House (sleeps 8) is 4 bedrooms, a full sized kitchen, laundry, 2 bathrooms, fireplace, ducted aircon/heating, Studio (sleeps 3), kitchenette, wood fireplace, laundry, ensuite, Aircon Close to Boonoo Boonoo NP and other amazing places to explore NOTE: Studio (sleeps 3) is an additional cost. The space A town rich in history and fast becoming a hip and happening little place to stop and stay, Tenterfield has something for everyone. Great restaurants and cafes, quirky antique stores, wineries, museums and an abundance of national parks, there is every reason to stop and explore all Tenterfield has to offer. Our large but cosy place, with its stunning views over the hills, beautiful sunsets and the occasional storm makes for the perfect place for you and your family or friends to stay. You have everything you need, a hot tub with views over the west, a full size and fully equipped kitchen, an outdoor fire pit, beautiful red cedar french doors on most of the bedrooms with red cedar double hung windows for the fabulous breezes, leafy views out of all the windows and plenty of space to chill out. Abode has been booked out on many occasions by long term contractors as it is the perfect home away from home. In the summer you can enjoy the ambient temperatures that really do make summer here so lovely or visit in the winter and snuggle by the fire with a hearty local red wine and some local delicacies. You may even be blessed with snow! The autumn offers sunny days great for exploring, and chilly enough nights to light the fires all against the stunning array of colours in the changing landscape. Spring is simply stunning to see the landscape come back to life again with beautiful bursts of colour. You will receive complimentary tea, coffee, and condiments like salt/pepper, sauces etc to make your stay simple. We supply some firewood in the winter however please be mindful of guests after your stay as this is a limited supply. This is a beautiful place all year round with so many places to explore that are not too far away from Tenterfield. More details: BEDROOM 1 contains a plush king size bed, reverse cycle air-conditioning unit, large flat screen TV, ceiling fan and en-suite. This room enjoys two double hung red cedar windows and westerly views. BEDROOM 2 is also on the western side and enjoys beautiful westerly views and afternoon sun. There is an electric fireplace and a brand new plush king bed and built in wardrobes. There is also a ceiling fan reverse-cycle air con and red cedar french doors that open onto the fully enclosed spa/sunroom. BEDROOM 3 is on the eastern side of the house with own access to main bathroom, queen bed, ceiling fan, wardrobe, small tv and French doors that open out onto the front porch BEDROOM 4 has one queen bed, ceiling fan and wall mounted tv The maximum the house sleeps is 8. **STUDIO** Sleeps 3 (Only available for long term bookings and will incur additional costs) This has a queen bed, sofa bed, mini wood fireplace, kitchenette, ensuite, aircon, TV and condiments. Booking must be for 11 people to access studio as part of your booking. Any rooms that are surplus to your booking will be locked to save on cleaning and linen costs. All our linen is new and towels provided. The kitchen has a Smeg oven, dishwasher, microwave, fridge/freezer, toaster and kettle. We will supply tea, coffee, sugar, salt/pepper, some condiments and alfoil and cling wrap. there is a Coles store in the main street of Tenterfield for all your other needs. We have fully enclosed the sunroom with bi-fold doors that open up the whole western and northern side of the room. In here we have a sound dock, 6 person dining table and chairs and a comfy lounge, large flat screen TV and dart board.. Outside: We have a webber BBQ, tables and chairs, basketball hoop and Trampoline also on site. (Please use these at your own risk!) and mini bush pool (aka poly tank pool built into a large westerly facing deck. Inside we have books, and board games. Please note: we share our gardens with all kinds of amazing animals, including snakes at certain times of the year. Please walk with awareness. Guest access You are welcome to explore the near 3 acres of natural bushland at the back of the property. Please respect boundaries and private property by staying within the fenced area of the property. Any rooms that are surplus to your booking will be locked. If you wish to have access to the whole house but have a small booking, please book for 8 people, if you wish to book the house AND the studio please book for 11 people. This property is perfect for long term stays too as it is fully equipped. We have hosted many contracting companies who return to stay due to the suitability of the home to their away from home needs and close proximity to town (less than 5 kms). Weekly cleaning/maintaining of property can also be negotiated for your stay. This is to ensure our property is well looked after during those longer stays. Other things to note We are on tank water so rely on our precious resource from the heavens above. Please be conscious of this limited resource by minimising showers, taps and washing machines. Plus be mindful of guests booking after your stay. The house is also completely reliant on a septic system which means all our waste water goes underground. Please do no flush anything down the toilets (other than toilet paper) or sinks and please only use the detergents provided as they are "Septic Safe" No open fires! Only utilise the fireplaces and fire pit. Never leave fires unattended. Grass fires can catch and spread very quickly. NEVER light any outdoor fires if there is a fire ban. Firewood, we can supply for an added cost. Rubbish: We are not on the council waste collection services so all rubbish must be taken with you. We ask you to leave the property as you found it, that is without rubbish. Thank you. If we are able to take some rubbish for you we will let you know NO SMOKING, even with this rule in place we are finding cigarette butts in our gardens. If you wish to smoke then this is not the property for you. If you wish to quit, please contact me as I am a fully qualified therapeutic hypnotherapist and help people to quit smoking. NO PARTIES respect our neighbours by keeping late night noise to a minimum. Any rooms that are surplus to your booking will be locked to save on cleaning and linen. There is no responsibility on behalf of Abode @ Tenterfield for any injuries sustained by yourself or your fellow guests whilst on the property. Please feel free to bring towels. We supply one towel per guest. The spa is subject to availability. This is also turned off over summer as is not needed, As we rely on tank water, if the tanks get low the spa will be turned off. We shut it down periodically for maintenance reasons and at times is out of use in peak seasons due to excessive use. Please always close lid and DO NOT turn the spa off at the wall, only on the spa itself. Do NOT change the settings. We do our best to ensure it’s working for your stay however this is not guaranteed Additional guest charge of $150 applies if the spa water has to be replaced after your stay. Owners will need to access spa weekly to clean filters and balance chemicals, this will be organised with guests at time of booking. Our hot water and stove is run off gas. It may at times run out depending on usage. If this occurs, the bottles need to be switched. This is easy to do, there is always a spare gas bottle next to the bottle attached to house.
