Small detached house in the countryside in a very quiet location. 10 minutes from Sully/Loire and all amenities. 500 m from the Orléans forest and 1 km from the Orléans canal, many walking paths. Large cities and many visits in the area. Riders/horses can be accommodated The space On a closed property of 2 ha, you will have a detached house with all the comforts. On the ground floor, you will have a large living room equipped with air conditioning, living room with TV, large storage wardrobe and shelves, dining room, kitchen and bathroom. The kitchen is fully equipped, with dishes, kitchen utensils (pans, pots, strainer...), oven, microwave, Senseo coffee maker, toaster, fridge/freezer... The bathroom includes a walk-in shower, a sink with a mirror, a toilet and a large storage space. Upstairs, you will find two attic rooms, the first of which is a through room: a bedroom with a double bed that can be separated to make 2 single beds, and a through room serving as a game room and/or bedroom with a trundle bed that is in 1 place version or unfolded into 2 beds depending on the number of guests. Linens and towels provided and beds prepared upon arrival. The staircase does not have a safety barrier at the bottom, but a door closes the top. Individual heating On-site maintenance products. Welcome products: coffee, tea, sugar, butter, mustard, oil, salt, pepper. The washing machine and dryer are in the owners' house and can be provided free of charge. Please bring your laundry, otherwise it will cost €2. On the property, you will have access to a private pond, fishing possible, bring your equipment. There is a picnic table by the pond in the shade of the trees. You also have a charcoal barbecue near the house. The pond is not supervised and swimming is prohibited. Fire is prohibited around the pond Upon arrival, we will give you a remote control for the electric gate, for which we take a deposit of €100 (not collected and returned upon key handover at departure). The property must be left clean and dishes clean, wiped and tidy. Possibility to take the cleaning and dishwashing package for €40. You will also have a baby kit (baby bed, highchair, booster, changing mat, baby bathtub). The outdoor spaces are shared with us, our house is next to the maisonette. However, the entire property is for your enjoyment. Entertainment: horseback riding (in an equestrian center), fishing (on the private pond or neighboring communal pond), walking and cycling, visits to the Château de Sully sur Loire, Orléans 50 km, Gien 36 km, Montargis 27 km, Paris 100 km, Lamotte Beuvron 44 km... Possibility to house horses in paddock with shelters. With us it's very calm, even the telephone networks are reduced! Guest access You will have access to the garden and pond. A washing machine is available on request in the owners' house. You must provide the laundry and 5 euros.
