Sunny, quiet, our apartment is 43m2 (463 sq ft), 4th floor (with elevator). Ideal for work , fully equipped, fast connections : 2mn from subways, 12mn to city center, 5mn to train station (direct train link to the airport, Budapest, Prague, etc.). Please note that it is for two persons maximum. The law voted by the Vienna Parliament in December 2023 does not allow us to book for less than 30 days, for which you get a monthly discount! DISINFECTION IN COMPLIANCE WITH INTERNATIONAL STANDARDS The space The apartment includes: - A kingsize bed in the bedroom (2 separate mattresses, can be used as 2 twin beds). - A sofa and a dining table for 4 people, as well as a flat screen TV with cable, Ethernet and Wifi. - A fully equipped modern kitchen (dishes, cutlery, pots and pans, stove with oven, refrigerator, dishwasher, microwave oven, Nespresso coffee machine, blender, toaster, electric kettle, basic food, etc). - A complete bathroom with bathtub and shower (including towels, shampoo, shower gel, hair dryer, etc.), and a separate toilet. - A dressing room (hangers, etc.) - Sheets and towels, tablecloths, iron and ironing board, etc. - A washing machine on the ground floor (2x 50 cents for washing and drying) - Metal shutters to effectively protect from the heat, more ecological than air conditioning - Electric fans -Central heating LOCATION The apartment is located in a quiet street and at : - 1 min. from a busy pedestrian shopping street (supermarkets and other shops, cafes, restaurants, etc.) - 3 min. from an open air market - 5 min. from a beautiful public outdoor/indoor swimming pool in a park Take a look at the maps we have posted on our photo gallery! Guest access Guests have acces to the full apartment. Other things to note Minimum stay: 30 days. We are complying with a law adopted by the Vienna Parliament in December 2023 that bans short term stays. CHECK-IN and CHECK-OUT : We are flexible and will do our best to meet your needs. If we have guests on the day of your check-in or check-out, you will need to - check-in after 3 pm (call us to see if you can drop your luggage earlier) - check-out before 11:00am - LATE CHECK-IN : an additional sum of 20 euros after 10 pm Please make sure that Airbnb has verified your Government ID, telephone number and email address, as they have with ours. We comply with all legal requirements. Our price includes the Tourist Tax (about 2 percent per person per night) levied by the city of Vienna and normally paid by the guests. Furthermore, we are required to register your name, address and ID number. This information is not communicated to the authorities unless they expressly require it.
