THANKS!Three-bed flat in hipster heart of the city. Large balcony overlooking London Fields park. Handy for many local attractions including London Fields Lido, Broadway Market, Columbia Road flower market, City Farm, Hackney Town Hall (popular wedding venue), trendy Dalston and Shoreditch. The space Just as I like to be fully informed before I book anywhere, please bear in mind that this an ex-local authority flat. My neighbours tell me that the estate was originally built in the 1970s by a private developer but they ran out of money and so it was taken over as social housing by Hackney Council, the local authority. This perhaps explains why it’s not your typical ‘council estate’. It’s right next to the park, and with wide walkways and facing front doors which make for a great community spirit (we have regular street parties here and there’s a lot of friendly interaction between neighbours). Many (now more than half) of the flats are now privately owned. But it is still a council estate which is something I like to make clear before people book. Also, please note the following 1. CHILDREN. The flat has a 4th floor balcony overlooking the park. As you can see from the pictures, it has a proper wall and safety rail but if you have the kind of children with a tendency to explore/climb unsupervised, it might not be the place for you. Also, I have had complaints from a neighbour about guests (not from Airbnb) allowing their children to run up and down the stairs and generally making so much of a din that they had to knock on the door and complain. I understand that this might be a big 'ask' but if you do have kids who like to run around and make a racket, then you probaly won't feel very relaxed here. 2. GURGLING! A quirk of the plumbing means that water running through the pipes at night can produce a low gurgling sound which can be particularly annoying if you are sleeping in the small third bedroom on the sofa bed. 3. NOISE. The wonderful location of the flat (directly overlooking London Fields park) means that it is, for the most part, very peaceful and relaxing. However, especially in summer, you sometimes get people walking back from the pubs on Broadway Market and making a bit of a racket. And on very hot nights, when people have been on the park all day, you might hear chatting, singing and even drumming etc before they disperse. Also, the rubbish/recycling collections for this estate are often as early as 6.30am on weekdays, and this can also be very noisy, since the flat is right next to the bin area. And my neighbour's children often play noisily out on the walkway below the flat during the summer. So.. that all gives an impression of a constant cacophony. It's really not - most of the time it's very restful here - but just want potential guests to be fully informed. And despite all of what I've just written, I have neighbours to one side and below me and this is most certainly not a party flat. Good for quiet and respectful small groups who won't disturb my neighbours. If all of that hasn't put you off.. here's a bit more information. The flat is arranged over three floors: 1. It has its own entrance (the front door is on a raised walkway, with a single flight of stairs leading up to it from the ground level). Stairs to... 2. first floor with open-plan living room, kitchen, toilet, Stairs to... 3. Second floor, with three bedrooms (two double, one single) and a bathroom. Guests have the entire flat to themselves. Guest access Entire flat. Free parking available in bays below flat (please ask ahead of time so I can organise the gate key/vouchers for you). Other things to note All bed linen, towels etc are provided, along with the essentials like soap, shampoo, dishwasher and washing-machine tablets, etc. And, once again, before making a booking, please read the 'House Rules' and confirm that you have read them and are happy with them.
