Spend quality time with family and friends in both town and country. With beautiful walks and outdoor activities aplenty as well as bookshops, galleries and restaurants just minutes away, there really is something for everyone. The space Tucked away in a charming village and surrounded by woodland, Walnut Tree Cottage is a traditional Welsh stone cottage dating from 1881 with a modern extension housing a large master suite and a bright airy kitchen. French doors lead to a fairytale garden bursting with flowers, herbs and fruit in the summer. Guests can listen to the babbling brook (which leads to an 8ft waterfall), explore the peaceful woodland and make a pizza in the outdoor oven all year around. Expect to see kingfishers, trout and even otters! ​ The cosy living room - featuring a woodburner - flows into  the reception room and kitchen, allowing guests to spend time together or apart. The charming downstairs bedroom sleeps three in single beds under the eaves, with space for a baby in a travel cot  provided upon request. A utility room contains a washer/dryer, iron and ironing board, a family-sized fridge and toys for the little ones. Upstairs, all three bedrooms feature king-size beds and the large master bedroom benefits from an en-suite bathroom. All beds are made up with 300 thread count hotel quality linen.  The cottage has been lovingly decorated to a high specification in a calming palette. The property, whilst not large, is big on style with furniture and fittings from all over the world. We have tried to think of everything a guest might need from shampoo, soap, conditioner and body lotion to laundry supplies, phone chargers and stationery so you can spend more time relaxing and less time worrying about the small stuff. A carefully curated selection of books are provided for the book lovers drawn to Hay as well as a range of board games for rainy days. We have amenities catering for families with children, including travel cot with bedding, high chair, children's crockery, microwave bottle steriliser, stair gates, bed guards, baby body wash and toys. ​ There is Wifi throughout the property and a SmartTv including Netflix for rainy days.  This property accommodates 7 people comfortably but may be booked to a maximum of 9 people (subject to additional cost). ​ Guest access You will have access to the whole cottage. One wardrobe in the master suite and a number of cupboards in the utility room contain our personal belongings and supplies and are locked. There is space for two medium sized cars to park in the drive - however, there is a public right of way alongside the drive and must remain unobstructed. Other things to note Whilst we provide a number of amenities for children this property has stairs, sharp corners and expensive furnishings - it is not baby or child-proofed and children must be supervised at all times. There is a brook that runs alongside the property and whilst there is not a sudden drop, it is unfenced. The brook ends in an 8ft waterfall and though gated, a determined child would likely be able to get around it. It is therefore a condition of booking that we ask all guests to accept full responsibility for supervising their children at all times.
