Exclusively yours, Hill House at The Eades is an 8-bed country house - please do enquire for how we can configure the bedrooms for your group! An ideal place to gather family and friends in luxurious comfort, the generously proportioned accommodation lends itself perfectly to celebrate those special occasions all year round. Walking distance to the village pub and town of Upton upon Severn ! Contact us for further information regarding our additional accommodation for larger groups The space Located less than half a mile away from Upton-upon-Severn near the M5, between Cheltenham and Worcester, with London (2hrs direct train), Birmingham & Bristol all within easy reach. Our HOT TUB can be hired in at an additional charge - please enquire! PETS are welcome subject to our pet policy, please ask for details. The spacious accommodation includes a large drawing room enjoying glorious views and benefiting from an open fire, a 16 seat dining room capable of seating up to 32 with trestle table extensions & a billiards room complete with snooker table and log burner. There are a total of 8 bedrooms sleeping 16 as standard in superking zip ‘n link beds which can be arranged as twin with a further 9 beds potentially available subject to an additional charge (so up to 25 separate beds in the house) and in addition 2 sofa beds in the billiards room. There are plenty of bathrooms to ensure a comfortable stay for all the family or group! Email us for our bedroom configuration form to see how the space can work for you. Standard set-up is a large double or twin configuration with the extra beds stored away. Bedroom 1: sleeps up to 5: principal bedroom has a large ensuite with roll top bath plus separate shower sleeps up to 4. Bedroom 2: sleeps up to 2: adjacent shower room shared with bedroom 3 Bedroom 3: sleeps up to 4: ensuite shower room (can be shared with bedroom 2) Bedroom 4: sleeps up to 3: ensuite shower room Bedroom 5: sleeps up to 4: adjacent family bathroom with roll top bath plus separate shower shared with bedroom 6 Bedroom 6: sleeps up to 3: family bathroom with roll top bath plus separate shower shared with bedroom 5 Bedroom 7: sleeps up to 2: ground floor bedroom with adjacent loo. Bedroom 8: sleeps up to 2: ground floor bedroom with ensuite shower room. Total bed space 25. Billiards Room: two small double sofa-beds available as back up pillow space! The House: Via email we can attach our bedroom options and configuration form, which includes our floorplan and a flyer with our extra accommodations. Hopefully you will see the space we can offer will comfortably accommodate you with a number of options, including a ground floor bedroom and shower room arrangement, (although it is not disability compliant, it saves having to take the stairs). In the house there are 8 bedrooms sleeping 16 as standard in superking zip ‘n link beds which can be arranged as twin with a further 9 beds available (so up to 25 separate beds in the house) and in addition 2 sofa beds in the billiards room. The maximum overnight guest capacity in the house is 27. We have a bedroom options and configurations form, so you can check to see if the space would work for your group. Additional overnight guests in excess of 16 in the house are £50 per person (per stay, not per night). The minimum charge for the house is on the basis of 16 guests being either a large double or twin set-up in each bedroom. Any bed space in excess of that regardless of number of people staying incurs the extra guest surcharge to cover the bed set-up and linen laundry fees (i.e. individuals wanting a double). If preferable we can take the reservation on the basis of 16 with adjustments to the set-up made closer to check-in as numbers are finalised (we understand how tricky coordinating larger groups can be!) Alternatively, why not consider some extra space in one of our boutique ancillary properties also on the estate (surcharges are per stay, not per night and subject to availability): The Shepherds Hut, a cosy cabin with double bed, kitchenette and shower room for a £175 surcharge; Lyons Lodge, a one bedroom cottage that can sleep up to x4 across the bedroom and lounge for a £275 surcharge; The Cabin in The Woods, a one bedroom cabin that can sleep up to x4 across the bedroom and lounge for a £375 surcharge; We can offer a package price special offer depending on what space you would like to book. Importantly, the vast majority of our beds are zip ‘n’ link which means we can make the rooms up as twin/double configuration. All the accommodation is at The Eades Estate, with all options other than The Hayloft at the same site and The Hayloft is 2 minute drive. Or enjoy our outside terrace and gardens to entertain with our family sized gas BBQ! We have plenty of outside seating but you can hire more in if necessary. Surcharge for the right to erect a marquee starts from £500 to £1,250 depending on requirements. The hot-tub that can accommodate 6-8 people - terms of use attached and subject a £250 surcharge. Pets: Pets are very much part of the family at The Eades Estate and please see attached our Pet Policy to ensure a pawfect welcome! Catering & Entertainment: Helen Owen events who has all sorts of marvellous entertainment options and private dining suggestions, catering to your specific wishes. We’ve also partnered with My Event Concierge: your one-stop-shop for all your party planning. The concierge team works with our guests to build the perfect package to complete their event; from Murder at the Mansion to Dinner Parties! They also offer a simple payment process to book multiple suppliers for your stay. Private chefs: Why not treat yourself with the Luxury Private Chef: Joshua Todd. Take a look at the menu of Worcester based Kieran Hunt or try a vintage mobile bar in a converted horsebox. Suppliers: The Butcheress: they do amazing skewers…… The Cold Chef: salads from Steven in Barnards Green. The Cake Tin - local baker who makes all sorts of delicious cakes Dining out: The Boathouse in Upton-upon-Severn offers a great breakfast, which is a good way to encourage everyone out the house! There are some excellent pubs and Upton is half a mile walk away with riverside bars, pubs, cafes. Within walking distance is The Boathouse This is a tapas restaurant along the river bank in Upton. We love it there. Further afield some of our favourites include: The Inn at Welland This is quite a formal pub/restaurant serving wonderful fine food. Booking is recommended at the weekend as it's very popular. The Swan at Hanley Swan This is a really popular village gastro pub, great for drinking but it also has a fabulous food menu. Again, booking at the weekend is essential. The Jockey Inn is another gastro pub with both great food and cocktail menus. Another one where booking would probably be required. The Rose and Crown Try out the specialty burger whilst the children enjoy the castle slide! The Yorkshire Grey Recently refurbished and offering a warm welcome The Plough & Harrow Located in nearby Guarlford have several vegan dishes on their menu. Activities: Local walks from the house (information attached). The Malverns are also a 5 minute drive away to one of the many small car parks to start exploring the hills. There are many local attractions from historic houses, gardens, theatres and Cider making – details can be found here: Ice Quest in Great Malvern - family run business with small ice rink, indoor laser quest and four escape rooms, with cafe 270 Climbing Park home to one of Europe’s tallest and the UK’s newest and mo st exciting high ropes course and activity tower Activity Centre at March Hare Leisure Centre offering karting, shooting, archery and more! Try Gorge Walking with Life Changing Activities - just over 30mins from the house. Go ape Forest of Dean or Wyre Forest (both less than an hour away). Immersive interactive team experience: There is also a darts bar in nearby Worcester. Shooting at South Worcestershire Ground nearby. Give Richard from Really Rural a call for activities brought to the house! BBC inflatables and activities event hire including providing bouncy castles, photo booths, Magic mirrors, soft play, rodeo bulls, go karts, bumper cars, laser quest, laser clay shooting, fairground style side stalls: Location: We are handily located not far from the motorway network (M50 J1 / M5 J8/J7) Trains run from London Paddington to nearby Pershore (a 15 minute drive) or Birmingham/Bristol to Great Malvern (a 10 minute drive). There is ample car parking at the house, with overspill in an adjacent barn yard if required. Taxis: Malvern based: M&M Cars Private Hire Pershore based: LM Private Hire Mini-bus and Coaches: Brookside Minibus or Avonside taxis for minibus hire. Coaches with Astons Coaches. Groceries & Shopping: Do please enjoy the eclectic range of independent shops our quaint riverside town of Upton-upon-Severn boasts! Not far from Hill House the other side of Upton-upon-Severn is a great small super-market with ample parking - Warners. There is also a Co-op and Spar in the town itself with easy parking either end of town in the car parks (as well as on-street). Malvern has a Waitrose and Morrisons as large super-markets and all main supermarkets deliver. In Malvern there is a selection of speciality shops including catering for vegans) and would recommend Faun. Cheltenham and Worcester or readily accessible too as large shopping destinations. Miscellaneous: Importantly, and not always in the forefront of the mind when selecting a property: We are located moments from a first class doctors surgery for any unforeseen medical requirements. There is a Boots in Upton-upon-Severn, 2 minute drive away. (24 hour Boots in nearby Malvern). There is a Post Office in Upton-upon-Severn. Events: If you are planning an event please read take note of the below: Although there are no specific wedding/engagement/event related extra costs (i.e. corkage), there are some options which we can package together depending on your requirements and the type of event you’re planning. Marquees and gazebos can be permitted subject to the event surcharge, as outlined below, but the arrangements are solely up to you and discussion with your supplier and as per the attached supplier T&Cs. Erection/dismantling must be within the period of your booking. We have plenty of parking in an area of hard standing next to the property. We will allow music outside/in a marquee until midnight. We do allow decorations but any damage to the property or clear up will be charged for and no confetti/glitter allowed as this is very difficult to clear up and dispose of. Please check eligibility as to whether a licence is required: Malvern Hill District Council. Pricing: Booking directly is the most cost effective way and please do reach our directly for a quote. Surcharges for inviting day guests on to the estate and the right to pitch a gazebo, stretch tent or marquee starts from £500 to £1,500 depending on requirements. Camping/campervans from £25 per pitch. **Please enquire about package prices or if you need to discuss working towards specific budgets!** Viewing: Viewing is strictly by prior appointment as it is a private estate and not a publicly accessible venue. If you would like to view in person what we have to offer, we have introduced a requirement to stay at a discounted rate in one of our properties (for one night if required in Lyons Lodge for £100 for example) to include a viewing. Mid week is preferred to ensure we can show you at our best but staying on a Saturday night, we can perhaps conduct the tour Sunday after guests have checked out (standard 10am but can sometimes be extended and always subject to availability). Alternatively we ask for a £35 fee without an overnight stay to schedule a viewing. We are able to keep our prices low because we operate Hill House and The Eades Estate ourselves. This means that we need to ensure time is well spent and owing to the number of enquiries we have received (given we do not advertise as a wedding/engagement venue per se) we found that this policy is required and hope you appreciate our position. There is plenty of private off road parking and is accessed by its own front door. Formal gardens available for your sole use are accompanied by a variety of private woodland and parkland walks which lead to public rights of way and the picturesque riverside town of Upton-upon-Severn. With origins dating back to Georgian times, the property has enjoyed an illustrious history, originally forming part of the extensive Ham Court Estate and more recently as home to Fred & Mercy Rimell of race horse training fame. Other things to note Wedding enquiries can only be made directly - not via Airbnb - you need to contact us directly to discuss packages which start from £6,000 for x3 nights. Events: If you are planning an event please read take note of the below: We are not a licensed venue. Our base tariff per night (subject to change) is as below which is for two nights based on 16 people, which includes house-keeping, linen and booking fees. November to February check-ins (exc Christmas/New Year) Friday/Saturday: £1,350 Sunday to Thursday: £900 March to October check-ins: Friday/Saturday £2,025 Sunday to Thursday: £1,350 There is a 10% discount for stays of x3 or more nights which we recommend for event based bookings. Surcharges for inviting day guests on to the estate and the right to pitch a gazebo, stretch tent or marquee starts from £500 to £1,500 depending on requirements.
