Easy access to public transportation and close to the vibrant Clinton / Division / Hawthorne / Belmont / Montavilla neighborhoods for the best dining, coffee, bars, parks and more! 1 block from magnificent Mt Tabor Park, the only extinct volcano within city limits in the US. Enjoy acres of trails and a quiet, restful environment. Please do not book until you have read/agreed to entire listing before booking for hot tub/guest/pet/rules. The space Hi! The outdoor space is shared with our family so we have some specific restrictions on guests, outdoor use, etc. We keep the price below market to offset these, so please don't book just because it is less expensive. 🙏🏼Fully read through the entire property description/rules! especially the "Other details to note" section in the listing prior to booking. You are accepting all house and property rules by booking and any policy exceptions for visitors, etc. MUST be requested PRIOR to booking. Our guest suite is situated on the lower level of our innovatively designed, eco friendly modern home. The open floor plan makes good use of abundant natural light and the space looks out to a covered patio that overlooks our spacious backyard. Truly an oasis in the city! The clean, modern lines of the space are highlighted with high-end, super custom finishes and lots of furniture we designed and built ourselves to fit the unique space. There is an on-demand hot water heater and radiant heating/cooling system. A note about the cooling though, if you run hot and like the feel of cold air on your face, you will not be happy with cooling. The system does a good job of keeping the space between 70-80 degrees (the upper end when temps are close to 100) but if you need a boost (only available when the temperatures will be above 90 for more than 2 days in a row), we can offer you a portable ac unit (will sit on the floor or side table and goes out through the window), but please let us know this when you book so we can make sure to have it ready and set up even if we are out of town. The kitchen is fully stocked with cookware, dishware and organic pantry staples (flour, sugar, spices, etc.) and we like to make sure you have whatever you need for a nice cup of coffee or tea each morning, so we'll check in to check in on any dietary restrictions prior to your arrival. There is a combo blender/food processor, hand mixer/immersion blender, coffee maker and a second faucet that supplies both filtered water and instant hot water. We have a high end, automatic espresso maker in the space that is stocked with a rotating selection of one of the delicious, local medium roast coffee that Portland is famous for. To approximate a regular brewed cup of coffee, just add some hot water from the instant tap. We also have a milk frother there for you to make a perfect latte. There are a few glass growler jugs for your use during your stay (if that is not a thing where your are from, here many of the brewpubs, grocery stores and convenience stores have beer on tap that you can fill a growler of your own with - delicious and ecofriendly!) We are avid home cooks so take our kitchen stocking seriously - there is an assortment of good quality pots and pans in different sizes (including a large soup pot and roasting pan and rack), a couple of titanium non-stick pans, baking sheets and an assortment of baking dishes. There is also a kitchen scale and meat thermometer. If there is anything else you need that you'd like to borrow from us, just let me know - we are so happy share. In the bedroom, there is a high-end memory foam mattress and room for a pack and play at the end of the bed. We can also set up a cot at the edge of the living area for you and/or a separate sitting or standing desk if you prefer an work area separate from the dining table, but do need at least a week's notice to get it out of storage, cleaned and set up for you. For stays less than 4 days, there is an addition cost of $50 for each items. Guest access Please be sure to fully read the "other details to note" section in the listing before booking as you are agreeing to all of those terms and conditions when you book The guest suite is accessed by entering through the gate that is on the right (west) side of the driveway. You will walk the entire length of the path to the back of the house to the unit entry at the patio under the covered deck above. You will have sole and private access to the entire guest suite, which is completely private from our main residence above. We sound proofed as much as possible, but we do have concrete floors above, so there is some mild noise that might filter through the ceiling of the living and kitchen areas of the unit. Comparable to what you might hear in hotel room. The covered patio outside the space will be for your sole use as well during your stay and has a couple lounging chairs, a small bistro table for 2 and a full sized propane grill. The hot tub is adjacent to this space and will also be for your sole use during your stay. We occassionally have to jump in to fully clean and maintain it, so for longer stays, you may see one of us pop in for a few minutes to do that. We'll send you a message with some notice if we do. You are welcome to share the rest of the yard as well as the space in the extra lot behind the hous (the backyard is open to it and it is accessed by a few steps down. It is important for you to read and understand the rules for use in the "Other details to note" section. Other things to note Quiet hours are in the outside spaces between 8pm-7am and there is no use of the hot tub or rest of the yard during that time. We have wonderful neighbors and prioritize respect for their peace and quiet. The open dates on our calendar often coincide with days that we will gone most of the days (our kids play a lot of sports and we are an active, outdoor family) or are out of town, so you will enjoy the same peace and quiet. The hot tub and main upper yard spaces are for the sole use of our registered guests (we will not share these with you during your stay except to travel from our deck stairs down to the lower extra lot/sport court) and may only be used quietly and respectfully between the hours of 7am-8pm. Despite the hearty foot traffic to the park, the neighborhood gets almost strangely quiet in the evenings and early morning. The hot tub and outdoor space is directly below ours/our neighbors master bedroom windows and even the sound of normal, casual conversation carries quite loudly through the corridor between the houses during quiet times. Having said that, we do really want you to enjoy the space, so if you want to sit outside (even in the hot tub) during quiet hours and read a book, listen to music with earbuds or headphones, take a nap, etc. go for it. But no conversations or noise above a whisper please during quiet hours. Inside: as long as it's not loud enough to carry outside, we don't really care - noise from the unit does not tend to travel upwards to us, so don't worry about the volume of yourself, your tv or music. We do not allow parties and gatherings (unless you've inquired and received permission prior to booking). We will sometimes grant very limited exceptions and allow for gatherings for holidays or special occasions so feel free to ask ahead of time, but please do not assume until we have confirmed it is ok. No persons other than the guests registered on your reservation are allowed on the property without prior permission, especially to use the hot tub or the sport court. The sound of a bouncing ball can be really annoying to neighbors so we try to limit our own use of the court to an hour or 2 max a day and will ask the same of our guests. Permission for visitors needs to be requested and approved prior to booking. We are usually pretty flexible in allowed a visitor or 2 to the inside space, but rarely for use of the hot tub or sport court. For reference, an example of an exception we sometimes consider would be a grandparent or aunt babysitting a grandchild or nephew (we have a lot of guests coming to visit family and help during medical or personal transitions). We ask that you do not share the gate or door codes with non-registered guests and that you are responsible for making sure they know to keep the entry gate closed at all time and to not let our dog out if she is out in the yard. Our no smoking/vaping policy is very strict and encompasses the entire premises including all outdoor areas and smoking of all things, even marijuana (even though it is legal). You will be asked to leave immediately with no refund if you violate this policy and we will charge a minimum $300 fine+cost of mitigation if we find either during or after your stay that this has been violated. If you are a smoker and choose to travel to smoke off the property, please know that smoke smells will linger in your clothing and hair and will likely be transfered to the furniture and the inside of our space. In this case, you will be responsible for any extra time (billed at $100/hr) to air out the space, shampoo/clean the sofa, rugs and to reclean clean towels/bedding that may absorb the smell. In a nutshell, we prefer non- smoking guest. SPORT COURT USE: We are happy to share the basketball/pickleball court with you during your stay. Please do shoot us a message if you are planning to use that space, so we can coordinate timing. We are super flexible/accomodating, but do occasionally have our own plans to play or have some private coaching sessions for our kids. If you would like to borrow a ball/raquets, please let us know asap so we can get them out of the locked shed for you before we leave the house. Please take good care of the borrowed items and do not leave them out on the court when not in use. Please take them back into your space. If a ball flies off the property (we do have netting in place in help avoid this!), just let it go and let us know where to look and we'll retreive it from the neighbors! PETS: We allow 1 well- behaved dog who is trained to behave as requested below, with an additional pet fee of $50. We cannot accepts cats or other pets who will be on the furniture due to our household's allergies. Please be sure to indicate when you make your reservation that you are bringing a pet with you so the fee will be assessed through your booking. You will be sharing our outdoor space with our very friendly and submissive medium sized dog (35lbs) and kids, so if your dog has any aggression or nervousness towards other animals or people, we unfortunately cannot accomodate you, even if they are leashed at all times. This included barking or threatening behaviour to strangers (i.e. us). Please let us know if you are traveling with a service animal. They are still required to meet our behaviour expectations but we are happy to refund the pet fee with the proper documentation. Dogs are not permitted on the furniture or beds and guest agrees to pay an additional cleaning fee for the sofa and the space and/or repair fees associated with failure to comply that will be around $300 or more. If your pet is not able to be in the space quietly and comfortably when you are away (i.e. no excessive barking or jumping up on the furniture) you will need to take them with you at all times, or we unfortunately cannot accommodate you. Many dogs will bark incessantly when left alone in a new space and if this occurs, you are agreeing at the time of booking that you will immediately check out of the space and not be entitled to any refund of your stay. Only fully potty trained dogs that are at least 2 years old and with whom you have previously traveled with are allowed. You need to be sure that your furry friend is safe and comfortable in spaces outside your home. No puppies or senior dogs with bladder control issues please: Even though the concrete floors are sealed, pet urine is acidic and will soak through and leave stains/smell that are very hard, if not impossible, to remove. *Generally* pets are not allowed off leash on the property are never allowed to be unattended or unsupervised on the property. Dogs are not permitted to walk in or pee/poop in the raised beds or the landscape plants on the lot below or the herb beds at the back edge of the upper yard. They must be kept off the sport court at all times. The charge to restore the turf will begin at (and may exceed) $250 per area if your dog digs and $700 per bed to remove soil and restore any raised garden beds that your dog contaminates with pee/poop. Please know that these rules apply to our dog as well. It goes without saying that all pet waste must be promptly picked up and discarded. If you feel comfortable that under your direct supervision (i.e. you are physically close enough to immediately stop any unwanted behaviour) that your pet will abide by the above, please feel free to enjoy the space together off leash. We will need to make sure that your dog will not be aggressive towards ours first (she is quite submissive which can bring out a mean streak in aggressive dogs). There is a also a lovely, large off leash area in the park that is about 3/4 mile of a walk from our place. Let us know if you want directions to get there, but there is also a map of the park in the space for your convenience. All poop must be promptly and immediately picked up and deposited in the small, gray trashcan under the stairway outside. There will be a minimum charge of $75 to pick up any pet waste and know that our dog almost exclusively poops on her morning and evening walks in the neighborhood and not in the yard. We want to maintain these spaces to be enjoyed by you and our family for soccer, laying in the grass/hammock, etc. without fear of stepping in it! No visiting pets are allowed onto the property at any time for any reason, even if they belong to approved visitors. There will be a $50 charge from the cleaners if they arrive and you are still in the space The charge will then be $50/every 30 minutes until you depart. They service many air b and bs in the area and are usually on a really tight schedule, sorry! But, also please don't hesitate to ask if you'd like an earlier check-in or a later checkout and we are happy to find out if the cleaners can accommodate... We will need to know at least a week ahead of time if you will need any additional items for your stay (extra twin bed set up, pack and play, toddler cot, baby bathtub, high chair, extra standing/sitting desk) so we can have them clean and pulled out of storage for you . The walk in shower is large and easily fits an adult and a baby tub, and there is also a separate hand shower that works great to fill up the tub or to clean toddlers who aren't quite big enough for a regular shower. We traveled a lot with our kids when they were very young and enjoyed many of these small kindnesses in our travels so it brings us joy to provide these items at no extra charge, but please do make sure to leave all the items clean as the cleaners will charge an extra fee (that will passed along to you) for cleaning dirty items. There is a $50 charge each for set up of the extra twin bed or desk. This is waived for stays of 4 nights or more. Phewww, you got through the entire essay!
