen area with underfloor heating for those winter months. The underfloor heating continues through into the carpeted lounge. Guest access Via a shared driveway off a country Lane. House accessible via patio doors at the front or side of the property. Ample parking for multiple cars & or a Horsebox. There is a lock box outside for the keys should the host not be available for your arrival or checkout. Other things to note There are animals on site or nearby, to be aware of - should you happen to have any allergies! The stable yard is bustling with horsey life & we have horses within our grounds. We ask however that guests do not feed them or go in the fields that they are in. This is for your safety and theirs. Thank you! We have 3 resident cats & Maggie our English springer Spaniel at Fairview too to be aware of. At times one may be nosey & peak through your windows! We welcome polite dogs to stay (up to two) but request that you respect the furniture & don’t allow them on the furniture. The outside is very open plan all around (front of cottage) so not secure entirely for letting dogs off leads - plus don’t wish for our cats to be chased! Children are welcome to play on lawns outside the front or in one of our fields/paddocks that might currently be animal free! You are more than welcome to meet the animals! We ask that our back garden to the main house remains private. Only metres away we have enclosed fields that they could run free in. Just ask which ones are not inhabited at present by an equine or sheep. We have more than ample parking for multiple cars. The surrounding countryside is spectacular; with ample choices of footpaths & byways for walkers, horse riders & cyclists alike. The nearby picturesque village of East Meon has the Meon river meandering through it, a cricket pitch, two traditional country pubs - The George & the Isaak, a beautiful ancient church & a useful but basic village shop. All within a 10-20 minute walk across the fields or down the Lane. We are also only 30 minutes from beaches, ten minutes from Queen Elizabeth country park, 30 mins from Winchester or Chichester and Petersfield itself is a lovely market town only a few miles away. Little Barn Cottage at Fairview is something we are very proud of and is a wonderful location for a peaceful, quiet and relaxing stay - to absorb that countryside feel!
