Comfortable, welcoming apartment in a villa, with a terraced garden and lake view – the perfect base to explore Lake Maggiore. Originally a hayloft, now fully renovated (2020), it offers a cosy space tastefully furnished. The apartment accommodates 4 guests and is equipped with all modern comforts. Open-plan living area with kitchenette and dining space. Blue bedroom: 1 double bed. Green bedroom: 2single beds (or 1 double). Each room has a small desk, and 4G Wi-Fi available. The space The building contains two apartments. Originally, the property was an old hayloft. The apartment where you’ll be staying is on the ground floor – once the area where the animals used to sleep. Don’t worry, though – it has since been completely renovated and is now a comfortable space from which to explore Lake Maggiore! Inside, guests enter an open-plan area with living room, dining area, and kitchen. A dining table with chairs offers the perfect spot for breakfast or for meals during the cooler months, while a stylish sofa provides a more relaxed place to sit. The kitchen is well equipped with everything needed for your stay. Moving further into the property, you’ll find two bedrooms. The first features a double bed, bedside tables, and a wardrobe. The second can be set up either with two single beds or one double bed, depending on your preference. This room also offers generous storage space, and both bedrooms have a small desk – ideal for guests who may need to work during their stay. The bedrooms share a bathroom, which is modern in style, decorated with light cream tiles and fitted with a corner shower, washbasin, and toilet. The property is tastefully furnished in a clean, simple, and contemporary style. Outside, the garden is terraced. From the upper terraces, guests can enjoy views of the lake over the rooftops below. On the terrace there is an outdoor table and sofa – perfect for al fresco dining. In the garden, sun loungers and deck chairs are available, and there is also a swimming pool for guests to use during the summer period (from 21st June to 20th September). Guest access Guests have exclusive access to the ground floor apartment and the terrace in front of the house. You can park the car in the parking area inside the garden at the lower terrace. From the apartment there is exclusive access to the laundry room. The first floor terrace is private for the host. The other spaces are shared. Other things to note Behind the house, at the top of the hill and bordering the property, runs a railway line with occasional freight and passenger trains. Usually, train traffic is very limited and occurs only during the day (any disturbance is generally limited to a light vibration when a train passes). Internet access is provided via password-protected Wi-Fi. The 4G network (maximum speed 30 Mbps, average 10 Mbps upload and 5 Mbps download) may be unstable at times. The swimming pool is shared and available for use during the summer months (typically from 21st June to 20th September). On rare occasions, it may be closed for maintenance. The access road to the house is rather narrow and steep. Some guests prefer to park on nearby streets to avoid inconvenience. Security cameras are present: one facing the entrance gate, one towards the parking area, one at the back of the house, and a panoramic one covering part of the rear garden. The building is not connected to a gas supply. In accordance with Article 13 of Decree-Law 145/2023, the installation of combustible gas and carbon monoxide detectors is not required.
