Comfortable village house retreat with own pool

A self contained village house, on the borders of Umbria and Tuscany and close to Lago di Trasimeno, with all mod cons and very comfortable. Great views , with its own garden and pool, for the use of house guests only. Close to local towns, villages and a train station. The house is equipped with central heating and a wood burner for winter months and fans for Summer use. We have recently added foam fire extinguishers, please familiarise yourself with how they work in case of emergency The space The house is spacious and comfortable, set over three floors. Neutrally decorated with exposed beams and high ceilings, and with balconies at both first and second floor level. It is ideal for families or a small group as all bedrooms are the same size and not adjoining giving additional privacy. "Work from home" quality broadband is provided. Some board games and puzzles are provided as well as a children's art box. The top floor living space has views over Tuscany and Umbria, with a well provisioned kitchen at one end a dining table in the middle, and a comfortable seating area at the other end. The balcony is accessed from the seating area. There is a small table and two chairs for enjoying the balcony, but please bring those into the house when not in use. All windows and doors throughout the house are fitted with custom installed mosquito blinds. The smart TV will allow you to login to your Amazon Prime or Netflix account and there is also a DVD player with a selection of DVDs. There is a second, "summer kitchen" on the ground floor, again well equipped with a fridge / freezer and a second dishwasher. It serves the external seating area and pool area in the summer. A washing machine is also situated on the ground floor. Bedroom 1, is on the first floor, with a Queen-sized bed and a balcony overlooking the garden, accessed via French doors. There is also an en-suite shower room. Bedroom 2, is on the second floor overlooking the village, with two single beds. It also contains a cot, with bedding. Bedroom 3 is on the second floor overlooking the garden with two single beds. There are sheets and blankets for summer use and 13.5 tog duvets for Winter. We also have 4.5 tog duvets for spring and Autumn. The recently refurbished family bathroom is on the first floor has both a freestanding bathtub and walk in shower. On the ground floor there is an outdoor pool shower. The garden is accessed directly from the ground floor, and has a dining table and chairs for 8, as well as sun loungers. The village is small and peaceful, with good access to countryside walks and local towns for shopping and dining. A good selection of shops and medical facilities can be found in Castiglione Del Lago, 10 minutes drive away and there is also a supermarket in the next village 5 minutes drive from the house. Two further local villages are in walking distance with small supermarkets and bars for breakfast or an aperitivo. One of these , Bar Ruota also serves eat in or take away pizzas. Umbria has imposed a tourist tax of 80 centesimi per person over the age of 14 for the first 5 nights of a stay in any accommodation. This is payable in addition to the rental fee for the house and will be collected and passed on to the commune. Guest access Swimming pool - Summer months only, BBQ, shaded seating area in the garden. The pool is maintained on a weekly basis, and we have a lady who cleans and prepares the house for guests. If booking a two week stay or longer then bedding and towels will be changed on a weekly basis. For longer stays cleaning can be arranged at guests cost. Whether you are a newbie self catering traveler or regularly choose this type of holiday there are often questions that we are asked here are some of the most frequent along with answers:- Is there parking and it is free? Normally you can park right outside the house, otherwise on the opposite side of the road or in the Piazza - less than 100 meters away and yes it is all free. Can I book a short or long break? Yes, our minimum is 4 nights. Our maximum is subject to availability , if it is free you can book it. For stays of a month or more we will be happy to discuss a reduced weekly rate. How do I get in ? and what time do I check in and out? Keys will be left for you to collect - once you have made your final payment we will send details of where. Normal check in time is 15.00, but we can normally give access earlier to drop luggage. Normal check out time is 10.00. Which day is changeover day? We are happy for you to book any number of days starting when ever you wish subject to availability. How do I find the house? When the final payment is made we send directions to the house. What happens about cleaning at the end of my stay? Please leave the house clean and tidy, and dispose of rubbish in accordance with the bins and instructions in the house. Italy has a strong commitment to recycling and there are various different bins in the house which are collected on different days. They just need to be put outside the front door on the relevant day. Bottles have to be taken to the bottle bank near the church . How good is public transport? You will need a car! There is a local train station from where you can get trains to both Rome and Florence and from there almost anywhere else. Can you suggest things to do? In the house there is a "red book" with lots of information on things to do in the area, for anything specific please feel free to ask. Horse riding, tennis, paddel, area all available locally. There is also excellent walking in Umbria and bicycle hire available in Castiglione del Lago. Other things to note There is a cot available should it be required. Bedding provided, sheets and blankets for Summer months and 13.5tog duvets for the colder months. White towels for house use and colourful pool towels are also provided.
