The B&B is in the hills, near the castle walls of a medieval village, with direct access to the countryside. The sea, which has been awarded the BLUE flag, is 6 km away, and a golf course is 2 km away. The property has 3 levels and a room on each level. Each room has private access, air conditioning, independent heating, a private bathroom, a TV, a fridge and food warmer area, and free WiFi. Guests can use the kitchen. The property has a large garden, a sunroom, and a barbecue area. The space Room 1 offers direct access to the garden and is the preferred solution if you are traveling with a pet; room 2 is on the second floor and has a balcony overlooking the valley and the Sibillini Mountains. There is also access to a large, equipped common terrace; room 3 (basically a small suite) is on the third floor and has a private terrace with a panoramic view that sweeps from the sea to the Sibillini Mountains, encompassing the entire valley. All rooms have independent access. However, with the configuration of the structure, rooms 2 and 3 can be made independent and isolated, transforming them into a single living solution. This option is ideal for families who want more autonomy, privacy, and amenities. It's important to note that to take advantage of this solution, rooms 2 and 3 must be free at the time of booking, so interested guests are advised to book well in advance. Prices are calculated per room and include breakfast and daily room cleaning. To ensure maximum hygiene, specific products - Medical Surgeon - are used for cleaning and disinfection. Also, with each guest change, the rooms are sanitized with ozone. Small pets can be accepted as long as they are quiet and well managed. Pets cannot be left unattended in the room, and the room must be available for cleaning. They can also enjoy the large garden, which offers a solarium with a solar-powered hot shower and a barbecue area. For nature lovers, there are opportunities for country walks in the olive grove below. During your stay Guests can receive suggestions for exploring the surrounding area and can communicate via email, SMS or phone for anything they may need. In some cases, they can share direct nature-related and/or artistic experiences with the owners. Check-in is from 3:00 p.m. to 7:00 p.m., unless there are special needs. Please let us know your expected arrival time at least in the morning of the same day. • At check-in, the valid identity documents necessary for the registrations required by the current regulation must be delivered. The data will be processed in accordance with legal obligations. • Families are allowed, and in the case of groups of adults who do not belong to the same family, guests must be at least 18 years of age. • On the day of departure, the room must be vacated by 10:30 a.m. • Breakfast is served in the designated area from 8:00 a.m. to 10:00 a.m. Please let us know about any known food intolerances or allergies. • Bathroom linens are changed every four nights. Bed linens are replaced weekly, except for special needs. Additional changes of bath and bed linens, at the customer's request, will cost €5. • The rooms will be cleaned daily between 11:00 a.m. and 1:00 p.m.; any changes are to be agreed upon. • Smoking is absolutely forbidden in the interior spaces and in the common exterior spaces. • For public safety reasons, guests are not allowed to let other people enter the property. • Guests have all the necessary keys for complete independence in entering and leaving the property at any time. Please behave in a manner that does not disturb the peace of others at any time of the day and in any way. • Small pets may be accepted, provided they are calm and well-behaved. Pets cannot be left alone in the room, and the room must be available for cleaning. • Each guest is required to compensate for any damage caused. • Please turn off lights, air conditioners, TVs, and other appliances when you are not in your room. • We cannot be held liable for any loss or theft. • We are not liable for service disruptions beyond our control and capacity (total or partial lack of gas, electricity, or water).
