From the windows you can admire the enchanting dome of San Simeon Piccolo, the Grand Canal and the Church of the Scalzi, adjacent to the train station. The location is truly unbeatable and you will find it incredible to be able to get rid of your luggage just minutes after arriving in Venice The space Bright and comfortable third floor, furnished with a leather sofa, a double bed with double memory foam mattress, a desk, a snack area with everything you need to prepare quick meals, a large wall closet and a private bathroom with shower. From anywhere in Venice, my guests will be able to get home without using the map and without asking anyone for information. It seems impossible, but I guarantee it's true. Finding your way around will be 'a breeze'. The secret, for a city where even those who were born there often get disoriented, is simple: following the yellow arrows with the words "TO THE RAILWAY" or "Piazzale ROMA" will make it impossible to take the wrong road. The building where the accommodation is located is in front of the railway, and therefore once you find one you will also find the other. Those who have been to Venice know how important this detail is, especially for a city that is beautiful to explore on foot. I ask my beloved guests to carefully read the following rules before booking: since the Municipality of Venice has introduced the tourist tax for all visitors, I remind you that upon your arrival I have to ask you for the tourist tax of €2.00 per night for a maximum of 5 nights, plus a fixed €2 for the mandatory stamp to be applied on the tax receipt. Unfortunately, if I added this tax to the final rate, you would also have to pay the percentage for the site's services, so I think it's more correct to ask for the tourist tax upon arrival in cash, at no extra charge. Guests who book this accommodation can automatically have access to Venice without booking and without paying the so-called entrance fee. I'll provide full details on how to do it by message after booking. From 2025, the code of conduct and decorum that all guests must respect will come into effect. The most important practical aspect concerns the obligation of separate waste collection. They are easy and simple rules that make it pleasant for residents and tourists to live together (the same ones that each of us observes when living in our own home). I'll provide a reminder upon arrival. Cleaning fees include cleaning and sanitizing. All items, furniture, appliances, keys on locks, etc. must be left as they were found upon arrival. So empty baskets and garbage already disposed of in the appropriate containers, plates, dishes, etc., neatly stored on the shelves of the appropriate cabinet. Check-out is at 10:00 a.m., but with the possibility of storing your luggage for free downstairs, until departure (you will be given a courtesy key to allow independent and simple 'collection'). Since there is no concierge service for the tourist apartment and cleaning is done at scheduled times, I greatly appreciate punctuality. For check-out after 10:00 a.m., a refund of €30.00 is due for each hour or fraction of an hour (I would like to avoid paying the cleaning lady who should leave at the end of her shift, without having completed the cleaning). Free check-in (with delivery of the accommodation, explanations and various information) is between 3:00 p.m. and 7:00 p.m. I am available to receive luggage by appointment, from 10:30 a.m. onwards (first I must ensure the check-out operations) with a reimbursement of 10 euros, to be given directly to the person who will come specifically to take them into custody. In this case, I will also hand over the keys so that you feel free to access freely from 3:00 p.m., when the cleaning and tidying of the accommodation will be finished, without having to interrupt your activities in the middle of the day. Subject to availability, always by agreement to be made from time to time before arrival, I can anticipate check-in before 3:00 p.m. with a surcharge of 10 euros if between 1:00 p.m. and 3:00 p.m. and 20 euros if between 10:30 a.m. and 1:00 p.m.). In any case, it is necessary to communicate the time as soon as possible (when the arrival is not on time, with respect to the time indicated, or when I do not receive the response to the request to tell me the time of arrival) to avoid having to wait. In Venice, travel follows particular rhythms and times, so you can't "improvise" and it's a shame when you waste time waiting. Late check-in is also possible (to be agreed upon beforehand) but with a supplement (€20.00 until 9:00 p.m., €40.00 until 11:00 p.m., €50.00 thereafter), to be paid in cash upon arrival. Data communication: I know that all channels carry out accurate checks on your profile, but Italian law (as in many other countries) requires the identification of all guests visiting Italy.
