Hill House is exclusively yours throughout your stay — a spacious Georgian country house with room to gather together, as well as plenty of space to escape for a quiet moment. The house has 8 bedrooms and can accommodate up to 25 overnight guests, depending on your chosen bedroom configuration. The standard arrangement is for 16 guests, with additional beds available for larger groups. Most bedrooms have super-king zip-and-link beds, allowing us to configure rooms as doubles or twins to suit your group. We can also help you work out the best configuration for your particular party. The main house includes: • A large drawing room with glorious countryside views and open fire • A huge dining room seating 16 comfortably and capable of seating up to 32 with trestle-table extensions • A billiards room with full-size snooker table, log burner and two small double sofa beds • A well-equipped kitchen • 8 bedrooms • 5.5 bathrooms • Extensive private gardens, terrace, woodland and parkland • Plenty of private off-road parking Outside, enjoy the gardens, views and walking directly from the house. A 6–8 person hot tub can also be arranged for an additional £250. And because Hill House is part of The Eades Estate, we can offer additional accommodation on site for larger groups, taking total overnight capacity to around 40 guests. Hill House has 8 bedrooms and can sleep up to 25 guests, with flexible bed configurations. Standard arrangement — 16 guests: Each bedroom is normally made up as a super-king/double or twin, giving 16 guests a particularly comfortable configuration. Larger groups — up to 25: Additional single beds can be made available in the bedrooms for larger groups, subject to an additional charge. The exact configuration can be tailored to your party. Bedroom 1: Principal bedroom with ensuite bathroom; can sleep up to 5 Bedroom 2: Sleeps up to 2; adjacent shower room shared with Bedroom 3 Bedroom 3: Sleeps up to 4; ensuite shower room Bedroom 4: Sleeps up to 3; ensuite shower room Bedroom 5: Sleeps up to 4; adjacent family bathroom shared with Bedroom 6 Bedroom 6: Sleeps up to 3; family bathroom shared with Bedroom 5 Bedroom 7: Ground-floor bedroom sleeping up to 2, with adjacent WC Bedroom 8: Ground-floor bedroom sleeping up to 2, with ensuite shower room There are also two small double sofa beds in the billiards room which can provide additional sleeping space. Hill House sits on The Eades Estate, less than half a mile from the riverside town of Upton-upon-Severn, near the M5 and conveniently positioned between Worcester and Cheltenham. Despite its countryside setting, you're not miles from civilisation: Upton's pubs, restaurants, cafés and riverside walks are all close by. The house is also well placed for exploring the Malvern Hills and the Cotswolds, with Worcester and Cheltenham within easy reach. For guests travelling from further afield, London Paddington trains reach nearby Pershore, while Birmingham and Bristol are accessible via Great Malvern. There is ample parking at the house, with additional overspill parking available if required. Other things to note Wedding enquiries can only be made directly - not via Airbnb - you need to contact us directly to discuss packages which start from £6,000 for x3 nights. Events: If you are planning an event please read take note of the below: We are not a licensed venue. Although there are no specific wedding/engagement/event related extra costs (i.e. corkage), there are some options which we can package together depending on your requirements and the type of event you’re planning. Marquees and gazebos can be permitted subject to the event surcharge, as outlined below, but the arrangements are solely up to you and discussion with your supplier and as per the attached supplier T&Cs. Erection/dismantling must be within the period of your booking. We have plenty of parking in an area of hard standing next to the property. We will allow music outside/in a marquee until midnight. We do allow decorations but any damage to the property or clear up will be charged for and no confetti/glitter allowed as this is very difficult to clear up and dispose of. Please check eligibility as to whether a licence is required: Malvern Hill District Council. Pricing: Booking directly is the most cost effective way and please do reach out directly for a quote. Our base tariff per night (subject to change) is as below which is for two nights based on 16 people, which includes house-keeping, linen and booking fees. Surcharges for inviting day guests on to the estate and the right to pitch a gazebo, stretch tent or marquee starts from £750 depending on requirements. Viewing: Viewing is strictly by prior appointment as it is a private estate and not a publicly accessible venue. If you would like to view in person what we have to offer, we have introduced a requirement to stay at a discounted rate in one of our ancillary properties to include a viewing. Mid week is preferred to ensure we can show you at our best but staying on a Saturday night, we can perhaps conduct the tour Sunday after guests have checked out (standard 10am but can sometimes be extended and always subject to availability). Alternatively we ask for a £35 fee without an overnight stay to schedule a viewing. We are able to keep our prices low because we operate Hill House and The Eades Estate ourselves. This means that we need to ensure time is well spent and owing to the number of enquiries we have received we found that this policy is required and hope you appreciate our position.
