Nestled among vineyards and open meadows, the house is ideal for a relaxing getaway. On the ground floor, you’ll find a cozy living room with a fireplace, a double sofa bed, and a comfortable fold-down wall bed – perfect for two guests. There’s also a Smart TV for your entertainment. The bathroom includes a washing machine, toilet, sink, and bidet. The fully equipped kitchen features everything you need, including multiple coffee machines, a microwave, and a dishwasher. One of the highlights is the spacious terrace – ideal for breakfast in the morning sun or a cozy barbecue in the evening. It seats up to eight people and features roll-down shades that provide shelter from wind or cooler temperatures. Thanks to this, you can comfortably sit outside well into October or even November – and enjoy spring mornings in March and April. Upstairs, you’ll find two generous bedrooms with double beds, as well as a charming sleeping alcove in the hallway – perfect for one or two children (approx. 160x180 cm). This floor also includes a bathroom with shower, bidet, toilet, and sink – and a window with a stunning lake view. The upper terrace offers breathtaking views stretching all the way to Sirmione. The house is modern and carefully maintained – we renovate and refresh it every year to ensure high standards. I personally work hard to keep the house exceptionally clean and can guarantee a well-disinfected and welcoming space for every guest. Other things to note ITALIA LIVING VILLA RULES Dear Guest, To ensure the safety and comfort of ITALIA LIVING guests during their stay we have established some guidelines. If the house rules are not respected, the customer will receive a fine of 1500 euros and Italia Living reserves the right to refuse further hospitality to a guest who disturbs other guests. Check in place starting from 15.00. Latest check out time 10.00. Italia Living provides the key to the guest upon check-in. The guest's ID card/passport must be presented upon arrival for registration. Guests must return the keys upon departure. It is forbidden to invite other guests who are not registered. If a guest wishes to receive visitors, the request must be made directly to ITALIA LIVING and the visitor must be registered. Visitors must be approved by Italia Living and will be charged 45 Euros per person. From 23.00 – 09.00 is the time for night rest. Day rest time 13.00 - 15.30. We invite each guest to be careful during this time and not make any noise that may disturb other guests. Music is not permitted after 23.00. For guests' convenience, a safe is provided in the room closet. ITALIA LIVING is not responsible for any damage or loss of your personal belongings. In the event of a loss, guests must immediately inform ITALIA LIVING. We recommend that you check the safe in your room upon departure. It is forbidden to smoke indoors. Italia Living assumes no responsibility for any damage to guests' vehicles in the car park. Pets are not permitted. THE POOL IS NOT supervised by a lifeguard. Users assume all forms of responsibility near the pool. There is a shower that must be used before entering the water. It is also mandatory to tie your hair up before entering the pool. Balls, mattresses and other inflatable items are not permitted in the pool. Picnics and barbecues are not permitted in the pool area. The pool area is shared with five other villas. Running, pushing, diving and jumping on the pool surface are prohibited. It is forbidden to play games or exercises that are dangerous or disruptive to other swimmers. The use of radios or other similar systems that create disturbance is prohibited. Partying is not permitted in the pool area and you must respect other guests. Music is not permitted in the pool area and after 21.00 the pool is closed. If you smoke in the pool area, it is important not to throw your butt on the grass as there is a risk of fire. If a guest loses or does not return their keys, they will be obliged to pay a charge of 50 Euros. It is not permitted to remove room equipment (pillows, blankets, towels) from the villa. If you have any suggestions regarding our service or if you have any technical problems, please inform us as soon as possible so that ITALIA LIVING can resolve the problem. In case of damage to the property worth less than 100 Euros, the guest will have to reimburse 30%. In case of damage to objects with a value exceeding 100 Euros, the guest will have to reimburse 90%. Balls, mattresses, and other inflatable items are not allowed in the pool. Picnic and BBQ are not allowed in the pool area. The pool area is shared with five other villas. Running, pushing, diving, jumping on the bath floor are prohibited. It is forbidden to make dangerous games or exercises or disturbances for other bathers. And the use of radio or other similar systems that create disturbance is prohibited. No partying is allowed in the pool area and other guests must be respected.
