The apartment has air conditioning with heat pump in the public areas. The separation of common areas on the floor above and bedrooms and bathrooms on the floor below, allows a comfortable and placid conviviality. All the duplex has a direct view of the park and is located 6 minutes walk from the beach and 2 minutes from the Pompeu Fabra University (UPF). This room is designed for university students or young professionals for housing use due to studies or work. We only accept medium and long-term stays, with a minimum stay of 32 nights. In no case we accept tourist stays. We have some rooms that are conditioned for couples or for two friends, if you are a couple or two friends ask us before booking. To be able to make the contract, it is obligatory to provide a copy of the official identity document (DNI, Passport, NIE or others) in the following 48 hours immediately after the confirmation of the reservation and always before the delivery of the keys and effective check-in. Guest access Our apartment consists of several common areas, such as the kitchen, bathrooms, balcony and living room. Other things to note The room rate includes all expenses and services described later in this text. The minimum accepted rental stay is 32 nights. Under no circumstances do we accept tourist stays. We only accept medium-long term stays for students and young professionals who need a room for housing use. The duration of our contracts ranges from 32 days to 6 months and you can make as many contract extensions as you wish for successive periods of up to 6 months each extension. The maximum initial duration of the contract is 6 months plus an automatic extension, i.e. one year. The tenant must pay a deposit of €1,000 that will be returned at the end of their contract, discounting €400 as a non-returnable service fee (service fees and administrative expenses) described below). Payment of the deposit and service fee is made directly with the property manager no later than 48 hours immediately after confirmation of the reservation and, in all cases, must be paid before the delivery of keys and the effective Check-in. BOOKING CONDITIONS: Security deposit: €600 refundable at the end of the contract. Service Fee: €400 per person. Monthly contract: The rent is paid for full calendar months, regardless of the customer's check-in and check-out date in the corresponding month. Contract Extension Cost: €60 per person. Couples Rate: If the room is suitable for couples, the applicable monthly rent for couples is 980 euros, which is 490 euros per person with all supplies and services included. Utilities included up to a limit of 40 euros per person. If the limit is exceeded, the surplus will be distributed among all the tenants of the apartment. SERVICES INCLUDED IN YOUR MONTHLY RENT AND COVERED BY THE SERVICE FEE: Designer Apartments: apartment and room fully designed and stylishly furnished by our team of interior designers. Legal contract: with a legally registered local company that will provide you with greater legal security. Bedding and pillows: The room is delivered with bedding and decorative cushions. Fully equipped kitchen: with the standard utensils and kitchenware you may need. Utilities included in the price: high-speed WiFi, electricity, water and gas (included within responsible and reasonable use) Customer Service: We are here for you; and that is why we offer you our professional customer service during office hours. 24-hour Serious Emergency Call Center Service: You can call our 24-hour external switchboard for Serious Emergencies. Professional Cleaning Service: Cleaning for the maintenance of the common areas of the apartment is included in the price and is carried out by our professional cleaning staff. Professional Maintenance Services Management: Our Customer Service Department is responsible for managing and mediating with maintenance technicians in any incident you may have during your stay. 24-hour check-in service: with an additional surcharge if the service is required outside office hours. 24-hour Door Opening Service: In the event that you lose your keys, you can call our switchboard so that an agent can open the door for you 24 hours a day, 365 days a year. (€60 additional supplement per service if the service is required) CHECK-IN TIME: Regular Check-in: Free from 3:00 pm to 7:00 pm on business days. 24-hour Late Check-in: A late check-in fee of €60 will be applied for check-ins outside regular check-in hours.
