The cottage is located in a chestnut grove nestled in the mountains. At 700m above sea level you will enjoy stunning, panoramic views. If you are a nature lover, outdoor fan, rather sporty, in search of peaceful serenity and rest, you will love the place. There is neither TV nor WiFi but you will be connected to an unspoiled nature. The mobile coverage works fine so you are always contactable and, if needed, you can always use a 3G or 4G stick. LOCATION: +/- 100 Km South of Rome, mid way between Rome and Naples in the heart of the Apennines mountains. The cottage is located 1.3 km away from a secured parking lot. It is accessible via a footpath and via an access road for 4-wheel drive vehicles only. Note: Time between the parking lot and the cottage by foot: 25 min. uphill - 18 min. downhill. EQUIPMENT: The cottage offers a good level of comfort including: 80m2 of living space, hot and cold running water and electricity. Living room: Leather sofa and armchair. Kitchen: Fridge, gas hop, mini electric oven, toaster, crockery, washing up liquids, cleaning products. Bathroom: Sink, shower, toilet bowl, bath towels, shampoo, soap, hairdryer, standing dryer. 2 Bedrooms: Double bed, linen. Mezzanine: 2 single beds, linen. Shed: tools, etc... THE CHERRIES ON THE TOP: The intact surrounding nature. The breathtaking view overlooking the Valcomino valley (Valle di Comino). The 75m2 pond where, in the summer time, you will see beautiful flowering water lilies. Note that the pond is unfit for bathing. The hot tub under the shade of a tree, so you can relax while admiring the breathtaking view of the valley. The external solar shower. The barbecue. The seasonal fruits available for you to pick: figs, plums, walnuts, chestnuts. LOGISTICS: On your arrival and departure I will personally take care of driving you and your luggage to and from the cottage with my 4-wheel drive car (10 min. trip from the parking lot). On request I can take care of delivering your groceries on the spot once or twice a week for a small charge. Walking at an average pace, it will take you about 30 min. to walk from the cottage to the nearest bar and 45 min. to reach the village of Atina. Note: Time between the parking lot and the cottage by foot: 25 min. uphill - 18 min. downhill. ACTIVITIES: If you are a sporty nature lover and you are in search of relaxation, peace and quiet, the cottage and its surroundings will be perfect for you. If you are a walker, hiking in the surrounding mountains can be organised. If you are a biker, you will be able to discover many paths and roads in the surroundings. Although the local gastronomy and cultural heritage are very rich, Atina and the Valcomino valley are relatively unknown touristic destinations, so you still have time to discover an authentic and little-known spot of Italy. In summer many festivals and popular events are organised by various villages of Valle di Comino (Atina, Alvito, Casalattico, Casalvieri, Gallinaro, Picinisco, San Biagio Saracinisco, San Donato, Settefrati, Vicalvi, Villa Latina, etc.). The sheepfold is located in a chestnut grove at an altitude of 700 m in the middle of the mountain. The estate will appeal to nature lovers, who are rather sporty, who love the outdoor life, in search of calm, tranquility and serenity. There is no TV or WiFi but there is the best connection, the one with nature. However, the mobile network is well assured, so you can remain reachable at any time and, if necessary, you can always use a 3G or 4G key. Die Almhütte befindet sich im Gebirge auf 700 Meter über dem Meer in einem Edelkastaniengarten. In dieser Höhe erfreut man sich atemberaubender Panoramen. Wenn du die Natur liebst, gerne im Freien, sportlich und auf der Suche nach Ruhe und Entspannung bist, ist diese Almhütte in dieser Umgebung perfekt für dich. Dort oben wirst du weder Fernsehen noch WiFi Verbindung finden, dafür aber die beste Verbindung – zur Natur selbst. Das Mobilnetzwerk funktioniert aber einwandfrei, sodass du jedenfalls immerichbar bist. Im Bedarfsfall kannst du auch einen 3G oder 4G USB-Stick verwenden. LAGE Rund 100 km südlich von Rom, auf dem halben Weg zwischen Rom und Neapel, in den Bergen des Apennin. Die Almhütte ist 1.3 km von einem gesicherten Parkplatz entfernt. Achtung! Die Almhütte ist über einen Wanderweg oder einen ausschließlich für Geländewagen befahrbaren Weg Gehzeit zwischen Parkplatz und Almhütte: 25 min. hinauf – 18 min. hinunter. AUSSTATTUNG Die Almhütte bietet guten Komfort: 80 m2 Wohnraum, fließendes Wasser (kalt und warm) und Strom. Wohnzimmer: Ledersofa und Lehnsessel. Küche: Kühlschrank, Kochplatte, kleiner elektrischer Backofen, Toaster, Geschirr, Spülmittel. Badezimmer: Waschbecken, Dusche, WC, Badetücher, Shampoo, Seife, Haartrockner, Wäscheständer. Zwei Schlafzimmer: Doppelbett mit Bettwäsche. Mezzanin: Zwei Einzelbetten mit Bettwäsche. Schuppen: Werkzeuge, usw... DIE SAHNEHÄUBCHEN Mitten in intakter Natur. Fabelhafter Ausblick über das Valcomino Tal (Valle di Comino). Der Teich mit einer Fläche von 75 m2, in dem im Sommer zarte Seerosen blühen. Achtung: Der Teich ist nicht zum Baden geeignet. Die Badetonne (hot tub), in der du dich vor dem wunderschönen Panorama des Tales im Schatten eines Baumes entspannen kannst. Die Außen-Solardusche. Der Griller im Garten. Lokales Obst der Saison zum Pflücken: Feigen, Pflaumen, Walnüsse, Edelkastanien, ... LOGISTIK Am Tag deiner Ankunft und am Tag deiner Abreise werde ich dich und dein Gepäck (natürlich auch deine Begleitung) mit meinem Geländewagen bis zum Chalet fahren (10 min. Fahrzeit vom Parkplatz). Bei Bedarf kann ich gegen eine geringe Aufwandsentschädigung ein oder zwei Mal pro Woche Lebensmittel und Sonstiges mit meinem Wagen zur Almhütte liefern. Wenn du ein durchschnittlicher Wanderer bist, vagichst du von der Almhütte die nächste Bar in ca. 30 Minuten und das Dorf Atina in ca. 45 Minuten. AKTIVITÄTEN Für sportliche Naturliebhaber, die Entspannung, Frieden und Ruhe suchen, ist die Hütte und ihre Umgebung perfekt. Für Wanderer können in den umliegenden Bergen Wanderungen organisiert werden. Für Radfahrer gibt es rundum viele Wege und Routen zu entdecken. Obwohl die Gastronomie und die Kultur dieser Region viel zu bieten hat, sind Atina und das Valcomino Tal touristisch noch eher unbekannt und so hat man noch die Möglichkeit diese authentische und wenig bekannte Ecke Italians zu entdecken. Im Sommer finden viele Veranstaltungen und Volksfeste in den Gemeinden des Valle di Comino statt (Atina, Alvito, Casalattico, Casalvieri, Gallinaro, Picinisco, San Biagio Saracinisco, San Donato, Settefrati, Vicalvi, Villa Latina, etc.). La baita si trova in un castagneto a quota 700m in piena montagna. Se sei un amante della natura, della vita all 'aperto, piuttosto sportivo, in cerca di calma, tranquillità e serenità...è il posto giusto per te! LOCALIZAZIONE: +/- 100 Km a sud di Roma, a metà strada tra Roma e Napoli negli Apennini La baita dista 1.3 km da un parcheggio protetto ed è raggiungibile tramite un sentiero pedonale ed una strada sterrata e dissestata solo accessibile a veicoli fuoristrada. Attenzione! Tempo di percorrenza dal parcheggio alla baita a piedi: 25 min. per salire – 18 min. per scendere. EQUIPAGGIAMENTO: La baita offers a buon livello di comfort: 80 m2 di spazio abitabile, acqua corrente (calda e fredda) e corrente elettrica. Soggiorno: sofà e poltrona in cuoio. Cucina: fridge, piano cottura a gas, mini forno elettrico, tostapane, stoviglie, prodotti per la pulizia. Bagno: lavandino, doccia, water, phon, asciugamani, shampoo e sapone, stendibiancheria. 2 camere: letti matrimoniali, piumoni, biancheria necessaria. 1 soppalco: 2 letti singoli, piumoni, biancheria necessaria. 1 ripostiglio: attrezzi vari. LE CILIEGINE SULLA TORTA: L 'ambiente circondante è incontaminato: sarai circondato dal verde! Il panorama mozzafiato della Valle di Comino. Il laghetto di 75 m2, dove in estate fioriscono delle meravigliose ninfee. E' da notare che il laghetto è unexpected alla balneazione. L 'idromassaggio esterno (hot tub), all'ombra di un albero, per rilassarti e al contempo gustarti il magnifico panorama della valle. La doccia solare esterna. Il barbecue La frutta di stagione sul posto: fighi, apple, noxious, castagne... LOGISTICA: Il giorno in cui arrivi e il giorno in cui riparti avro' personalmente cura di accompagnarti sul posto e far recapitare i tuoi bagagli presso la baita. Nel corso del soggiorno e a richiesta, posso consegnarti gli acquisti correnti sul posto una o due volte la settimana mediante una modica somma. Se vai a piedi e sei un camminatore di livello medio raggiungerai il bar più vicino in 30 minuti ed il paese a valle in 45 minuti. Attenzione! Tempo di percorrenza dal parcheggio alla baita a piedi: 25 min. per salire – 18 min. per scendere. ATTIVITA’: Se sei un amante della natura in cerca di riposo, tranquilità e serenità, la baita ed i suoi dintorni saranno perfetti. Se ami camminare, sarà possibile organizzare escursioni in montagna. Se sei un ciclista, ci sono vari percorsi da scoprire nei dintorni. In estate vari eventi e sacre popolari vengono organizzati nei vari paesi della Valle di Comino (Atina, Alvito, Casalattico, Casalvieri, Gallinaro, Picinisco, San Biagio Saracinisco, San Donato, Settefrati, Vicalvi, Villa Latina, etc.). Benché la gastronomia e il patrimonio culturale del territorio siano molto ricchi, Atina e la Valle di Comino non sono ad oggi mete turistiche affollate. Sei dunque in tempo per venire a scoprire un angolo dell 'Italia rimasto ancora incontaminato!
