✅ Please message me before booking. A quirky private room in a cosy home shared with your hosts and 3 friendly cats. The room is usually my craft/storage space, but I turn half of it into a private, cat-free guest room during your stay. You get your own bathroom just outside the room. You’re welcome to use the well-equipped kitchen — Freckles the cat often wander in. Single occupancy comes with a small discount. For two guests, if you need 2 separate beds, there’s a one-off extra charge. The space ✅ PLEASE CONTACT ME FIRST To help me make sure the room and setting are suitable for your stay, please contact me before making any ‘booking request’ and introduce yourself by briefly answering the following: 1. Where are you from, and what do you do for a living? 2. Who will be staying with you? Please include their gender, occupation, and relationship to you. (If any children are included, please mention their ages.) 3. What brings you to London, and what are your plans during your stay? 4. Does anyone in your group smoke? Sorry, this room is strictly for non-smokers. If we discover that the information provided is untrue, you may be asked to leave immediately and no refund will be issued. 5. What time do you plan to arrive? (this is especial to know if it is outside social hours) - ABOUT THIS ACCOMMODATION - This used to be a spacious family room that could host up to six people. Now half of it is my storage area, and the other half serves as a simple, cozy guest room — perfect for one person or a couple staying short term. The room has a comfortable sofa bed, a good-sized table, clothes storages and two bright windows that bring in plenty of light and make the space feel calm. I’ve divided my private storage area with a curtain to keep the room tidy and welcoming. A bright bathroom just outside the room is reserved for your private use, though it’s shared with our cats. I may pop in once or twice a day to clean their litter tray or collect cleaning supplies from the bathroom. Next to the guest room and bathroom is a small, well-equipped shared kitchen — our cats’ playground too. You’re welcome to use it anytime, but please have your meals in your room and avoid using the kitchen area as a lounge for watching videos or making phone calls. Washing machine is in the kitchen. You’re welcome to use the washing machine anytime between 8 a.m. and 9 p.m. to avoid noise during quiet hours. Please note that we live with three friendly cats who freely roam shared areas — they bring joy and a bit of character to the home! 🛄 Flexible Luggage Keeping: Check-in is normally after 3 p.m. and check-out before 11 a.m. I’m happy to store your luggage before check-in (if the room isn’t ready yet) or after check-out. Please note that if the previous guests haven’t checked out, it won’t be possible to use the toilet or bathroom when dropping off your luggage, as these facilities are still reserved for the current guests. Although check-in time can be flexible, we need to arrange your arrival in advance so I can plan my day accordingly. - LOCATION - 🚆 Getting Around Our flat is in London Travelcard Zone 2, conveniently located about a 10–13 minute walk to New Cross or Brockley stations, or a 5-minute (3-stop) bus ride from New Cross Gate. From both New Cross and New Cross Gate, you can reach London Bridge in just one stop (about 7 minutes) — perfect for exploring the City of London, Borough Market, and the Tower of London. Please note that London is a very large city; travelling to the west side of central London may take around 50–60 minutes. 🚉 Nearby stations 1. Brockley – about 12–15 minutes’ walk (recommended for first-time visitors) 2. New Cross – about 10–12 minutes’ walk (one stop to London Bridge) 3. New Cross Gate – about 15–17 minutes’ walk; convenient for shopping or dining on your way home, or catching a bus (the next stop is Brockley). All three are Rail and Overground stations. 4. Deptford Bridge – about 13–15 minutes’ walk (Docklands Light Railway) 5. Deptford – about 15–17 minutes’ walk (Rail station; direct trains to St Pancras Station; good for shopping and dining nearby) 🚌 Buses Bus stops are less than a 3-minute walk away, with frequent day-and-night services on routes 21, 321, 136, 436, 171, 172, and others. In London, your second bus ride within one hour is free of charge. 🚗 Parking If you’re arriving by car, street parking outside our flat is free. 🏡 Neighborhood Highlights Our flat is located in a peaceful residential area between New Cross, Brockley, and Deptford — three vibrant South-East London neighbourhoods known for their creative atmosphere, local markets, and friendly community. Goldsmiths, University of London is less than a 10-minute walk away, making our place especially convenient for visitors, short-term students, or those attending events at the university. You’ll find independent cafés and small restaurants within a 5–15 minute walk. Brockley and Deptford both have lively weekend markets and plenty of local pubs, vintage shops, and international eateries. For groceries, there are several supermarkets nearby, including ASDA, Sainsbury’s Local, and Tesco Express. A larger Sainsbury’s can be found near New Cross Gate station, along with many takeaway options and small shops. If you enjoy green spaces, Telegraph Hill Park and Hilly Fields are both within walking distance. The World Heritage Site Greenwich Park is about a 30-minute walk away. This part of London has excellent public transport links yet still feels calm and local — a nice balance between the buzz of the city and a homely neighbourhood vibe. Guest access Guests have access to most shared areas of the flat, including the kitchen, bathroom, and backyard garden. In those space, some areas are for storage only and remain private. ⸻ 🍳 Kitchen Guests are welcome to use the kitchen and cooking equipment for preparing and enjoying meals. You can use the kitchen anytime when it’s free, and we’ll coordinate cooking times if needed. A designated basket is provided for guests to store dry food, as well as a shelf in the fridge. Please note that freezer space is very limited. Tea and instant coffee are available for you to help yourself. We also have Italian and French-style coffee makers — feel free to bring or buy your own ground coffee if you’d like to brew some. We’re happy to share jam, marmalade, butter, oil, salt, pepper, herbs, and sauces (like ketchup or mayonnaise) when available for short-term guests’ convenience. (These are not guaranteed supplies, but small extras we offer when we have them in stock.) Please note that this kitchen is also used for housekeeping tasks (such as cooking, laundry, and feeding the cats) and is part of our cats’ playground. While it’s cleaned before your arrival, it may not always look like a show kitchen — thank you for understanding. Please help by sorting rubbish into the correct bins according to local recycling rules. If the system seems complicated, don’t worry — you can leave it to me. You may close the kitchen door while cooking to keep the cats out. If the kitchen door is closed, it usually means we’re reducing noise, preventing cooking smells, or keeping cats away — you can still access the kitchen unless otherwise noted. ⸻ 🧺 Laundry There’s a washing machine in the kitchen that guests can use at a reasonable frequency — for example, once every few days with a half or full load, rather than washing just a few items. You’re welcome to use our basic detergent. The machine includes a dryer, but it doesn’t dry clothes completely, so please don’t use the dryer function. To dry your laundry, you can use the clothes airers provided — either in your room (with the dehumidifier on) or outside in the backyard garden on sunny days. Please use the washing machine between 8 a.m. and 9 p.m., as the spin cycle can be noisy. If you’re using it for the first time, please ask me for a quick demonstration. ⸻ 🪴 Backyard Garden Guests have access to the shared back garden, which can be reached through the alley next to the building. You’re welcome to use it for drying laundry, outdoor dining, relaxing, or light exercise. Please keep the area tidy after use and be mindful of our neighbours. During your stay I respect guests privacy and understand if you prefer to keep to yourself. At the same time, I am happy to share local tips or general travel information. I might have a friendly chat with you if we meet in the kitchen, but please feel free to message me anytime if you have any questions. Other things to note ❗️Important things to note: 1. Cats must not enter your bedroom 😽 Please keep your bedroom door completely closed at all times — cats can easily push it open. If they get inside, they might use your clothes or bedding as their toilet. 2. Kitchen and bathroom doors 😽 Cats need access to both areas. You can close the kitchen door while cooking or eating, but please reopen it after use. Leave the bathroom door open once finished so cats can reach their litter tray. 3. Cat noise and toilet accidents 😽 Our home has three cats (sometimes more), so you may occasionally hear them meowing or running around, and there might be toilet accidents with unpleasant smells at times. If an accident happens, please let me know and I’ll clean it as soon as possible. However, if I’m not at home and it happens in your bathroom or just outside your door or behind flat door (oops!), you may need to clean it temporarily for your own comfort and use of space. 4. Access to my storage 📦 I won’t enter your room unless it’s an emergency. However as part of the room is my storage, I may need to access it occasionally — always arranged in advance. 5. Fair use of heating 🌿 For environmental reasons, we don’t use heating in summer or when it’s above 15°C. In spring and autumn, heating runs in the early morning and evening but not overnight. If you’re sensitive to cold, please bring warm clothing — extra duvets are provided. 6. Energy and sustainability 🌿 Please turn off lights, heaters, and appliances when not in use, and keep windows closed when the heating is on. To save energy and water, please avoid running the washing machine every day or requesting towel changes daily. 🏠 General House Rules 1. Visitors No unregistered visitors, extra overnight guests, parties, or events. ⸻ 2. Kitchen use 🍳 Use the kitchen for light cooking only (no deep-frying or heavy-smoke cooking) and please clean up after each use. Sort rubbish into the correct bins according to the local recycling guide. ⸻ 3. Quiet hours (10 p.m.–8 a.m.) ⏰ Please respect our neighbours by keeping your voice and footsteps low. Avoid loud calls, music, slamming doors, or running the washing machine during these hours. You may return or shower anytime — just keep your voice down during quiet hours. ⸻ 4. Cleanliness and hygiene 🧹 Your room and shared areas are cleaned before your arrival. After that, you are responsible for keeping your space and shared areas clean after use. Feel free to ask me if you need cleaning supplies or extra bin liners. ⸻ 5. Avoid stains on bedding or fabrics ⚠️ You may dine in your room (there’s a table). Please don’t eat or drink on the bed to avoid stains or spills. If any items become permanently stained or damaged, we may ask for reimbursement to cover cleaning or replacement costs. ⸻ 6. Security 🔑 Our flat’s front door doesn’t lock automatically. Always use your key to lock it when leaving or returning, and double-check that doors and windows are secure. ⸻ 7. No drugs or open flames 🔥 The use of drugs, incense, or candles is strictly prohibited anywhere indoors (except for normal cooking in the kitchen). ⸻ 8. Strict non-smoking policy 🚭 We only host non-smokers. Smoking or vaping is not allowed anywhere inside or outside the building. If a guest is found smoking or has provided false information about smoking status, we reserve the right to ask them to leave immediately without refund, as this violates our house rules and affects future guests. ⸻ 9. Internet use 🛜 Please do not download or stream pirated or illegal content.
