Hidden away beneath a terraced home on a quiet cul-de-sac, this peaceful studio apartment with private entrance is perfect for solo travellers or couples seeking calm with creative flair. Enjoy a comfy king-sized bed, underfloor heating, private ensuite, and a compact kitchenette. Just 10 minutes to Leeds city centre by bus (or a light 30-minute walk), you’re also very close to Versa Film Studios, two leafy parks, a handy bakery, plus a cheap, well-stocked local supermarket. The space You'll recognise the house from the colourful climbing wisteria and wildflower patch in the front yard. Your basement apartment has its own private entrance, down one short flight of stairs to a door. Inside the flat are bright colour accents and walls, wood and tiled floors and collected artwork. There are books and plants to enjoy, plus the king-sized bed. You'll also find a kettle, cups and tea/coffee and herbal teas. The space is intimate yet roomy (roughly 27m² floorspace) with plenty of headroom (2.1m), bright daylight bulbs, insulated walls and underfloor heating to keep things comfortable. There's natural light too from windows and a fully glazed door. Connected to the open-plan bedroom/lounge area is a simple yet handy kitchenette for preparing food, with sink, fridge, microwave, kettle and toaster. This leads to your private ensuite shower room and toilet. Here you'll find a toilet, basin and electric shower. You'll sleep on a comfortable IKEA mattress with extra blankets. Also in the room is a stylish sofa, armchair, desk and chair, plus smart TV to unwind with. Guest access There's free on-street parking right in front of the house. With it being a cul-de-sac (road open at only one end) there's no traffic so your car should be safe. Shops and parks are all within walking distance, even the city centre is only 30 minutes walk away. Other things to note This is a self-contained, basement apartment flat, with its own private step access, doorway and entrance. Floorspace is approximately 20m² in the main living area and bedroom, 8m² in the kitchenette and shower room area The apartment is entirely open-plan, which means there are no dividing doors between different areas. However, there is a privacy curtain separating the shower room from the living area. In the kitchenette there is a sink, fridge, microwave, kettle and toaster, plus basic cutlery and plates/dishes etc. With this being a basement, the toilet is served by a macerator (Saniflo). This means only human waste can do down the toilet. Everything else, including tissue paper, must go in the bin provided. Otherwise this risks blocking the toilet and costly repairs. Access to the flat is through a private front garden which we share. The garden is gated and fenced.
