single room + breakfast in 1712 cottage + views

We live in a characterful farmhouse in a quiet location with spectacular countryside views. The village, with all amenities, is only a 10 minute walk. The property enjoys footpaths from the door along quiet county lanes. If guests book one of the rooms, the other bedroom will NOT be made available to other families. Please note: SORRY, BUT WE DO NOT ACCEPT GUESTS WITH PETS PLEASE NOTE- A CAR IS ESSENTIAL AS WE ARE QUITE RURAL WE HAVE AMPLE OFF STREET PARKING The space Guests may have full use of the kitchen to make their own meals, drinks and snacks. We do provide a free continental breakfast of bread, fruit, cereals and yoghurt. In addition, guests will have their own work surface with crockery, cutlery, kettle and handtowels etc. THE KITCHEN HAS 3 EXTRA CHAIRS FOR GUEST USE There is a lovely garden with dining table and chairs at the back of the house to catch the evening sun and also a small table on the front patio, ideal for the morning sun. Both these areas are solely for guest use. Ideal spots to dine or unwind with a glass of wine and a good book. We welcome guests to use and enjoy these pretty spaces. Sitting outside with a coffee and admiring the views, whilst soaking in the peace and quiet is one of our favourite things to do! Guest access Guests will be able to make use of the kitchen and all its facilities, plus the laundry room and the garden. In the garden, guests will have sole use of two seating areas with table and chairs. During your stay We are a mother and daughter team. We are readily available to offer help with recommendations of places to visit or places to eat. We are happy to chat , but equally will leave you to your own privacy. Other things to note We do have rather steep, shallow stairs and other steps around the property. The beams are quite low in places. In addition, we do have cats, incase anyone has allergies.
