1860s modern farmhouse in the heart of the Western Catskills hamlet of Andes, set on nearly 60 acres. The home was fully rebuilt in 2017 onto the original frame and foundation, while being fully modernized as a serene retreat. The property was a working dairy farm up until the 1990s, and is tucked away down in a valley surrounded by a trout-filled creek and seemingly endless open fields. The Andes Farm House was thoughtfully designed to be an utterly tranquil getaway. @theandesfarmhouse The space Fully open and connected floor plan with the first floor consisting of a living room and cozy fireplace, a media room, large open dining space connected to an open kitchen, and sun room overlooking the property with extra large futons that could sleep 3 adults or 6 kids comfortably. The first floor also has a half bath. Up the new open staircase you will find 3 bedrooms and 2 full baths. The master bedroom includes a king size bed, while the two smaller bedrooms include a queen and full size bed. The house was fully rebuilt as a new home in 2017, on the original foundation and beams. It was was redesigned to have a fully open and connected floor plan that is ideal for entertaining, and allows guests to move fluidly throughout the house, indoors and out. The home was wired for sound with speakers throughout the entire first floor and the outdoor patio, that can be easily managed via bluetooth or wired connection. The new 50 inch internet connected TV is set up with Apple TV, Netflix, Hulu, etc for your favorite binge-watching. There is no cable or satellite hook-up. Radiant heat throughout the house, as well as a new fireplace. There is purposely no air-conditioning as the home is shaded and the temperature rarely ever calls for it; there are floor fans if ever needed. The home is perfectly situated on a picturesque, seemingly endless open field that encircles the property before reaching the glistening waters of the Tremperskill Creek, which runs directly around our property and can be fully accessed by guests. A new sprawling deck was installed in 2021 inclusive of a built-in cedar hot tub. Guest access Guests are free to access all areas of the house. Note the basement is unfinished and rough with nothing guests need to access other than firewood and some cleaning supplies at the top of the stairs. The property also has two other structures including an old barn, and a bungalow which will at some point become a guest house when it becomes operational. For now the bungalow is off-limits to guests. Our property line is bordered by the Tremperskill Creek surrounding the property, Chapell Road and Route 1. Feel free to take hikes throughout the property and enjoy taking a dip in the creek.
